About Fairfax Meadows

Fairfax Meadows is a community of roughly 140 single-family homes in Medina Ohio (Medina City Township) abutting forested parkland. Homes were mainly built from 1997-2007, with the final home constructed in 2020 by builders including LDA Builders.

The majority of homes are two-story, but there are a couple of ranch styles. They range from 2,300-4,700 square feet with 3-5 bedrooms and 2.5-4 bathrooms.

Inside, homes feature hardwood flooring, two-story foyers with turned or curved staircases, formal dining rooms with tray ceilings, formal living rooms and/or private dens, laundry rooms with utility tubs and cabinets, and second-floor lofts or bonus rooms. Great rooms (many are vaulted or two-story) with fireplaces are open to kitchens featuring granite or quartz countertops, tile backsplash, breakfast bar seating, walk-in pantry, and dinette area. Owner’s suites include vaulted ceilings, walk-in closets, and bathrooms with walk-in showers, soaking/jetted tubs, dual vanities, and enclosed lavatories. Finished lower levels (many are coveted walkouts!) are complete with media rooms, billiard areas, bars, and exercise rooms. Attached garages, most of which are front-entry, accommodate 2-3 cars.

All homes have public water and sewer.

Backyards feature custom patios and/or composite decks, covered living areas, and fireplaces or fire pits.

Homesites mainly range from .27 to .45 acres. However, there are some larger lots measuring up to 1.05 acres. Lots are available with wooded backyards, but most parcels are cleared, achieving privacy from abutting homes with planted trees.

A number of homes abut the common area parcels along the north side of the community (designated in yellow on above map).

Nearly every home along the southern end of the development backs to forested parkland (colored green on above map) for endless wooded views of nature. The parkland, totaling 56.7, acres was gradually acquired by Medina County Park District between 2013-2019. The land, which is currently undeveloped, includes 2,900+ linear feet of tributaries to the West Branch of the Rocky River, a large pond, and habitat for a variety of native plants and animals including Redback salamanders, Red-shouldered hawks, and black walnut and elm trees.

The eastern end of the subdivision backs to a neighboring residential parcel that is also heavily forested.

There is one direct entrance off Wadsworth Rd via Sugarhouse Ln (also spelled Sugar House Ln). The entrance is flanked on both sides by landscape beds with shrubs, mature trees, masonry signage, and white crossbuck fencing that continues along the front of the community. In the center of the street is a divided median.

In addition to Sugarhouse Ln, this subdivision also includes Alexandria Ln, Brynmar Ln, and about 15 homes on Gold Crest Dr (house numbers 1299 through 1332).

Alexandria Ln and Brynmar Ln have elongated cul-de-sacs with lovely landscaped islands.

Unlike many of the neighborhood streets in Medina, there are curbs and sidewalks on both sides of the street. There are also lantern-style streetlamps throughout.

All mailboxes are of the same color and design, bringing uniformity to the streetscape. Further enhancing the beauty of this neighborhood are the tree lawn saplings that line its winding streets.

While the utility lines for this community are all underground, there are wooden pole transmission lines that cross Sugar House Ln and Brynmar Ln, for those with sensitivities or concerns about visual encumbrance.

This neighborhood is serviced by the highly-rated Medina City School District.

Homeowner’s Association (HOA) fees for Fairfax Meadows are approximately $150 annually.

Fairfax Meadows is connected to Montville Farms, which has its own entrance off Wadsworth Rd.

Other nearby developments include Lexington Ridge (across the street on the opposite side of Wadsworth Rd).

Fred Greenwood Park, with a large pavilion, walking trail, playground, and splash pad is a 7 min drive. It’s 11 min to Carolyn Ludwig Mugrage Park with green space, two miles of trails, a large playground, fishing pond, and a spacious fenced dog run. Lake Medina is 12 min away for hiking, fishing, canoeing, and cross-country skiing.

There are a number of golf courses accessible in 20 minutes or less including Bunker Hill, Loyal Oak, Pine Valley, Pleasant Valley, Rawiga Golf Club, Ridge Top, and Shale Creek.
