About Deerfield Farms
Deerfield Farms is a lovely community of 70 single-family homes with abutting parkland in central Medina Township, Ohio. Read on for comprehensive details about this community and its homes, lots, topography, flood information, location, nearby amenities, driving distances and recent sales.
The subdivision of Deerfield Farms is located off the south side of Fenn Rd, 0.4 miles west of Huffman Road.
These homes were constructed from 1995-2023 by builders including Jacob Homes of Medina, Landmark Homes, and Drees Homes.
Deerfield Farms ranch and two-story homes range from 2,100-5,800 square feet with 3-5 bedrooms and 2.5-4.5+ bathrooms.
Being that homes were constructed over 28 years, designs and features vary. Common features include hardwood flooring, laundry rooms with cabinets, formal dining rooms, formal living rooms and/or private dens. Great rooms (some are two-story) with fireplaces are open to kitchens featuring granite or quartz countertops, tile backsplash, center island, breakfast bar seating, pantry, and dinette area. Spacious owner’s suites (some first-floor) include walk-in closets and bathrooms with walk-in showers, soaking/jetted tubs, dual sinks/vanities, and enclosed commodes. Finished lower levels (some have daylight windows or are coveted walkouts!) are complete with media rooms, bars, workshops, and exercise rooms. Attached front or side-entry garages accommodate 2-4 cars.
All homes have public water and sewer.
Backyards feature custom patios and/or composite decks, covered living areas, pergolas, and fire pits.
Homesites range from 0.47 to 1.67 acres, which may be cleared, treed or wooded.
A large pond located between the westward curve of Deer Lake Dr and the north side of Brentwood Trl is surrounded by ten homes, providing serene views and water access for stand-up paddleboarding and row boating.
Several small streams (dashed blue lines on map above) meander through this subdivision, offering rolling topography. See flood information.
The southwest end of this development abuts densely forested parkland (green section on above map) for added seclusion and endless views of nature. The Medina Marsh parkland consists of 126 acres of wetlands with a half-mile mowed trail that loops through open grassland with a 0.85-acre pond. The park entrance is just west on Fenn Rd, at the front of the Rivendale cluster community. Directly south of Medina Marsh is parkland belonging to Huffman/Cunningham Park, which extends several hundred acres.
The entrance street of Deer Lake Dr is flanked on the right by a terracotta-colored brick signage wall with lush landscaping. Groupings of mature evergreens on each side of the street provide privacy from the main road.
In addition to the main/entrance street of Deer Lake Dr, this development also encompasses Brentwood Trl and Twin Fawn Ct. Deer Lake Dr and Twin Fawn Ct have cul-de-sacs. Brentwood Trl is currently a dead-end but could be extended with future development opportunities.
As with most neighborhood streets in Medina, there are no curbs and sidewalks.
All mailboxes are the same style, bringing continuity to the streetscape.
The neighborhood is served by the highly-rated Medina City School District.
Homeowner’s Association (HOA) fees at Deerfield Farms are approximately $100 annually.
The northwest end of this community borders Rivendale cluster homes. The south end of the subdivision abuts Whispering Woods.

Medina’s historic square is 9 min away and its commercial district with restaurants, grocery, drug stores, banking, and shops including Target, Walmart, Staples, Home Depot, Hobby Lobby, Kohl’s, Marshalls and more is just a 11 min drive.
Summit Mall in Fairlawn and SouthPark Mall in Strongsville are both less than 25 min away.
There are plenty of outdoor recreation opportunities nearby. Reagan & Huffman Parks are a 4 min drive for ball fields & sport courts, play structures, a skate park, 12 miles bike of trails, and an RC track. Lake Medina is 6 min away for walking trails, fishing, canoeing, and cross-country skiing. The Medina Community Recreation Center is 7 min away, which includes a fitness center, a four-lane track, field house with four multipurpose courts, indoor competition pool and leisure pool with play structures and sprays, a whirlpool, and locker room. Nine min away is Memorial Park offering a large wooden playground that looks like a castle, swings, Frisbee golf, a dog park, and an outdoor public swimming pool. It’s 10 min to Carolyn Ludwig Mugrage Park with green space, two miles of trails, a large playground, fishing pond, and a spacious fenced dog run.
There are numerous golf courses accessible in 20 minutes or less including Bunker Hill, Coppertop, Cossett Creek, Pine Valley, Pleasant Valley, Ridge Top, Shale Creek, and St Bernard.
