About Capel Vale in Westlake
Capel Vale is a private enclave of 55 elegant single-family homes in Westlake Ohio within walking distance of the Intermediate, Middle and High Schools. This community was constructed by Latina & Latina Builders and Pastel Builders between 2000 to 2008.
The development of Capel Vale is named after one of the first wineries established in Western Australia. One of its streets is also named after Clarendon Hills, a winery in South Australia.
While the connection to Australian wineries is unknown to us, the city of Westlake is literally rooted in vineyards. Around 1900, Westlake (then known as Dover) was the second-largest grape producer in the United States and in 1930, had over 1,200 acres of fields devoted to vineyards. The land immediately northwest of Capel Vale (now occupied by Settler’s Landing development) was previously Limpert Vineyards, one of Dover’s most famous. Aptly named, the street names in Capel Vale are a nod to the city’s winemaking roots.
Capel Vale homes include both ranch and colonial styles. Ranches range in size from 2,543 to 2,610 square feet, with 3 bedrooms and 3–3.5 bathrooms. Two-story colonials range from 3,200 to 6,200 square feet, with 4–5 bedrooms and 3–4.5+ bathrooms.
Homes offer exquisite curb appeal with stately full-brick or stone facades, inspired by the rich stonework of English country estates or that of French chateaus, complete with turrets and swooping rooflines.
Inside, these homes offer two-story foyers and staircases with wrought iron spindles, 9′ or 10′ first-floor ceilings, ceramic and tumbled travertine tile, hardwood flooring, private dens with built-ins, two-story great rooms, formal dining rooms, granite kitchens with breakfast bar seating and dinettes, walk-in pantries, Pella windows, mudrooms, finished basements, vaulted bedrooms, owner’s suites with walk-in closets en-suite bathrooms. Attached side-entry garages accommodate 3-cars. Living is extended outdoors with custom paver and stamped concrete patios.
Capel Vale homesites range from .34 to .72 acres. In addition to the treeline that surrounds the development, there are also some lots with treed backyards.
Ten homes along the western end of the community surround a large fountained pond.
There are two entrances to Capel Vale, both off Hilliard Blvd via Bordeaux Way and Berringer Run, which ends at a cul-de-sac. The community also encompasses the cul-de-sac streets of Clarendon Ct and Sonoma Ct.
Capel Vale entrances are flanked by lush landscaping and stacked stone pillars. There are additional pillars with hedging that continue along Hilliard Blvd between the two entrances.
Hilliard Blvd is a picturesque 4-lane street with a divided center median that houses saplings and more than 220 flower boxes, which are sponsored and planted by residents of Westlake.
The east side of Capel Vale abuts Concord Reserve retirement community. To the southeast, is Westlake Intermediate and Lee Burneson Middle School (BOE property is designated in yellow on above map), with a sidewalk connecting directly to the community so kids can walk to school!
Homeowner’s Association (HOA) fees at Capel Vale are approximately $650 annually.
