About Windfall Reserve
Windfall Reserve is a community of 59 single-family homes in Medina, Ohio (Montville Township) located between Medina and Ridgewood Roads, off the west side of Windfall Rd, encompassing Sunburst Dr, the cul-de-sac streets of Ridgeline Dr and Stillwood Dr, and one home on Windfall Rd (house number 5460).


Homes were constructed by builders including Jacob Homes of Medina and Unmistakably Premier Homes from 2004-2014.
Most homes in Windfall Reserve are 2-story, but there are a few ranch and cape cod styles. Homes mainly range from 2,600-4,900 square feet with 3-5 bedrooms and 2.5-3.5 bathrooms.
Facades are styled traditionally or as modern farmhouse, some with brick/stone accents.
Inside, homes feature hardwood or LVP flooring, large laundry rooms with utility tubs and cabinets, designated front foyers, formal dining rooms, private dens or formal living rooms, and fireplaced great rooms (some two-story) that open to kitchens featuring granite or quartz countertops, center island, breakfast bars, and dinette area or morning room. Owner’s suites include walk-in closets and bathrooms with walk-in showers, soaking/jetted tubs, and dual sinks/vanities. Finished lower levels (some are coveted walkouts!) are complete with media rooms, billiard rooms, bars, and exercise rooms. Front or side-entry garages accommodate 2-3.5 cars.
Homes are serviced by public water and sewer.
Backyards feature patios and/or composite decks and fireplaces or fire pits.
Fences, sheds, and pools (both above and in-ground) are permitted.
Homesites are approximately 80′ wide and primarily sized from 0.31 to 0.54 acres. There are also a few larger lots up to 1.96 acres.
Some homes have treed backyards.
A number of homes abut HOA-owned wooded greenspace (designated in yellow on above map) for additional privacy.

Sunburst Dr extends between Montville Dr and Windfall Rd with entrances off each. The entrance to Sunburst Dr from Windfall Rd is ornamented by a large landscaped bed with boulders and stacked stone signage.
Unlike the majority of Medina streets, this community has street trees, curbs and sidewalks throughout.
Mailboxes are all the same design and color, bringing consistency to the streetscape.
Wooden pole transmission lines run east-west beyond the south end of the community. However, wooded common area parcels and a treeline easement should obstruct any visual encumbrance.
This neighborhood is serviced by the highly-rated Highland Local School District.
Homeowner’s Association (HOA) fees at Windfall Reserve are approximately $225 annually.
Windfall Reserve is connected via Montville Dr to the subdivision of Ridgewood Falls, which has its own entrance off Ridgewood Rd.
To the north are the residences of Hillsong (aka Woodford Commons).

The subdivision of Windfall Reserve is located in Medina, Ohio (Montville Township) off the west side of Windfall Rd between Medina Rd and Ridgewood Rd.
Highways are accessible in 4 min to I-71, 6 min to I-271, 15 min to I-77, and 18 min to I-80/Turnpike.
While the proimity is convenient, the west end of the community is approximately 1,500 feet (0.28 miles) from I-71, which may subject it to interstate noise.
Medina’s historic square is 10 min away and its commercial district with restaurants, grocery, drug stores, banking, and shops including Target, Walmart, Staples, Home Depot, Hobby Lobby, Kohl’s, Marshalls and more is just a 15 min drive.
Summit Mall and shopping center is 17 min away. Anchored by Dillard’s and Macy’s, it boasts over 125 of your favorite retailers like Apple, J. Crew, Gap, and Vera Bradley as well as the restaurants you crave like First Watch, P.F. Changs and Bravo. In addition, you’ll find an abundance of shopping and dining options nearby like Dick’s Sporting Goods, Kohl’s, Target, Lowe’s, and Home Depot as well as Winking Lizard Peninsula, Bomba Taco, Michael Angelo’s Winery, Wasabi Japanese Steakhouse, and more.
Local outdoor recreation amenities are plentiful! It’s 5 min to Carolyn Ludwig Mugrage Park with green space, two miles of trails, a large playground, fishing pond, and a spacious fenced dog run. You’re 8 min to Oenslager Nature Center at Alderfer-Chatfield Wildlife Sanctuary with five trails totaling close to three miles. Lake Medina is 9 min away for hiking, fishing, canoeing, and cross-country skiing. The 150-acre Granger Wetlands Wildlife Sanctuary is an 11 min drive. The Cleveland Metroparks’ Hinckley Reservation is 15 min away with 2,803 acres including twenty miles of all-purpose trails, bridle trails, a 90-acre lake (Hinckley Lake) with a boathouse for water sport rentals, a beach, swimming pool, two smaller fishing ponds also used for ice fishing and skating come winter, stone carvings at Worden’s Ledges, and its most notable feature–the porous sandstone outcroppings of Whipp’s Ledges.
If you’re a golfer, there are a number of golf courses accessible in 20 minutes or less including Hinckley Hills, Ironwood, Pine Hills, Pine Valley, Pleasant Valley, Rawiga Golf Club, and Ridge Top. If you’re looking for social membership and golf, you’re 8 min to Fox Meadow Country Club, 9 min to The Sharon Golf Club, 12 min to Weymouth Country Club, and 19 min to St. Bernard Golf Club.
Boston Mills and Brandywine Ski Resorts are a 25 min drive for skiing and tubing during the winter months.
A concert at Blossom Music Center is 30 min away.
