About Carlton Estates in Westlake
Carlton Estates is a new construction community with 24 single-family homesites in Westlake, Ohio, located off the east side of Bradley Rd, roughly 0.3 miles north of Center Ridge Rd, comprising the cul-de-sac street of Carlton Ave.

This subdivision is being constructed by Pulte Homes and EFG Custom Homes. Construction began in 2024.

Pulte Homes, a production builder and one of the largest home construction companies in the U.S., is offering six floorplans from which to personalize. Prices begin in the $640’s.
EFG Custom Homes, based in Westlake, is a custom home builder that also built several newer homes in the adjacent Mallard Cove subdivision.
Carlton Estates homes range from 2,400-3,500 square feet with 3-5 bedrooms and 2.5-3.5 bathrooms. Finished basements offer even more living space.
Common features in these homes include LVP flooring, designated front entry foyers, garage-entry mud halls with closets, laundry rooms with utility tubs and cabinets, flex rooms or private dens, and open-concept main living spaces with great rooms that are open to kitchens featuring granite or quartz countertops, center island with breakfast bar, pantry, and dinette area or morning room. Spacious owner’s suites (some are first-floor) include vaulted or tray ceilings, walk-in closets and bathrooms with walk-in showers, soaking tubs, dual sink vanities, linen closets, and enclosed commodes. Guest bedrooms have walk-in closets. Second floors may include lofts. Finished lower levels may feature wet bars, media rooms and/or exercise rooms.
Attached front or side-entry garages accommodate 2-3 cars.
Backyards may include patios and/or covered living areas.
Fully cleared homesites measure approximately 73′ to 99′ wide and 240′ deep, ranging from 0.40 to 0.45 acres.
An existing pond was enlarged to manage stormwater, which spans four lots at the northwest corner of Carlton Ave.
Carlton Ave is accessible through adjoining subdivisions: from Center Ridge Rd via Fairway Dr, or from Bradley Rd through Mallard Cove, which borders this community to the south.
NOTE: The asphalt drive adjoining Carlton Ave from Bradley Rd is currently being used for construction vehicles. Once development is complete, a traffic barrier will be installed along the west of the cul-de-sac to prevent any through traffic. Access will be restricted to emergency vehicles only.
This neighborhood has curbs, sidewalks, and lantern-style streetlights.
Bordering the north end of this subdivision is undeveloped city-owned land (yellow section on above map). To the northeast is Meadowood Golf Course (dark green section).
Leroy Rd, off the north side of Carlton Ave, is a dirt access drive to the cell tower roughly 930′ to the north.
Residences are served by Westlake City School District.
Homeowner’s Association (HOA) fees at Carlton Estates are approximately $500 annually.
