You won’t find any basic boxy home designs or vinyl siding in this premier community! Refined facades include contemporary, traditional, old-world, and Craftsman designs featuring natural materials like stone, brick and stucco.

These spacious homes begin at 4,000 square feet with 4+ bedrooms and 3+ bathrooms.

Inside, homes are elegantly appointed with top-grade materials, specialty ceilings (coffered, beamed and tray), hardwood or LVP flooring, dramatic two-story foyers with turned staircases, grand formal dining rooms, stately executive dens, large laundry rooms with built-in sinks and cabinets, and mudrooms. Two-story or vaulted great rooms with floor-to-ceiling stone-faced fireplaces and custom built-ins are open to chef’s kitchens featuring granite or quartz countertops, tile backsplash, furniture-grade tongue & groove cabinets with pullouts and under/over cabinet lighting, elongated islands with breakfast bar, top-of-the-line appliances, wall ovens, oversized walk-in pantry, dinette area and even hearth rooms or sunrooms. Owner’s suites include sitting areas, large walk-in closets, and spa-like bathrooms with custom tiled walk-in showers, soaking tubs, dual sinks/vanities, and enclosed lavatories. Finished lower levels (some are coveted walkouts!) are complete with media rooms, bars, kitchenettes, billiard rooms, wine cellars and tasting rooms, and exercise rooms.

Side or rear-entry garages accommodate 3-4 cars. Homes may also have detached garages.

Homes will have public water and sewer.

Building setbacks are 90′ from the street, allowing for expansive foregrounds with winding/circular motor courts.

Homesites are 200′ wide (60′ frontage on cul-de-sacs) and primarily sized around 2 acres. Larger lots range from 3.27 to 4.26 acres.

Backyards feature professional landscaping, patios and/or covered living spaces, built-in fire pits/fireplaces, outdoor kitchens, and even in-ground pools.

Numerous lots boast ponds or natural lakes for serene water views.

Strategically placed landscape mounds offer privacy from neighboring lots and give character to the landscape.

A small stream crosses the center of the community and Yellow Creek–a tributary of the Cuyahoga River–flows across several lots along the north end of the community. However, the subdivision does not lie in a FEMA-designated flood zone.

The Preserve of Sharon Falls is served by the highly-rated Highland Local School District along with bussing to St. Albert the Great School and the prestigious Old Trail School.

The Preserve of Sharon Falls will have a privately operated Homeowner’s Association (HOA) and annual fees. Building, landscaping and maintenance restrictions uphold the value and beauty of the community.

To the northeast, Sharon Falls Dr adjoins its sister community, The Woodlands of Sharon Falls.

Bordering this development to the north is another sister community, The Estates of Sharon Falls. Directly west are the homes of The Ridge.

Forest Glen is across the street.
