About River Trace
River Trace is an upscale community of roughly 65 single-family homes in Medina Township, Ohio, located east of Pearl Rd between Remsen and Fenn roads.

These homes were constructed from 2005-2022 by builders including Bramar Homes, Drees Homes, Frank Michaels Homes, FWM Homes, and Powermark Homes. As of early 2024, there were several lots yet to be developed.
River Trace homes range from 3,200-6,300 square feet with 3-5 bedrooms and 2.5-4.5 bathrooms.
Being that homes were constructed by multiple builders over 15+ years, designs and features vary. Common features include hardwood flooring, laundry rooms with utility tubs and cabinets, formal dining rooms, formal living rooms and/or private dens, and second-floor lofts or bonus rooms. Great rooms (some are vaulted or two-story) with fireplaces are open to kitchens featuring granite or quartz countertops, tile backsplash, center island, breakfast bar seating, pantry, dinette area, and even morning rooms or sunrooms. Spacious owner’s suites (some are first-floor) include vaulted or tray ceilings, walk-in closets and bathrooms with walk-in showers, soaking/jetted tubs, dual sinks/vanities, and enclosed commodes. Finished lower levels (some have daylight windows or are coveted walkouts!) are complete with media rooms, bars, workshops, and exercise rooms. Attached side-entry garages accommodate 3 cars.
Homes have public water and sewer.
Backyards feature custom patios and/or composite decks and fire pits.
Cleared or wooded homesites mainly range from 1.0 to 3.2 acres.
Several tributary streams to the Rocky River West Branch run through this subdivision, offering ravined views and rolling topography. View FEMA Flood Map.
The cul-de-sac of Joeys Ln is encircled by forested land recently acquired by Medina County Park District (green area on above map), ensuring countless days of tranquility and seclusion.
High-voltage steel lattice tower transmission lines run east-west across property lines along the south side of Regal Brook Dr (southern end of this development) for those concerned about visual encumbrance, noise, or health and safety.
There are two entrances to the main community (Phase I) of River Trace: via Maggie Marie Blvd off Pearl Rd and Leslie Ln off Remsen Rd. The Leslie Ln entrance is flanked by landscaped beds with curved masonry signage walls and white crossbuck fencing. In addition to Maggie Marie Blvd, Phase I also encompasses Jessie Ann Cir, both of which have cul-de-sacs.
Phase II of River Trace includes five homes near/around the cul-de-sac of Regal Brook Dr (house numbers 4364-4398) and the cul-de-sac street of Joeys Ln. These homes are accessible through the adjoining communities of Lincoln Estates from Fenn Rd or Regal Brook Farms from Remsen Rd.
As with most neighborhood streets in Medina, there are no curbs or sidewalks.
The neighborhood is served by the highly-rated Medina City School District.
Homeowner’s Association (HOA) fees at River Trace are approximately $300 annually.

There are plenty of outdoor recreation opportunities nearby. Reagan & Huffman Parks are a 4 min drive for ball fields & sport courts, play structures, a skate park, 12 miles bike of trails, and an RC track. Lake Medina is 6 min away for walking trails, fishing, canoeing, and cross-country skiing. The Medina Community Recreation Center is 7 min away, which includes a fitness center, a four-lane track, field house with four multipurpose courts, indoor competition pool and leisure pool with play structures and sprays, a whirlpool, and locker room. Nine min away is Memorial Park offering a large wooden playground that looks like a castle, swings, Frisbee golf, a dog park, and an outdoor public swimming pool. It’s 10 min to Carolyn Ludwig Mugrage Park with green space, two miles of trails, a large playground, fishing pond, and a spacious fenced dog run.
There are numerous golf courses accessible in 20 minutes or less including Bunker Hill, Coppertop, Cossett Creek, Pine Valley, Pleasant Valley, Ridge Top, Shale Creek, and St Bernard.
