About Grandview Farms
Grandview Farms is a community of 50 custom-built luxury homes in Sharon Township of Wadsworth, Ohio (Medina County).
This development is located 0.6 miles south of Ridgewood Rd, off the west side of Medina Line Rd, comprising the streets of Brent Allen Dr, Kenroy Dr, Michael Glen Ln, Tim Dr, and Taylor James Blvd, and two homes on Medina Line Rd (house numbers 986 & 988).
Grandview Farms homes were constructed between beginning in 1999 by custom builders including Elite Designer Homes, KNL, Main Street Builders, and Todd Wallace Builders.
Being that homes were custom-built over 25 years, exterior architecture and interior amenities will differ. Facades primarily feature traditional styling with full brick or partial brick/stone with vinyl siding.
Homes include ranch and two-story designs that range from 3,600-6,700 square feet with 4-5 bedrooms and 3-5 bathrooms.
Inside, homes are appointed with hardwood or LVP flooring, trayed and coffered ceilings, dramatic two-story foyers with turned staircases, formal dining rooms, private dens and/or flex rooms, and laundry rooms with built-in sinks and cabinets. Two-story or vaulted great rooms with fireplaces are open to kitchens featuring granite or quartz countertops, tile backsplash, center islands with breakfast bar, a walk-in pantry, and dinette area. Owner’s suites (most are first floor) can include sitting areas, large walk-in closets, and spa-like bathrooms with tiled walk-in showers, soaking tubs, dual sinks/vanities, and enclosed lavatories. Some homes also have in-law suites. Finished lower levels (a few are coveted walkouts!) may have media rooms, bars, billiard areas, and exercise rooms.
Side-entry garages accommodate 3-4 cars. Some homes also have detached garages for additional vehicles.
Homes are served by individual water wells and septic systems.
Backyards feature professional landscaping, sprawling patios and/or decks, covered living areas, and fire pits. Playsets, gardens, sheds and in-ground pools are permitted.
Homesites are sized between 2 to 4.9 acres.
Properties feature varied landcover, from cleared lots offering panoramic views, to lightly treed parcels or densely wooded lots, especially along Taylor James Blvd, ensuring unparalleled privacy and lush natural surroundings.
Several lots along the north side of James Taylor Blvd have a tributary of Pigeon Creek meandering through their backyards, with wetlands enhancing the natural beauty of the landscape by harboring a diverse array of plants and wildlife.
⚡NOTE: A row of high-voltage steel lattice tower transmission lines and a row of wooden pole distribution lines run north-south through the west end of the subdivision, for those concerned about health and safety, visual encumbrance or property values.
The entrance to Taylor James Blvd is flanked by large landscaped beds with an evergreen backdrop, masonry signage, and white picket fencing. White split rail fencing extends along the main road and roughly 0.2 miles into the community.
Tim Dr ends in a permanent cul-de-sac. There is a knuckle cul-de-sac at the junction of Brent Allen Dr and Kenroy Dr.
Grandview Farms is currently not connected to another community. However, both ends of Kenroy Dr are dead ends, which could be extended with future development opportunities.
True to country living, as with most Wadsworth subdivisions, there are no curbs or sidewalks.
Post is conveniently delivered to individual mailboxes at the end of each driveway.
Homeowner’s Association (HOA) fees at Grandview Farms are approximately $200 annually.
Residences are served by the highly-rated Highland Local School District along with bussing to St. Albert the Great School and the prestigious Old Trail School.
Comparable nearby communities include Sharon Woods, 0.6 miles to the north.

Local outdoor recreation amenities are plentiful! The 150-acre Granger Wetlands Wildlife Sanctuary is an 11 min drive. You’re 13 min to Carolyn Ludwig Mugrage Park with green space, two miles of trails, a large playground, fishing pond, and a spacious fenced dog run. Allardale Park is 10 min away for hiking and equestrian trails, a picnic shelter and indoor lodge. Bath Nature Preserve is a 13 min drive with hiking and equestrian trails, two ponds for catch-and-release fishing, sled riding, and cross country skiing. It’s 18 min to Lake Medina for hiking, fishing, canoeing, and cross-country skiing. The Cleveland Metroparks’ Hinckley Reservation is 18 min away with 2,803 acres including twenty miles of all-purpose trails, bridle trails, a 90-acre lake (Hinckley Lake) with a boathouse for water sport rentals, a beach, swimming pool, two smaller fishing ponds also used for ice fishing and skating come winter, stone carvings at Worden’s Ledges, and its most notable feature–the porous sandstone outcroppings of Whipp’s Ledges. Hinckley Reservation is also home to the annual festival known as Buzzard’s Day, which celebrates the return of the turkey vulture to the area around mid-March. The 33,000-acre Cuyahoga Valley National Park, which includes the Cuyahoga River and numerous waterfalls, the 87-mile Ohio & Erie Canal Towpath Trail, and the Cuyahoga Valley Scenic Railroad is 17 min away. Richfield Heritage Preserve is 20 min away, offering 336 wooded acres with hiking trails that include a portion of the Buckeye Trail, winding streams, two lakes for fishing and non-motorized watersports, and a horse barn with five miles of bridle trails.
Golfers have several courses accessible in 20 minutes or less including Hinckley Hills, Pleasant Valley, Ironwood, Briarwood, Bunker Hill, Seneca, and Sleepy Hollow. If you’re looking for social membership and golf, you’re 8 min to The Sharon Golf Club and 14 min to Weymouth Country Club.
