About Woodhaven Preserve
Woodhaven Preserve is a community of 38 single-family luxury homes at the southern end of Wadsworth, Ohio (Wadsworth Township). This subdivision is located off the west side of Mt Eaton Rd (Route 94), 0.2 miles north of Wall Road, comprising the streets of Bolich Dr and Trew Terrace.
Woodhaven Preserve homes were constructed beginning in 2007 exclusively by Helen Scott Custom Builders.
Prices start in the $700’s.

Phase 1 homes (Trew Terrace and the first 5 homes on Bolich Dr) were built between 2007-2015.
Construction of Phase 2 homes began in 2019 and Phase 3 in 2021.
Facades of modern farmhouse/Craftsman-inspired designs are accented with a combination of mixed-texture siding profiles (board and batten, horizontal, and/or shake), brick/stone accents, white rake board/fascia trim, and gable pediments/accents that make each home unique. Each has a covered front entryway, some with extended front porches for seating.
Homes are sized from 2,400-4,500 square feet with 3-5 bedrooms and 2.5-4.5 bathrooms.
Inside, homes feature solid core doors, LVP flooring, designated foyers, private dens, large laundry rooms with folding stations and built-in utility tubs, and mud halls with cubbies, and fireplaced great rooms that open to kitchens featuring soft-close cabinets, quartz countertops, tile backsplash, center island with breakfast bar, walk-in pantry, and a dining area. First floor owner’s suites include trayed ceilings, custom walk-in closets, and bathrooms with custom tiled walk-in showers, soaking tubs, dual sinks/vanities, and enclosed commodes. Second floors may have lofts or bonus rooms. Optional finished lower levels may feature media rooms, bars, exercise rooms, bedrooms and bathrooms.
Front or side-entry garages accommodate 3 cars. Some homes also have detached garages.
Homes have private water wells and city sewer (no septic system!).
Lots are ≥125′ wide and range from 1.5 to 2.64 acres (average lot size is 1.5 acres).
Front and side yards are cleared of mature pre-existing trees, so homes are fully visible from the street. However, generous 100′ street setbacks provide sweeping foregrounds and ample distance from passing neighborhood traffic. Strategic plantings can further enhance privacy and overall curb appeal.
Backyards are available as fully cleared for wide-open vistas or partially to fully wooded, offering timbered privacy.
Backyards feature composite decks and/or custom patios, covered living areas, and fire pits.
Backyard storage sheds, fencing, play equipment, gardens, and in-ground pools are permitted.
A small tributary stream of Wolf Creek runs near the stormwater basin along the southwest corner of the subdivision. Just east of the basin is a small area of wetlands, which extends across three lots. The site does not contain a FEMA-mapped floodplain.
The entrance to Bolich Dr is ornamented by a landscaped bed with stacked stone pillars and signage.
As with most Wadsworth neighborhoods, there are no curbs or sidewalks.
Both Bolich Dr and Trew Terrace end in permanent cul-de-sacs.
Phase 1 homes (Trew Terrace and the first 5 homes on Bolich Dr) have individual mailboxes at the end of each driveway. Mail for phases 2 and 3 is delivered to the kiosk near the entrance.
Bordering this community to the north is Mount Eaton Estates.
The northwest end of Bolich Dr abuts vacant city-owned property.
This neighborhood is served by the highly-rated 4.5 out of 5 stars Wadsworth City School District.
NOTE: There are no HOA fees for Phase 1. Homeowner’s Association (HOA) fees for Phases 2 & 3 of Woodhaven Preserve are approximately $250 annually.
