About Montville Farms
Montville Farms is a community of approximately 225 single-family homes abutting forested parkland in Medina Ohio (Medina City Township). Montville Farms is located off the east side of Wadsworth Rd, 0.8 miles north of Sharon Copley Rd.
Homes were built between 1991-2013. Builders include Dave Toth Homes, Horizon Construction, Landmark Homes, and Sturgess Construction.
Homes include two-story and ranch styles that range from 2,300-5,200 square feet with 3-5 bedrooms and 2.5-4 bathrooms.
Inside, homes feature hardwood flooring, two-story foyers, formal dining rooms with tray ceilings, formal living rooms and/or private dens, laundry rooms with utility tubs and cabinets, and second-floor lofts or bonus rooms. Great rooms (many are vaulted or two-story) with fireplaces are open to kitchens featuring granite or quartz countertops, tile backsplash, breakfast bar seating, walk-in pantry, and dinette area. Owner’s suites (some first-floor) include vaulted ceilings, walk-in closets, and bathrooms with walk-in showers, soaking/jetted tubs, dual vanities, and enclosed lavatories. Finished lower levels (many are coveted walkouts!) are complete with media rooms, billiard areas, bars, and exercise rooms. Attached front or side-entry garages accommodate 2-3 cars.
All homes have public water and sewer.
Backyards feature custom patios and/or composite decks, covered living areas, and fireplaces or fire pits.
Cleared, lightly treed or wooded backyard homesites range from 0.36 to 1.72 acres.
Homes along the north and eastern end of the development back to forested parkland (green sections on above map), enhancing privacy and endless wooded views of nature. The heavily wooded Jaycee Park spans 39 acres. An open meadow is accessible between the residences of 1200 and 1208 Gold Crest Dr. The pavilion, play structure, and walking trail (located at 1198 Sturbridge Dr) is accessible through the adjoining subdivision to the north.
Some homes along the south end of the community abut common area owned by the neighboring development’s HOA (designated in yellow on above map).
To the northeast are train tracks.
The entrance street of Brandywine Dr has masonry signage with landscaping and a landscaped divided median.
In addition to Brandywine Dr, this development also includes the cul-de-sac streets of Willow Bend Dr, Greenwood Ct and Pennyroyal Cir, and homes along Gold Crest Dr (up to house number 1280), Ty Dr (house numbers 1111 and higher), and 1121 Sunhaven Dr.
Unlike many neighborhood streets in Medina, there are curbs and sidewalks on both sides of the street. This lovely community also has tree lawn saplings and lantern-style streetlamps throughout.
While the utility lines for this community are all underground, there are wooden pole transmission lines that run behind homes on the west side of Willow Bend Dr and across Brandywine Dr, for those concerned about visual encumbrance.
This neighborhood is serviced by the highly-rated Medina City School District.
There is no Homeowner’s Association (HOA) or associated fees at Montville Farms. Fences, storage sheds, and above-ground and in-ground pools are permitted.
Montville Farms is connected to the subdivision of Oakbrooke East to the north and Fairfax Meadows to the south, which both have their own entrance off Wadsworth Rd.

Highways are accessible in 10 min to I-71 and 12 min to I-271.

Local outdoor recreation amenities are plentiful! Austin Badger Park is 6 min away, which offers outdoor fitness stations, first-class mountain bike trails with ramps and biking accouterments, a coffee shop with mountain bike and snowshoe rental, and miles of paved trails that extend into two adjoining nature preserves. Fred Greenwood Park, with a large pavilion, walking trail, playground, and splash pad is a 7 min drive. It’s 11 min to Carolyn Ludwig Mugrage Park with green space, two miles of trails, a large playground, fishing pond, and a spacious fenced dog run. Lake Medina is 12 min away for hiking, fishing, canoeing, and cross-country skiing.
There are a number of golf courses accessible in 20 minutes or less including Bunker Hill, Loyal Oak, Pine Valley, Pleasant Valley, Rawiga Golf Club, Ridge Top, and Shale Creek.
