Hidden Lake Estates encompasses two unconnected subdivisions separated by a lake. The northern subdivision (Phase 1) includes 5 homes along the cul-de-sac street of Shoreline Cir. South of the lake is Phase 2, comprising the cul-de-sac streets of Hidden Lake Dr and Lake Breeze Cir, and one home on Watkins Rd (house number 3601). Entrances to each subdivision are flanked on the right side by masonry signage with landscaping.
Twelve lots boast lakefront property with direct water access for on-site enjoyment of non-motorized watersports (SUP and paddleboats)!
These homes were constructed between 2005-2022 by Prestige Homes, Greco Building Group, and Colony Home Builders.
Building requirements specified front elevations to be a minimum of 25% brick, stone or stucco. Facades include modern farmhouse and Craftsman-inspired designs.
The ranch and two-story homes of Hidden Lake Estates homes range from 2,300-5,200 square feet with 3-5 bedrooms and 2.5-4.5 bathrooms.
Inside, homes feature hardwood flooring, laundry rooms with utility tubs and cabinets, garage entryways with cubbies or benches, flex rooms and/or private dens, and second-floor lofts or bonus rooms. Great rooms (many are vaulted) with fireplaces are open to kitchens featuring granite or quartz countertops, tile backsplash, center island, breakfast bar seating, walk-in pantry, dinette area, and even morning rooms or sunrooms. Spacious owner’s suites (most are first-floor) include vaulted or tray ceilings, walk-in closets and bathrooms with custom tiled walk-in showers, soaking tubs, dual sinks/vanities, and enclosed commodes. Finished lower levels are complete with media rooms, bars, billiard areas, and exercise rooms. Attached front or side-entry garages accommodate 2-4 cars.
Homes have public water and sewer.
Backyards feature custom patios and/or composite decks, covered living area, and built-in fire pits.
Sheds/outbuildings are allowed but must complement the home’s exterior. Above-ground pools and chain link fences are not permitted.
Lots mainly range from 1.0 to 1.76 acres. There is also one heavily wooded lot measuring 5.93 acres, which borders HOA-owned wooded greenspace (designated in yellow on above map), the Rocky River, and a wildlife preserve owned by the Medina County Park District (light green area on map above).
Other than a few wooded or partially wooded homesites around the cul-de-sac of Hidden Lake Dr, lots are cleared.
Several lots around the Hidden Lake Dr cul-de-sac have conservation easements (lime green section on above map).
The West Branch of the Rocky River and a tributary stream flow just east of the development. View FEMA Flood Map.
Aside from the two homes adjacent to/with intersecting streams (4954 & 4972 Hidden Lake Dr), the topography of the development is flat.
For those concerned about health and safety or visual encumbrance, a row of high voltage (HV) steel lattice tower transmission lines run east-west roughly 500′ south of homes along the Lake Breeze Cir cul-de-sac. The tops of the transmission towers may be visible from Hidden Lake Dr and Lake Breeze Cir.
All three streets end in permanent cul-de-sacs.
As with most of Medina’s neighborhood streets, there are no curbs or sidewalks.
The neighborhood is served by the highly-rated Medina City School District.
Fees for Hidden Lake of Medina Homeowner’s Association (HOA) are approximately $400 annually.
Other nearby developments include River Trace and Morning Song Farms.
