About Colonial Hills
Colonial Hills is a community of 33 custom-built single-family luxury homes in Wadsworth (Sharon Township) Ohio. This subdivision is located off the south side of Fixler Rd, 0.3 miles west of Ridge Rd, comprising the streets of Beacon Hill Dr, Colonial Hills Dr and Lantern Hill Dr, as well as 1624 Fixler Rd.
Colonial Hills homes were constructed beginning in 1999 by custom builders including Gasser Builders and Modern Home Concepts.
In 2017, eight lots were added along the west end of Beacon Hill Dr (house numbers 1563-1639) for Phase 2.
These ranch and two-story floorplans mainly range from 3,600-7,200 square feet with 3-5 bedrooms and 2.5-5+ bathrooms.
Since homes were constructed by numerous builders over 25 years, designs and amenities will vary. Interior features may include solid core doors, LVP or hardwood flooring, designated foyers, private dens, formal dining rooms, large laundry rooms, and mud halls. Fireplaced great rooms open to kitchens featuring soft-close cabinets, granite or quartz countertops, tile backsplash, center island with breakfast bar, a walk-in pantry, and a dining area. First or second floor owner’s suites include trayed or vaulted ceilings, walk-in closets, and bathrooms with custom tiled walk-in showers and/or soaking tubs, dual sinks/vanities, and enclosed commodes. Second floors may have lofts or bonus rooms. Finished lower levels may feature media rooms, bars and exercise rooms.
Homes are served by individual water wells and county sewer.
Side-entry garages accommodate 3-4 cars.
Backyards feature composite decks, custom patios, covered living areas, fire pits, and in-ground pools.
Generously sized homesites are approximately 200′ wide with a minimum of 110′ setbacks, sufficiently accommodating the scale of these homes and providing plenty of space from both passing neighborhood traffic and adjacent homes.
Lots range from 2.0 to 4.3 acres (average size is 2 acres). One lot is sized at 12 acres.
Most of the site was previously cropland, offering cleared lots with open vistas. However, most lots, particularly those in Phase 1, have strategically planted trees to provide natural privacy.
Some backyards are partially to fully wooded with old-growth trees.
Several tributary streams of Wolf Creek (some are shown on above map) intersect homesites along the northwest, southwest and southern ends of the development, offering gently sloping topography.
As with most neighborhood streets in Sharon Township, there are no curbs or sidewalks.
Mail is conveniently delivered to mailboxes at the end of each driveway.
Lantern Hill Dr ends in a permanent cul-de-sac. Beacon Hill Dr has a temporary cul-de-sac, which could be extended with future development opportunities.
This neighborhood is served by the highly-rated Highland Local School District along with bussing to St. Albert the Great School and the prestigious Old Trail School.
There are no Homeowner’s Association (HOA) fees at Colonial Hills.

Colonial Hills is located in Wadsworth, Ohio (Sharon Township), off the south side of Fixler Rd (County Hwy 75), 0.3 miles west of Ridge Rd.
Highways are accessible in 11 min to both I-71 and I-77, and 12 min to I-271 .
Local conveniences are all 8-12 min south including numerous grocers, Home Depot, Target, Walmart, gas stations, fast food and restaurants.

Local outdoor recreation amenities are abundant, with more than a dozen Wadsworth City, Sharon Township, Medina County, and Summit Metro parks within a 15 min drive.
Equestrians have a half dozen stables within 12 min.
Golfers will appreciate the ≤20 min proximity to Chippewa, Pine Valley, Loyal Oak, Pleasant Valley, Mud Run, Rawiga Golf Club, Spring Hills, and Ridge Top. If you’re looking for private golf clubs, The Sharon Golf Club, Fox Meadow Country Club, and Medina Country Club are a 6-14 min drive.
Boston Mills and Brandywine Ski Resorts are approximately 30 min away for skiing and tubing during the winter months.
