About Primrose Estates in Westlake
Primrose Estates in Westlake Ohio is a custom-built community of roughly 130 homes along the North Olmsted border, tucked away from retail and interstate congestion, with nearby parks and golf courses.
Primrose Estates homes were built from 1995-2005 by builders including Ross A. Greco Homes, Kanareff Homes, and C J Tom Builders. Many homes have since been updated.
The colored community map below shows the phases of development. The first phase is red, the second is green, the third is blue, and the final phase is yellow.
Most homes are two-story, but there are a few ranch styles. Homes range from 2,400-6,900+ square feet with 3–4 bedrooms and 2.5–4.5 bathrooms.
Elevations are traditionally styled as full-brick or cedar, stucco, or a mixture of vinyl and stone/brick.
Primrose Estates homes offer grand two-story foyers with open staircases, formal dining & living rooms, private dens, vaulted or two-story family rooms with fireplaces, and kitchens with granite or quartz countertops, center islands with seating, dinettes, and even sunrooms. Owner’s suites feature vaulted or tray ceilings, walk-in closets, and en-suite bathrooms with dual sinks or vanities, walk-in showers, and soaking tubs. Finished lower levels are complete with bars, media/theater rooms, and exercise rooms. Attached garages, either front or side-entry, accommodate 2-3 cars.
Homesites are generously sized, mainly ranging from .34 to .64 acres. There are also a few larger lots ranging from .90 to 1.52 acres. Premium homesites include five cul-de-sacs and homes with views of any of the six ponds in the community. Numerous lots have treed backyards.
Primrose Estates has three entrances: via Courtland Meadows from Dover Center Rd, and via Primrose Ln from either Canterbury Rd or Dover Center Rd. The entrance from Canterbury Rd has an elongated divided median with landscaping and a miniature brick gazebo. The other two entrances have lush landscape beds with either signage.
In addition to its entrance streets, the development also encompasses Blackberry Lane, Greenbriar Circle, Grove Court, Morgan Run, Windsong Court, and three houses on Dover Center Rd.
There are tree lawn saplings, lantern-style streetlights, and sidewalks on both sides of the street throughout the community.

Convenient Location
The development of Primrose Estates in Westlake Ohio is located between Canterbury and Dover Center roads, just south of Rose Rd, along the border of North Olmsted. This is a quiet residential section of the city, away from interstates and retail/commercial areas.
It is equidistant to I-480 and I-90 – both a 10 min drive.
If you’re a golfer, you’re less than 15 minutes from an array of courses/facilities: 7 min to Springvale and North Olmsted Golf Club; 8 min to Meadowood Golf Course; 10 min to Hilliard Lakes and North Ridge Indoor Golf; 11 min to Red Tail; 13 minutes to Mastick Woods and Big Met; and 15 min to Little Met and Bob-O-Link.
There are several private clubs nearby: 12 min to Lakewood Country Club, 13 min to Westwood Country Club, and 14 min to Avon Oaks Country Club.
Outdoor recreation is just 9 minutes away at either Bradley Woods or Clague Park. Bradley Woods Reservation has 828 acres of dense forests, 2+ miles of hiking trails, a fishing lake with surrounding walking path, picnic pavilion, greenspace, and monarch butterfly waystation. Clague Park, which hosts the city’s 4th of July fireworks display, has ball fields/courts, picnic pavilions, walking trails, and a duck pond. The new Westlake Aquatic Center is also located in Clague Park. It offers five bodies of water for all ages: slide plunge pool, lazy river, activity pool, splash pad, and the main pool with diving board, climbing wall and lap area.

The city of Westlake has a very clean and modern Recreation Center. The 86-acre outdoor complex includes 2 baseball/softball fields, soccer fields, tennis courts, fishing pond with dock, playground, gazebo, picnic area, paved outdoor trail, and plenty of green space for your enjoyment. Inside the facility, there’s a 13,500 square foot fitness room, 2 group exercise rooms, 2 high school-sized regulation basketball courts, cycling studio, elevated rubber running track, locker rooms with saunas, childcare, and community/conference/class/craft rooms. The indoor aquatics center houses 5 pools including a lap pool, a diving well, a children’s play pool, a lazy river, and slides.
As for retail, this community is close to both Crocker Park and Great Northern. Great Northern (5 min) features a wide selection of stores including Dillard’s, Macy’s, JCPenney, Dick’s Sporting Goods, Home Depot, Best Buy, Joann Fabrics, Petsmart, H&M, Forever 21, Victoria’s Secret, PINK, Bath & Body Works and more. The 75-acre, open-air collection of restaurants, retail and entertainment at Crocker Park (8 min) includes Apple, Nordstrom Rack, Trader Joe’s, World Market, Bed Bath & Beyond, Athleta, Chico’s, GAP, J. Crew, and tons of dining options.
Westlake’s top-rated public schools are all nearby: 5 min to Elementary, Dover Intermediate, and Lee Burneson Middle School; 7 min to High School.
