About The Estates of Sharon Falls
The Estates of Sharon Falls (aka Sharon Falls Estates) is an elite community of 26 exquisite million-dollar custom-built luxury homes on 2-acre homesites. This scenic subdivision is surrounded by organic beauty with lush woodlands, streams, natural lakes, ponds and local wildlife.
The Estates of Sharon Falls is located in Sharon Township of Medina County, comprising Arbor Falls Dr, the eastern end of Appian Way (house numbers 5682-5617), and two homes on Stags Leap Dr (house numbers 5453 & 5468). It is accessible through the adjoining community of Tramonte Orchard Estates from State Rd from Ridgewood Rd through The Ridge or the sister development of The Preserve of Sharon Falls.
NOTE: This development includes both Medina (zip code 44256) and Wadsworth (zip code 44281) addresses.
Homes were constructed from 2008-2023 by custom builders including Elite Designer Homes and J. E. Moran Builders.
You won’t find any basic boxy home designs or vinyl siding in this premier community. Elegant facades feature natural materials like stone, brick and stucco with various contemporary, traditional, old-world, and Craftsman designs.
These commodious homes range from 4,700-16,000+ square feet with 4-6 bedrooms and 4.5-8+ bathrooms.
Inside, homes are elegantly appointed with top-grade materials, specialty ceilings (coffered, beamed and tray), hardwood or LVP flooring, dramatic two-story foyers with turned staircases, grand formal dining rooms, stately executive dens, large laundry rooms with built-in sinks and cabinets, and mudrooms. Two-story or vaulted great rooms with floor-to-ceiling stone-faced fireplaces and custom built-ins are open to chef’s kitchens featuring granite or quartz countertops, tile backsplash, furniture-grade tongue & groove cabinets with pullouts and under/over cabinet lighting, elongated islands with breakfast bar, top-of-the-line appliances, wall ovens, oversized walk-in pantry, dinette area, and even heart rooms or sunrooms. Owner’s suites include sitting areas, large walk-in closets, and spa-like bathrooms with custom tiled walk-in showers, soaking tubs, dual sinks/vanities, and enclosed lavatories. Finished lower levels (some are coveted walkouts!) are complete with media rooms, bars, kitchenettes, billiard rooms, wine cellars and tasting rooms, and exercise rooms. Side or rear-entry garages accommodate 3-4 cars. Some homes also have detached garages.
Homes have public water and sewer.
Backyard oases feature covered patios with built-in fireplaces and kitchens, professional landscaping, and even in-ground pools.
Homesites are generally sized between 2 and 3 acres. There are also a few larger lots measuring from 4.5 to 8.2 acres.
Numerous lots have small natural lakes or private ponds with fountains or waterfalls.
Strategically placed landscape mounds offer privacy from neighboring lots and give character to the landscape.
Yellow Creek, a tributary of the Cuyahoga River, and several small streams meander through the community. View flood information.
The entrance is flanked on the right by a stately masonry signage wall with lantern-topped pillars.
Its streets are lined with blooming trees.
The east end of Arbor Falls Drive is currently a dead end, which could be extended with future development opportunities.
To the south, Stags Leap Dr adjoins its sister community, The Woodlands of Sharon Falls.
Its other sister development, The Ledges of Sharon Falls, is directly north of Arbor Falls Drive cul-de-sac.
The Estates of Sharon Falls has a privately operated Homeowner’s Association (HOA). Building, landscaping and maintenance restrictions uphold the value and beauty of the community. Annual HOA fees are approximately $1,200.
The Estates of Sharon Falls is served by the highly-rated Highland Local School District along with bussing to St. Albert the Great School and the prestigious Old Trail School.
