Lake Forest is a premier subdivision of 148 custom-built luxury homes along the desirable western end of Westlake, Ohio.
This subdivision is located off the north side of Schwartz Rd, 0.3 miles west of Bradley Rd. It comprises the residential streets of Deer Run Ln, Forest Lake Dr, Rocky Ridge Dr, Turtle Creek Dr, Waterfall Way, and 13 homes fronting Schwartz Rd.
NEWS FLASH! Phase 5 – the FINAL PHASE – of Lake Forest is now underway, adding 34 large homesites along the west end of Turtle Creek Dr and the north end of Rocky Ridge Dr (green section on below-illustrated map). New home builders include Bennett Builders & Remodelers, Build CLE, EFG Custom Homes, Old World Custom Homes, Prestige Builder Group, Ruggiero Custom Homes and SmitTek Construction. Phases 1-4 were built by Hennie Homes, Orley Homes, Petros Homes, Ronald Puzzitello Fine Homes, and Sareth Builders between 1988-2025.
The two-story homes of Lake Forest range from 3,500-10,000 square feet (including finished basements) with 3-6 bedrooms and 3.5-5.5+ bathrooms.
Many homes are one-of-a-kind, featuring a variety of styles including Colonial Revival, Contemporary Cottage, Modern European, Transitional, and Tudor architecture constructed with natural stone, brick, and stucco.
Newer homes primarily feature modern farmhouse styles with mixed-texture siding profiles.
These exquisite estates were built with the finest materials and craftsmanship. Interiors include elegant old-world charm details not often found in new homes today. Coveted features include gleaming heated marble and travertine flooring, hardwood flooring, custom architectural millwork, top-of-the-line appliances and fixtures, central vac, walk-in closets with built-ins, and landscape lighting.
Principal first-floor rooms include dramatic two-story foyers with open staircases, formal dining rooms, private dens and/or formal living/flex rooms, fireplaced great rooms (many are two-story!), and kitchens featuring granite or quartz countertops, a center island with breakfast bar, pantry (some are walk-in), and dinette area.
Your first or second floor owner’s suite features a spacious bedroom (some with a sitting area), walk-in closet(s), and an oversized ensuite bathroom (many have a skylit vaulted ceilings), dual sinks/vanities, a tiled walk-in shower, soaking/jetted tub, and enclosed commode.
Some homes also have teen/au pair suites.
Large laundry rooms with utility tubs and cabinets are primarily located on the first floor.
Finished lower levels may include rec rooms with bars and billiards areas, wine cellars, media/theater rooms, and exercise rooms.
Maximizing curb appeal, most homes feature side-entry garages that accommodate 3-4 cars.
Generously sized homesites measure 100′ to 125′ wide and generally range from 0.38 to 0.65 acres. There are also some larger lots measuring up to 3.82 acres. Note: Most lots along Schwartz Rd are approximately 85′ wide and sized at 0.35 acres.
Some lots have treed backyards.
Outdoor living is enhanced with lush landscaping, custom patios and/or decks, covered living areas, fire pits, and even in-ground pools.
The entrance to Forest Lake Dr has a landscaped divided median with a decorative brick guard station and antique-style triple-globe streetlights.
Streets are enhanced by lantern-style street lights, street trees, and curbs and sidewalks on both sides of the street.
Deer Run Ln, Forest Lake Dr, and Rocky Ridge Dr have cul-de-sacs.
Mail is conveniently delivered to individual mailboxes at the end of each driveway. Most homes have custom masonry mailboxes, further enhancing their curb appeal.
There is no HOA for homes in Phases 1-4 of Lake Forest. Despite the absence of an HOA for phases 1-4 of Lake Forest, it remains one of the nicest developments in all of Westlake!
There is an HOA for Phase 5 homes, with annual dues of $250.
The north end of Rocky Ridge Dr (Phase 5) does adjoin Waters Edge Dr (Waters Edge Condos), but a fence prevents through traffic.
To the east, Lake Forest is connected to Country Club Estates via the cross streets of Walnut Point Dr and Hunters Creek Dr.

Lake Forest subdivision is located off the north side of Schwartz Rd, 0.3 miles west of Bradley Rd. This western section of Westlake that borders Avon is a quiet, residential area of high-end single-family home subdivisions nestled amongst parks, pastures and golf courses.
Lake Forest is ideally situated 1.3 miles south of I-90 – far enough away to evade interstate congestion and traffic noise, but still accessible in less than 10 minutes.
Westlake’s top-rated public schools are all nearby: 8 min to Westlake High School; 9 min to Elementary, Intermediate and Lee Burneson Middle School.
Lake Forest is less than 10 minutes from Crocker Park—the best shopping on the west side of Cleveland—a sprawling open-air collection of restaurants, retail, entertainment & leisure. Additional retail and dining is available at Avon Commons.
Just around the corner from the community is Bradley Nature Park – a 20-acre park located on Bradley Road just south of Hilliard Blvd. The park features a sledding hill, a tot playground, a pavilion, picnic tables and grills, a nature trail and restroom facilities.
The city of Westlake has a very clean and modern Recreation Center. The 86-acre outdoor complex includes ball fields, tennis and pickleball courts, a fishing pond, playground, gazebo, picnic area, paved outdoor trail, and plenty of greenspace for your enjoyment. Inside the facility, there’s a 13,500 square foot fitness room, exercise rooms, high school-sized regulation basketball courts, cycling studio, elevated rubber running track, and locker rooms with saunas.
