About Sharon Heights
Sharon Heights is a community of 38 custom-built single-family luxury homes in Wadsworth (Sharon Township) Ohio. This subdivision is located 0.8 miles south of Fixler Rd (County Hwy 75), off the east side of Boneta Rd, and encompasses the streets of Chicory Ln, Hearth Hills Ln, Vista Bluff, and the west end of Heights Dr (house numbers 2281-2448).
Sharon Heights homes were built beginning in 2006 by custom builders including FWM Homes, Glen Smith, Modern Home Concepts, VictoryGate Custom Homes, and Wyndham Hill Construction.
When initially constructed, these homes began around $550,000.
These ranch and two-story floorplans range from 3,200-5,200 square feet with 3-5 bedrooms and 2.5-4.5+ bathrooms.
Since homes were constructed by numerous builders over nearly 20 years, designs and amenities will vary.
Interior features may include solid core doors, LVP or hardwood flooring, designated foyers, private dens, formal dining rooms, large laundry rooms, and mud halls with cubbies. Fireplaced great rooms open to kitchens featuring soft-close cabinets, quartz countertops, tile backsplash, center island with breakfast bar, a walk-in pantry, and a dining area. First floor owner’s suites include trayed or vaulted ceilings, walk-in closets, and bathrooms with custom tiled walk-in showers, soaking tubs, dual sinks/vanities, and enclosed commodes. Second floors may have lofts or bonus rooms. Optional finished lower levels may feature media rooms, bars, exercise rooms, bedrooms and bathrooms.
Homes have well water and septic systems.
Side-entry garages accommodate 3 cars.
Backyards feature composite decks, custom patios, covered living areas, fire pits, and in-ground pools.
Homesites are approximately 200′ wide with 100′ setbacks, offering plenty of space from both passing neighborhood traffic and adjacent homes.
Lots range from 2.0 to 2.88 acres.
Most of the site was previously cropland or open meadows, offering cleared gently sloping topography with open vistas. Strategically placed plantings can provide natural privacy from neighboring lots.
A few lots are partially wooded with old-growth trees.
Two homes (2304 & 2326 Hearth Hill Ln) have access to Osage Lake for non-motorized watersports.
The entrance to Heights Dr is ornamented by lush landscaped beds with stacked stone signage and split-rail fencing.
As with most neighborhood streets in Sharon Township, there are no curbs or sidewalks.
Mail is conveniently delivered to mailboxes at the end of each driveway.
Hearth Hills Ln and Vista Bluff end in permanent cul-de-sacs.
To the east, Heights Dr adjoins Blue Ridge Estates, which borders this community to the north and east.
The southeast corner of the subdivision abuts Osage Lake Estates.
This neighborhood is served by the highly-rated Highland Local School District along with bussing to St. Albert the Great School and the prestigious Old Trail School.
Homeowner’s Association (HOA) fees at Sharon Heights are approximately $350 annually.
