The Reserve Single-Family Homes
The 185 single-family luxury homes in The Reserve of Medina were custom-built from 1981-2018, many of which have since been updated/renovated.
Being that homes were constructed by numerous builders over 35+ years, there is an assortment of exterior designs that present an interesting and unique architectural streetscape. However, deed restrictions ensure there is a continuity of architecture.
The Reserve’s ranch and two-story homes mainly range from 3,000-9,000 square feet with 3-6 bedrooms and 2.5-5.5 bathrooms. There is also a home spanning 13,000 square feet with 6.5 bathrooms.
Common interior features in The Reserve homes include hardwood flooring, soaring custom ceilings, extensive millwork, custom built-ins, large laundry rooms with utility tubs and cabinets, two-story foyers with curved or turned staircases, formal dining rooms with tray ceilings, private dens, and fireplaced great rooms (some are vaulted or two-story) that are open to kitchens featuring granite or quartz countertops, tile backsplash, breakfast bars, a walk-in pantry, dinette area/morning room, and even hearth rooms or screened porches. Spacious owner’s suites (some are first-floor) include vaulted ceilings, sitting areas, walk-in closets, and bathrooms with custom tiled walk-in showers, soaking or jetted tubs, and dual sinks/vanities. Second floors may have lofts or bonus rooms. Finished lower levels (many are coveted walkouts!) are complete with media rooms, billiard areas, kitchens or kitchenettes, bars, wine cellars, and exercise rooms. Attached side-entry garages accommodate 2-4 cars.
Homes are serviced by public water and sewer.
Professionally designed backyards feature lush landscaping, custom patios and/or composite decks, covered living areas, and fireplaces or fire pits.
Outbuildings are permitted but must complement the home’s architecture, including color and material.
Restrictive covenants stipulate the preservation of as many trees as possible. As such, homesites are heavily wooded, surrounding homes with lush natural beauty, privacy, shade, and the soothing melodies of songbirds.
The Reserve homesites are approximately 120′ wide and primarily range in size from 0.65 to 3.0 acres. There are also a handful of larger lots measuring 4.0 to 6.26 acres.
The northeast corner of the development abuts 14.91 acres of HOA-owned wooded common area (yellow parcel within the blue border on map above), offering the ultimate in privacy.
A number of homes back to common area surrounding The Timbers cluster community (yellow section outside of blue border).
Roughly a dozen homes have lakefront property on the southeastern shores of sparkling Lake Medina that boast shimmering water views and spectacular sunsets.
NOTE: Lake Medina is managed by Medina County Park District. No homeowners, including those with lakefront property, have any rights in or to Lake Medina. “Private use” of the lake is not permitted, (no boat launching or docks/decks along the water’s edge). Read more about Lake Medina below in the section below.
Seven homes surround smaller lakes or ponds, where water access, docks and waterfront decks are permitted.
Several tributary streams of the West Branch Rocky River meander through the development, offering scenic rolling lots. View flood information.
There are two entrances to The Reserve via Hardwood Hollow Rd from Nettleton Rd and Village Gate Dr from Medina Rd. Each is flanked by landscaping and masonry signage.
In addition to its entrance streets, this development also encompasses the streets of Autumn Tree Dr, Century Oak Cir, Chestnut Corner, Old Hickory Ln, Reserve Dr, Salems Way, Timber Creek Dr, Wildflower Ln, and homes on Hunting Run Rd (house numbers 3446-3620) east of Lake Forest Trl. Homes west of Lake Forest Trl are those of Lake Medina Reserve.
Cul-de-sacs are enhanced by curbs and landscaped islands.
As with most neighborhood streets in Medina, there are no curbs or sidewalks along the streets.
Mailboxes are all the same design and color, bringing consistency to the streetscape.
The neighborhood is serviced by the highly-rated Medina City School District.
Homeowner’s Association (HOA) fees for single-family homes at The Reserve are approximately $100 annually.
The HOA plans regular social events including a July 4th parade, Kentucky Derby party, holiday progressive parties, and neighborhood picnics.
The southeast section of this development (southeast side of Timber Creek Dr) borders Hickory Woods.
About Lake Medina
Lake Medina is the largest lake in the Rocky River Watershed. The 103-acre reservoir was created by impounding a portion of the South Branch of the Rocky River near where it enters the West Branch. The lake served as Medina’s municipal water source from the early 1960s until 2002, when it was leased to the park district.
Lake Medina is a peaceful oasis that allows fishing and non-motorized boating and watersports like canoes, kayaks, and stand-up paddle boards (must be launched from public access areas). With minimal churning and limited ingress/egress preventing upstream pollution, the lake remains clear and healthy. Its crystal clear waters are surrounded by lush greenery in the summer and a splendor of fiery foliage come autumn. Public access to the lake is available from Granger Rd or Medina Rd.
Along the west side of the lake is a forested park and two trails (a 1.08-mile gravel trail follows the western shoreline; a 1.4-mile asphalt trail meanders along the West Branch of the Rocky River, crossing the river twice with bridges and boardwalks, and connecting to the city of Medina’s paved trail along Reagan Parkway).
