Guilford Farms is a community of 58 custom-built single-family luxury homes with 2-acre lots in western Wadsworth, Ohio (Guilford Township).
The subdivision is situated near the southwest corner of Blake Rd and Yoder Rd, with an entrance off both roads. It includes the primary/entrance street of Markley Drive, as well as Candace Ct, Kalie Cir, Mark Dale Dr, and six residences on Blake Rd (even house numbers 3548-3686).
NOTE: Homes along Blake Rd have Seville addresses (zip code 44273).
Guilford Farms homes were built between 1997-2003.
These ranch and two-story floorplans range from 1,800-4,500 square feet with 3-5 bedrooms and 2-4 bathrooms.
Principal rooms and features may include LVP or hardwood flooring, designated foyers, large first floor laundry rooms, private dens or formal living rooms, formal dining rooms, sunrooms or 4-season rooms, and fireplaced great rooms (some with vaulted, two-story or beamed ceilings) that open to kitchens featuring granite or quartz countertops, tile backsplash, center island or peninsula, breakfast bar, walk-in pantry, and dining area. First or second floor owner’s suites include trayed or vaulted ceilings, walk-in closets, and bathrooms with custom tiled walk-in showers and/or soaking tubs, dual sinks/vanities, and enclosed commodes. Second floors can have lofts or bonus rooms. Finished lower levels (some are coveted walkouts!) may feature media rooms, bars and exercise rooms.
Homes are serviced by well water and septic systems.
Side-entry garages accommodate 2-3 cars. Many homes also have detached garages for additional parking.
Backyards feature composite decks and/or custom patios, fire pits, gardens, storage sheds, and even above-ground pools.
Spacious homesites primarily range from 2.0 to 2.4 acres. There are also two 5-acre lots.
Most of the site was used for agriculture, presenting flat, fully cleared lots for wide open country views. Most residences have added strategically planted trees for privacy.
Lots along the southwest corner are heavily wooded with old-growth trees offering the ultimate in privacy and verdant beauty.
As with most neighborhood streets in Sharon Township, there are no curbs or sidewalks.
Mail is conveniently delivered to individual mailboxes, all of the same style for a consistent streetscape.
Candance Ct and Kalie Cir end in permanent cul-de-sacs. Mark Dale Dr has a temporary cul-de-sac, which could be extended with future development opportunities.
This neighborhood is served by the highly-rated Wadsworth City School District.
