About Capel Vale in Westlake
Capel Vale is a community of 55 elegant custom-built single-family homes in Westlake, Ohio within walking distance of the Intermediate, Middle and High Schools.
This subdivision is located off the south side of Hilliard Blvd, between Dover Center Rd and Basset Rd. It comprises the residential streets of Berringer Run, Bordeaux Way, Clarendon Ct, and Sonoma Ct.


These custom-built homes were constructed by Latina & Latina Builders and Miller-Pastel Builders between 2000-2020.
Fun fact: Capel Vale is named after one of the first wineries established in Western Australia. One of its streets is also named after Clarendon Hills Winery in South Australia. The street names in Capel Vale are also a nod to the city of Westlake’s winemaking roots. Around 1900, Westlake (then known as Dover) was the second-largest grape producer in the United States. In 1930, it had over 1,200 acres of fields devoted to vineyards. The land immediately northwest of Capel Vale (now occupied by Settler’s Landing subdivision) was previously Limpert Vineyards, one of Dover’s most famous.
These ranch and two-story styles range from 4,600-6,900 square feet (including finished basements) with 3-5 bedrooms and 3-4.5+ bathrooms.
Homes offer exquisite curb appeal with stately full-brick or stone facades, inspired by the rich stonework of English country estates and French chateaus, complete with turrets and swooping rooflines.
Inside, amenities include travertine tile and hardwood flooring, Pella windows, and 9′ or 10′ ceilings on the first floor.
Principal first-floor rooms typically include mudrooms, two-story foyers with turned staircases, private dens with built-ins and/or formal living rooms/flex rooms, formal dining rooms with tray ceiling, and fireplaced two-story great rooms that open to kitchens featuring granite or quartz countertops, a breakfast bar, butler’s pantry/beverage station (some floorplans), and a dinette area or morning room.
First or second-floor owner’s suites offer vaulted or trayed ceilings, walk-in closets, and en-suite bathrooms with dual sinks/vanities, jetted/soaking tubs, walk-in showers, and enclosed commodes.
First or second-floor laundry rooms.
Second floors may have lofts or bonus/game rooms.
Guest bedrooms also have vaulted ceilings! A few homes boast an au pair/in-law suite!
Finished lower levels may feature rec rooms with bars, media/theater rooms, and exercise rooms.
Attached side-entry garages accommodate 3-cars.
Capel Vale lots measure approximately 100′ wide and range from 0.34 to 0.72 acres.
Most homesites have treed backyards.
Living is extended outdoors with custom paver and stamped concrete patios.
Roughly ten homes along the northwestern end of the community surround a large fountained pond.
A ditch runs along the rear property lines of three homes along the west end of the development.
There are two entrances to Capel Vale from off Hilliard Blvd, a picturesque 4-lane street with a divided center median featuring trees and more than 220 flower boxes sponsored and planted by residents of Westlake.


The entrances to Bordeaux Way and Berringer Run are flanked by lush landscaping and stacked stone pillars. Additional pillars with hedging continue along Hilliard Blvd between the two entrances.

Streets are lined with lantern-style streetlights, street trees, curbs and sidewalks.
Berringer Run, Clarendon Ct and Sonoma Ct have cul-de-sacs enhanced by landscaped islands with brick-stamped concrete.

Westlake Intermediate and Lee Burneson Middle School are directly accessible via a paved walkway off the south side of Berringer Run. School property is designated in yellow on above-illustrated map. The High School is across the street.
Capel Vale is bordered to the east by a retirement community and to the west by a church.
Homeowner’s Association (HOA) fees at Capel Vale are approximately $650 annually.

The community is ideally situated within 6 minutes of two I-90 interchanges, making commuting a breeze!
Capel Vale is just 6 minutes from Crocker Park—the best shopping on the west side of Cleveland—a sprawling, open-air collection of restaurants, retail, entertainment & leisure. Additional retail and dining is available at Avon Commons.
The city of Westlake has a very clean and modern Recreation Center. The 86-acre outdoor complex includes baseball/softball fields, soccer fields, tennis courts, a fishing pond, playground, gazebo, picnic area, paved outdoor trail, and plenty of greenspace for your enjoyment. Inside the facility, there’s a 13,500 square foot fitness room, group exercise rooms, high school-sized regulation basketball courts, cycling studio, elevated rubber running track, and locker rooms with saunas. The indoor aquatics center houses five pools including a lap pool, a diving well, a children’s play pool, a lazy river, and slides.
For outdoor swimming during the warmer months, the Westlake Aquatic Center in Clague Park offers five bodies of water for all ages: slide plunge pool, lazy river, activity pool, splash pad, and the main pool with diving board, climbing wall and lap area.
Or if you desire a day at the beach, Huntington Reservation on Lake Erie is only 10 mins away!
If you’re a golfer, you are less than 15 minutes from an array of courses: 7 min to Hilliard Lakes; 9 min to Meadowood; 10 min to Springvale, North Olmsted Golf Club, and Red Tail; and 13 min to Bob-O-Link Golf Course and Sweetbriar.
There are several local private clubs: Lakewood Country Club (7 min), Avon Oaks Country Club (9 min), and Westwood Country Club (11 min).
Boaters will feel right at home at The Cleveland Yachting Club (CYC) – one of the oldest and most prestigious yachting clubs in the nation. Home to more than 300 sail and powerboats, CYC is known for its beautiful setting, first-class facilities and family-friendly atmosphere. CYC is located on its own island at the mouth of Rocky River, nine miles west of downtown Cleveland.
