About The Estates in Westlake
The Estates of Westlake, Ohio is an upscale community of 186 masonry-front luxury homes with a private community pool and tennis courts situated next to the city’s Recreation Center.
This subdivision is located east of Crocker Rd, between Hilliard Blvd and Schwartz Rd. It comprises the residential streets of Chatham Ct, Coventry Dr, Excalibur Ave, Grande Ct, Hampshire Pl, King Arthur Ct, Notingham Ct, Regency Cir, Regency Pl, Weybridge Dr, N Windsor Ct and S Windsor Ct.
Fun fact: Street names in The Estates are inspired by landmarks or the rich history of England.


The Estates homes were constructed over eight phases from 1992-2024. Most homes in phases 1-7 were completed by 2006. Phase 8 (the eight homes along the west end of Hampshire Pl) was built between 2020-2024.
Custom builders include Custom Homes & Development EFG Company, Kanareff Homes, Kopf Builders, and Machado Builders.
These stunning colonial homes range from 4,000-10,000 square feet (including finished basements) with 3-6 bedrooms and 3.5-5.5+ bathrooms.
Most facades feature traditional styling like Colonial Revival and Neotraditional architecture constructed of stately full brick (many also boast full-brick surround!). There are also Contemporary, English Manor, French Country, Transitional, and Modern Farmhouse designs (the latter style is mainly limited to Phase 8). Note: The farmhouse-style homes of Phase 8 do not have full masonry facades.
Homes include desirable features like solid-core doors, hardwood floors, and custom ceilings (beamed, vaulted, volume, trayed).
Principal first-floor rooms include impressive two-story foyers with curved or turned staircases, formal living rooms and/or private dens, formal dining rooms with tray ceilings, fireplaced great rooms with two-story or vaulted ceilings and dry/wet bars, and kitchens with granite or quartz countertops, a center island with breakfast bar, walk-in pantry, and dinette area.
Owner’s suites (some are first floor) offer oversized bedrooms with vaulted or trayed ceilings (some also have sitting areas), a large walk-in closet, and a spacious en-suite bathroom (many have vaulted ceilings with skylights) featuring a tiled walk-in shower, soaking/jetted tub, dual sinks/vanities, and an enclosed commode.
Large laundry rooms have utility tubs and cabinets (most are located on the first level).
Finished lower levels offer rec rooms with bars, billiard areas, and even wine cellars.
Side-entry garages, many heated, accommodate 3-cars.
Many homes have masonry mailboxes, further enhancing their curb appeal and enriching the streetscape.
Homesites are generously sized, measuring approximately 105′ wide and ranging from 0.35 to 1.18 acres.
Most homesites have treed backyards, offering shade, privacy and soothing birdsong.
Outdoor living is enhanced by sprawling composite decks and/or paver or stamped-concrete patios.




In addition to its elegant homes, The Estates is particularly sought-after as the only single-family home community in Westlake with a private neighborhood pool and tennis courts! Recreational amenities are located in the center of the development at 3115 Regency Pl.
Adjacent to the pool and tennis courts is a 2.56-acre parcel with a detention basin.
Note: HOA-owned common land is designated in yellow on the illustrated map above.
The east side of the community abuts a wooded section surrounding Westlake Recreation Center and Senior Center (green area on above-illustrated map).
The southeast end of the subdivision (east side of Excalibur Ave and east end/cul-de-sac of Weybridge Dr) borders senior living communities or condos. A wooden privacy fence and/or a treed landscape mound offers privacy to the adjacent homes.


The Estates has three entrances: Regency Pl off Hilliard Blvd, Coventry Dr off Crocker Rd, and Excalibur Ave off Shwartz Rd. Each entrance has stone signage and a divided median with lush landscaping and a miniature decorative guard station.
Streets are lined with lantern-style streetlights, street trees, curbs and sidewalks.
There are eight full cul-de-sacs along Chatham Ct, Grande Ct, Hampshire Pl, King Arthur Ct, Notingham Ct, Weybridge Dr, and both N Windsor Ct and S Windsor Ct, each featuring a landscaped island.
Homeowner’s Association (HOA) fees at The Estates are approximately $1,500 annually.

The Estates of Westlake, Ohio is located east of Crocker Rd, between Hilliard Blvd and Schwartz Rd.
The community is ideally situated 1.5 miles south of I-90 – far enough away to evade interstate traffic noise, but still accessible in under 10 minutes.
Westlake’s top-rated public schools are all nearby: 7 min to Westlake High School; 8 min to Elementary, Intermediate and Lee Burneson Middle School.
The Estates is just 5 minutes from Crocker Park—the best shopping on the west side of Cleveland—a sprawling, open-air collection of restaurants, retail, entertainment & leisure. Additional retail and dining is available at Avon Commons.
Directly east of the community (a ≤5 min drive or ≤8 min bike ride) is Westlake’s state-of-the-art Recreation Center! The 86-acre outdoor complex includes baseball/softball fields, soccer fields, tennis courts, a fishing pond, playground, gazebo, picnic area, paved outdoor trail, and plenty of greenspace for your enjoyment. Inside the facility, there’s a 13,500 square foot fitness room, group exercise rooms, high school-sized regulation basketball courts, cycling studio, elevated rubber running track, and locker rooms with saunas. The indoor aquatics center houses five pools including a lap pool, a diving well, a children’s play pool, a lazy river, and slides.
Should you want to venture out from The Estates’ community pool, the Westlake Aquatic Center in Clague Park offers five bodies of water for all ages: slide plunge pool, lazy river, activity pool, splash pad, and the main pool with diving board, climbing wall and lap area. Clague Park also hosts the city’s Fourth of July fireworks display.
Just down the street is Bradley Nature Park—a 20-acre park located on Bradley Road just south of Hilliard Blvd. The park features a sledding hill, a tot playground, a pavilion, picnic tables and grills, a nature trail and restroom facilities.
Or if you desire a day at the beach, Huntington Reservation on Lake Erie is only 14 mins away!
If you’re a golfer, you are less than 15 minutes from an array of courses: 6 min to Meadowood and Hilliard Lakes; 9 min to Springvale and North Olmsted Golf Club; 10 min to Red Tail; and 12 min to Bob-O-Link Golf Course and Sweetbriar.
There are several private clubs nearby: Lakewood Country Club is 6 min northwest, Avon Oaks Country Club is 9 min northwest, and Westwood Country Club is 14 min east.
Boaters will feel right at home at The Cleveland Yachting Club (CYC) – one of the oldest and most prestigious yachting clubs in the nation. Home to more than 300 sail and powerboats, CYC is known for its beautiful setting, first-class facilities and family-friendly atmosphere. CYC is located on its own island at the mouth of Rocky River, nine miles west of downtown Cleveland.
