About The Ledges of Sharon Falls
Ledges of Sharon Falls is a premier cul-de-sac community of thirteen exquisitely custom-built million-dollar luxury homes with 2-acre homesites. This scenic subdivision is enhanced by serene natural surroundings with streams, natural lakes, ponds, local wildlife, sidewalks, and a mile-long paved walking path.
The Ledges of Sharon Falls is located in eastern Medina Ohio (Sharon Township), off the south side of Medina Rd (Route 18), between State and Medina Line roads. It comprises the two cul-de-sac streets of Hidden Falls Dr and Avery Ln, both of which end in permanent cul-de-sacs.
Homes were custom-built exclusively by Elite Designer Homes beginning in 2012, with several lots yet to be developed as of early 2024.
You won’t find any basic vinyl facades in this elite community. Elegant facades featuring natural materials like stone and stucco. Elevations include varying contemporary and traditional architecture.
These commodious homes range from 5,000-14,000+ square feet with 4-6 bedrooms and 4-6.5+ bathrooms.
Inside, homes are elegantly appointed with top-grade materials, hardwood or LVP flooring, dramatic two-story foyers with turned staircases, formal dining rooms with tray ceilings, stately executive dens, large laundry rooms with built-in sinks and cabinets, and mudrooms. Two-story or vaulted great rooms with floor-to-ceiling fireplaces and custom built-ins are open to chef’s kitchens featuring granite or quartz countertops, tile backsplash, furniture-grade tongue & groove cabinets with pullouts and under/over cabinet lighting, elongated islands with breakfast bar, top-of-the-line appliances, wall ovens, oversized walk-in pantry, and dinette area. Owner’s suites include tray ceilings, large walk-in closets, and spa-like bathrooms with custom tiled walk-in showers, soaking tubs, dual sinks/vanities, and enclosed lavatories. Finished lower levels (some are coveted walkouts!) are complete with media rooms, bars, kitchenettes, and exercise rooms. Side or rear-entry garages accommodate 3-4 cars. Some homes also have detached garages.
Homes have public water and sewer.
Backyard oases feature covered patios and/or composite decks, fireplaces or fire pits, professional landscaping, and even in-ground pools.
Cleared or lightly treed homesites are a minimum of 322′ deep, measuring from 2.0 to 2.93 acres.
Several homes abut a small natural lake; two homes have private ponds.
Strategically placed landscape mounds offer privacy from neighboring lots and give character to the landscape.
Several small streams intersect the community. Yellow Creek, a tributary of the Cuyahoga River, which runs just beyond the southeast end of the community. View flood information.
Common area parcels are yellow on the above illustrated map.
The walking path meanders around the development’s perimeter, accessible from both Hidden Falls Dr and Avery Ln.
The entrance to Hidden Falls Dr has a landscaped divided median and mature evergreens on either side of the street. As you enter on the left, there is a large fountained pond and an enchanting bouldered waterfall with signage.
Its streets are lined with decorative blooming street trees and lantern-style streetlights. Unlike many Medina streets, this development also has sidewalks.
It is not connected to another community so traffic is limited to residents and their guests.
Directly south is the sister development, The Estates of Sharon Falls.
The Ledges of Sharon Falls has a privately operated Homeowner’s Association (HOA). Building, landscaping and maintenance restrictions uphold the value and beauty of the community. Annual HOA fees are approximately $2,050, which includes snow plowing of roads, mowing of the entranceway and common areas, water fountains, waterfall area, and park.
The Ledges of Sharon Falls is served by the highly-rated Highland Local School District along with bussing to St. Albert the Great School and the prestigious Old Trail School.
