About Wedgewood Estates
Wedgewood Estates is a community of 53 single-family homes in Medina, Ohio (Lafayette Township), across from Medina Country Club and adjacent to Chippewa Rail Trail. This subdivision encompasses 11 homes on Ryan Rd and the cul-de-sac streets of Chambers Bay Boulevard, Merion Lane, and Shadow Creek Drive.
Homes were constructed in two phases exclusively by Ryan Homes between 2020-2021.
Wedgewood Estates Phase 1 (aka Wedgewood Acres)
Phase 1 is a cul-de-sac community of 42 homes including ranch and two-story styles ranging from 2,200-4,200 square feet with 3-5 bedrooms and 2.5-5 bathrooms.
Inside, homes feature 9′ ceilings, hardwood flooring, formal dining rooms or sitting rooms, private dens, mudrooms or garage-entrance cubbies, and first or second-floor laundry rooms with utility tubs. Great rooms with fireplaces are open to kitchens with granite or quartz countertops, tile backsplash, center island, breakfast bar seating, walk-in pantry, and dinette area. Owner’s suites include walk-in closets, and bathrooms with soaking tubs and/or tiled walk-in showers, dual sinks/vanities, and enclosed lavatories. Finished lower levels are complete with media rooms, billiard areas, bars, and exercise rooms. Attached front-entry garages accommodate 2-3 cars.
Backyards feature custom patios and/or composite decks, covered living areas, and fireplaces or fire pits.
Wedgewood Estates Phase 1 homesites are approximately 85′ wide and range from 0.33 to 0.52 ares. Lots are fully cleared of pre-existing trees for wide open vistas. Additional privacy can be achieved with strategic plantings.
Nearly every home abuts a portion of the 29 acres of common area owned by the HOA (designated in yellow on above map), much of it forested.
Several streams meander through northwest section of common land.
Phase 1 of Wedgewood Estates encompasses the main/entrance street of Shadow Creek Dr, Chambers Bay Blvd, and Merion Ln, each of which ends in a permanent cul-de-sac.
Unlike the majority of neighborhood streets in Medina, there are curbs and sidewalks on both sides of the street. Streets are also enhanced with decorative street trees.
Post is delivered to the mailbox kiosks on the east side of Shadow Creek Dr, just before Chambers Bay Blvd.
Wedgewood Estates Phase 2 (aka Woods of Wedgewood)
Phase 2 of Wedgewood Estates (aka The Woods of Wedgewood) homes are located directly east of the Phase 1 subdivision along the west side Ryan Rd, comprising even house numbers 6276-6384).
They range from 2,400-5,800 square feet with 3-5 bedrooms and 2.5-4 bathrooms.
Woods of Wedgewood homes include the same interior features as Phase 1.
Front or side-entry garages accommodate 2-3 cars.
Phase 2 features larger 100′ wide homesites sized at 0.95+ acres. Most backyards are partially to fully wooded for privacy.
Homes abut forested HOA-owned common area (yellow on above map) extending ≥192′ deep.
Phase 2 homes homes have individual mailboxes along Ryan Rd.
There are no sidewalks along Ryan Rd.
McCabe Creek runs southward through the backyards of some Ryan Rd homes and its abutting common area (not a FEMA-designated flood zone), where wetlands harbor the beauty of native flora and wildlife.
Residences are serviced by Medina City School District.
All homes have public water and sewer.
Homeowner’s Association (HOA) fees at Wedgewood Estates are approximately $550 annually.
Bordering this subdivision to the north is Dover Highlands, and to the west is Fairway Landing.

Austin Badger Park is 8 min away, which offers outdoor fitness stations, first-class mountain bike trails with ramps and biking accouterments, a coffee shop with mountain bike and snowshoe rental, and miles of paved trails that extend into two adjoining nature preserves. Chippewa Lake for motorized water sports is an 11 min drive.
There are a number of golf courses accessible in 20 minutes or less including Bunker Hill, Ridge Top, Rawiga Golf Club, Loyal Oak, Pine Valley Golf Club, and Shale Creek Golf Club.
