The Reserve at Sharon is a new construction community by Pulte Homes with 54 open vista homesites in Wadsworth (Sharon Township) Ohio, located 0.8 miles south of Fixler Rd, off the east side of Ridge Rd.

The 52-acre site will encompass three cul-de-sac streets: John Arthur Ln, Reserve Blvd, and “Street C,” which will be completed in three phases.

Pulte Homes began construction at The Reserve at Sharon in 2024.

Prices start in the $600’s.

Pulte is offering seven ranch, 1.5 and 2-story floorplans from which to personalize.

Facades have modern farmhouse/Craftsman-inspired designs accented with a combination of mixed-texture siding profiles (board and batten, horizontal, and/or shake), brick/stone accents, white rake board/fascia trim, and gable pediments/accents that make each home unique. Each has a covered front entryway, some with extended front porches for seating.

Excluding finished basements, homes are sized from 2,400-3,900 square feet with 3-4 bedrooms and 2.5+ bathrooms.

Inside, homes may feature LVP flooring, designated foyers, mud halls with cubbies, side-by-side capacity laundry rooms, dens/flex rooms and/or formal dining rooms, pocket offices, and fireplaced great rooms that open to kitchens featuring granite or quartz countertops, center island with breakfast bar, walk-in pantry, and a dining area. First or second floor owner’s suites include walk-in closets and bathrooms with soaking tubs and/or tiled walk-in showers, dual sink vanities, and enclosed commodes. Second floors may have lofts or bonus rooms. Optional finished lower levels may feature media rooms, bars and exercise rooms.

Side-entry garages accommodate 3-4 cars.

Homes have public water and sewer.

Backyards feature custom patios and/or covered living areas.

The site was previously used as cropland, offering level lots with open vistas. Strategically placed plantings can provide natural privacy from neighboring lots.

Homesites range from 0.34 to 1.98 acres, with most lots sized around half an acre.

The entrance to Reserve Blvd is ornamented by a landscaped bed with stacked stone pillars and signage. Ornamental trees and black split-rail fencing line the street up to John Arthur Ln.

Nearly 6 acres of forested HOA-owned open space borders the front of the community so that no homes abut the main road.

Detention basins spanning several properties will collect rainwater and prevent flooding during heavy storms.

As with most neighborhood streets in Sharon Township, there are no curbs or sidewalks.

The north end of John Arthur Ln will dead end against 80 acres of farmland, with potential for extension with future development opportunities.

The property to the south is occupied by a church.

To the east, the community abuts wooded residential properties.

🛢️NOTE: A tank battery and active oil well are located in the open space near 7536 John Arthur Ln (sublot 21 on above map). Due to health and safety concerns, proximity to gas and oil wells can negatively impact home values. However, surrounding residents can often yield reduced property tax values through the board of revisions.

This neighborhood is served by the highly-rated Highland Local School District along with bussing to St. Albert the Great School and the prestigious Old Trail School.
