About Windfall Reserve
Windfall Reserve is a community of roughly 60 single-family homes in Medina Ohio (Montville Township). Homes were constructed from 2004-2014.
The majority of single-family homes in Windfall Reserve are colonial, but there are a few ranch and cape cod styles. Homes mainly range from 2,600-4,900 square feet with 3-5 bedrooms and 2.5-3.5 bathrooms.
Facades include a variety of designs that make for an interesting development landscape.
Inside, homes feature hardwood flooring, formal dining rooms, private dens or formal living rooms, and large laundry rooms with utility tubs and cabinets. Great rooms (some two-story) with fireplaces are open to kitchens featuring granite or quartz countertops, center island, breakfast bar seating, and dinette area or morning room. Owner’s suites include walk-in closets and bathrooms with walk-in showers, soaking/jetted tubs, and dual sinks/vanities. Finished lower levels (some are coveted walkouts!) are complete with media rooms, billiard rooms, bars, and exercise rooms. Homes offer attached 2-3.5 car front or side-entry garages.
Homes have public water and sewer.
Backyards feature patios and/or composite decks and fireplaces or fire pits.
Homesites are sized from .29 to .66, most of which have wooded backyards. There is one home upon double lot measuring .97 acres, and other homes with 1.87 and 1.96 acres.
A number of homes abut wooded common area owned by the HOA (designated in yellow on below map) for additional privacy.


The entrance to this community is off Windfall Rd via Sunburst Dr. In addition to Sunburst Dr, this development also includes the cul-de-sac streets of Ridgeline Dr and Stillwood Dr, and one home on Windfall Rd (house number 5460).
Unlike the majority of Medina streets, this community has both curbs and sidewalks throughout. It also has lovely tree lawn saplings.
This neighborhood is serviced by the highly-rated Highland Local School District.
Homeowner’s Association (HOA) fees at Windfall Reserve are approximately $225 annually.
Windfall Reserve is connected to the subdivision of Ridgewood Falls via Montville Dr, which exits on Ridgewood Rd.
To the north are the residences of Woodford Commons (aka Hillsong).

Convenient Location
The subdivision of Windfall Reserve is located in Medina Ohio (Montville Township) off Windfall Rd, between Medina Rd and Ridgewood Rd.
Highways are accessible in 4 min to I-71, 6 min to I-271, 15 min to I-77, and 18 min to I-80/Turnpike.
Medina’s historic square is 10 min away and its commercial district with restaurants, grocery, drug stores, banking, and shops including Target, Walmart, Staples, Home Depot, Hobby Lobby, Kohl’s, Marshalls and more is just a 15 min drive.
Summit Mall and shopping center is 17 min away. Anchored by Dillard’s and Macy’s, it boasts over 125 of your favorite retailers like Apple, J. Crew, Gap, and Vera Bradley as well as the restaurants you crave like First Watch, P.F. Changs and Bravo. In addition, you’ll find an abundance of shopping and dining options nearby like Dick’s Sporting Goods, Kohl’s, Target, Lowe’s, and Home Depot as well as Winking Lizard Peninsula, Bomba Taco, Michael Angelo’s Winery, Wasabi Japanese Steakhouse, and more.
Local outdoor recreation amenities are plentiful! It’s 5 min to Carolyn Ludwig Mugrage Park with green space, two miles of trails, a large playground, fishing pond, and a spacious fenced dog run. You’re 8 min to Oenslager Nature Center at Alderfer-Chatfield Wildlife Sanctuary with five trails totaling close to three miles. Lake Medina is 9 min away for hiking, fishing, canoeing, and cross-country skiing. The 150-acre Granger Wetlands Wildlife Sanctuary is an 11 min drive. The Cleveland Metroparks’ Hinckley Reservation is 15 min away with 2,803 acres including twenty miles of all-purpose trails, bridle trails, a 90-acre lake (Hinckley Lake) with a boathouse for water sport rentals, a beach, swimming pool, two smaller fishing ponds also used for ice fishing and skating come winter, stone carvings at Worden’s Ledges, and its most notable feature–the porous sandstone outcroppings of Whipp’s Ledges.
If you’re a golfer, there are a number of golf courses accessible in 20 minutes or less including Hinckley Hills, Ironwood, Pine Hills, Pine Valley, Pleasant Valley, Rawiga Golf Club, and Ridge Top. If you’re looking for social membership and golf, you’re 8 min to Fox Meadow Country Club, 9 min to The Sharon Golf Club, 12 min to Weymouth Country Club, and 19 min to St. Bernard Golf Club.
Boston Mills and Brandywine Ski Resorts are a 25 min drive for skiing and tubing during the winter months.
