About Windfall Estates
Windfall Estates is a 79.5-acre new construction community of 92 single-family homes with sidewalks, extensive forested common land, and an adjacent nature preserve. It is located in Medina, Ohio (Montville Township), off the west side of Ridgewood Rd, just south of its intersection with Windfall Rd.
Homes were built beginning in 2021 Drees Homes and Legacy Homes of Medina. Upon completion of phase 3, the subdivision will total 92 lots.
The homogeneous streetscape of Cratsman-inspired (modern farmhouse) homes is styled with a combination of stone wrap, mixed-texture siding profiles (vertical, horizontal and/or shake), white window trim & fascia trim/rake board and/or gable accents. Many homes have extended front porches with room for seating that welcome casual chats with neighbors.
Windfall Estates’ 2-story, 1.5-story, and ranch homes range from 1,800-4,400 square feet, with 3-5 bedrooms and 2.5-4 bathrooms.
Interior features depend on the selected upgrades, size and layout of the home, which may include LVP flooring, designated foyers, garage entry mud halls with drop zones (benches & cubbies), flex rooms or private dens, formal dining rooms, and open-concept great rooms with fireplaces that open to dining areas and kitchens with granite/quartz countertops, tile backsplash, center islands with breakfast bar seating, and walk-in pantry. Owner’s suites offer walk-in closets and en-suite baths with soaking tubs and/or walk-in showers, dual sinks/vanities, and enclosed commodes. Second levels may have lofts or bonus rooms. Optional finished lower levels (some are coveted walkouts!) are complete with family rooms, exercise rooms, and/or storage rooms.
Attached garages (most are front-entry) accommodate 2-3 cars (third bay may be tandem).
Homes have city water and sewer.
Backyards feature patios and/or composite decks and even fireplaces or fire pits.
Homesites measure approximately 70′ wide x 165′ deep, ranging from 0.26 to 0.45 acres.
Lots are fully cleared, but nearly every home abuts a section of 40+ acres of densely forested common area owned by the HOA (designated in green on illustrated map above), offering lush views, backyard privacy, and the soothing sounds of birdsong.
Directly south of the development is the 78-acre Thomas Currier Nature Preserve with walking trails that connect to an adjoining nature preserve and a park with exercise stations, paved trails, and mountain bike trails. These parks are accessible via the pedestrian trail off Arlyne Ln in the adjoining community of Montville Lakes.
The entrance to Torrey Pine Dr is flanked by lush landscape beds with boulders and pergola-topped signage.
In addition to Torrey Pine Dr, Windfall Estates also includes the streets of Foxtail Pine Dr, Lacebark Pine Dr, Weeping Pine Dr, and homes along the east end of Robert Gary Ct (house numbers 2843-2882).
To the west, Robert Gary Ct adjoins the subdivision of Montville Lakes, which has its own entrance off Ridgewood Rd.
Other than Lacebark Pine Dr, each of Windfall Estates’ streets ends in a permanent cul-de-sac.
Unlike many of Medina’s neighborhood streets, this community has sidewalks, offering plenty of pavement to bike, skate or walk the dog!
Post is delivered to the cluster mailbox unit at the corner of Lacebark Pine Dr and Foxtail Pine Dr.
This neighborhood is served by the highly-rated Highland Local Schools.
Homeowner’s Association (HOA) fees at Windfall Estates are approximately $250 annually.

The subdivision of Windfall Estates is located in Medina, Ohio (Montville Township), off the west side of Ridgewood Rd, just south of the terminus of Windfall Road.
Highways are accessible in 6 min to I-71, 7 min to I-271, 16 min to I-77, and 20 min to I-80/Turnpike. While the proximity to I-71 is convenient, it is about 0.8 miles from the west side of the subdivision. Thus, the community may be subjected to interstate traffic noise.
You can bike to Blue Heron Brewery & Brewpub for artisanal beers, delicious food and a stunning patio (via the pedestrian trail off Arlyne Ln in the adjoining community of Montville Lakes).
Medina’s historic square is 12 min away and its commercial district with restaurants, grocery, drug stores, banking, and shops including Target, Walmart, Staples, Home Depot, Hobby Lobby, Kohl’s, Marshalls and more is just a 15 min drive.
Summit Mall and shopping center is 15 min away. Anchored by Dillard’s and Macy’s, it boasts over 125 of your favorite retailers like Apple, J. Crew, Gap, and Vera Bradley as well as the restaurants you crave like First Watch, P.F. Changs and Bravo. In addition, you’ll find an abundance of shopping and dining options nearby like Dick’s Sporting Goods, Kohl’s, Target, Lowe’s, and Home Depot as well as Winking Lizard Peninsula, Bomba Taco, Michael Angelo’s Winery, Wasabi Japanese Steakhouse, and more.
Local outdoor recreation amenities are plentiful! It’s 4 min to Carolyn Ludwig Mugrage Park with green space, two miles of trails, a large playground, fishing pond, and a spacious fenced dog run. You’re 5 min to Oenslager Nature Center at Alderfer-Chatfield Wildlife Sanctuary with five trails totaling close to three miles. Lake Medina is 9 min away for hiking, fishing, canoeing, and cross-country skiing. The 150-acre Granger Wetlands Wildlife Sanctuary is a 10 min drive. The Cleveland Metroparks’ Hinckley Reservation is 15 min away with 2,803 acres including twenty miles of all-purpose trails, bridle trails, a 90-acre lake (Hinckley Lake) with a boathouse for water sport rentals, a beach, swimming pool, two smaller fishing ponds also used for ice fishing and skating come winter, stone carvings at Worden’s Ledges, and its most notable feature–the porous sandstone outcroppings of Whipp’s Ledges.
Private pilots are only 6 min to Medina Municipal Airport!
Golfers have a number of courses accessible in 20 minutes or less including Hinckley Hills, Ironwood, Pine Hills, Pine Valley, Pleasant Valley, Rawiga Golf Club, and Ridge Top. If you’re looking for social membership and golf, you’re 7 min to The Sharon Golf Club, 10 min to Fox Meadow Country Club, and 13 min to Weymouth Country Club.
Boston Mills and Brandywine Ski Resorts are a 25 min drive for skiing and tubing during the winter months.
