About Fairfax Meadows
Fairfax Meadows is a community of roughly 140 single-family homes in Medina, Ohio (Medina City Township) abutting forested parkland. This subdivision is located a half-mile north of Sharon Copley Rd off the east side of Wadsworth Rd, and comprises the streets of Alexandria Ln, Brynmar Ln, Sugarhouse Ln, and 16 homes on Gold Crest Dr (house numbers 1299 through 1332).
To the north, Gold Crest Dr and Alexandria Ln adjoin Montville Farms, which has its own entrance off Wadsworth Rd.
Fairfax Meadows homes were mainly built from 1997-2007, with the final home constructed in 2020 by builders including LDA Builders.
The majority of homes are two-story, but there are a couple of ranch styles. Homes range from 2,300-4,700 square feet with 3-5 bedrooms and 2.5-4 bathrooms.
Inside, homes feature hardwood flooring, two-story foyers with turned or curved staircases, formal dining rooms with tray ceilings, formal living rooms and/or private dens, laundry rooms with utility tubs and cabinets, and second-floor lofts or bonus rooms. Great rooms (many are vaulted or two-story) with fireplaces are open to kitchens featuring granite or quartz countertops, tile backsplash, breakfast bar seating, walk-in pantry, and dinette area. Owner’s suites include vaulted ceilings, walk-in closets, and bathrooms with walk-in showers, soaking/jetted tubs, dual vanities, and enclosed lavatories. Finished lower levels (many are coveted walkouts!) are complete with media rooms, billiard areas, bars, and exercise rooms.
Homes are serviced by public water and sewer.
Attached garages, most of which are front-entry, accommodate 2-3 cars.
Backyards feature custom patios and/or composite decks, covered living areas, and fireplaces or fire pits. Backyard fences, sheds, playsets, gardens, and in-ground pools are permitted.
Homesites have approximately 80′ frontage and mainly range from 0.27 to 0.45 acres. There are some larger lots measuring up to 1.05 acres.
Lots are available with wooded backyards, but most parcels are cleared, achieving privacy with strategically planted trees.
A number of homes abut common area parcels along the north side of the community (designated in yellow on above map).
The southern end of the development abuts forested parkland (green on above map) for endless wooded views of nature. The parkland, totaling 56.7, acres was gradually acquired by Medina County Park District between 2013-2019. The land, which is currently undeveloped, includes 2,900+ linear feet of tributaries to the West Branch of the Rocky River, a large pond, and habitat for a variety of native plants and animals including Redback salamanders, Red-shouldered hawks, and black walnut and elm trees.
The eastern end of the subdivision backs to an expansive wooded residential parcel.
The entrance street of Sugarhouse Ln (also written as Sugar House Ln) is elegantly flanked by lush landscaped beds with flowers, shrubs, mature trees, masonry signage, and white crossbuck fencing that continues along the front of the community. The center of the boulevard-style street is enhanced by a landscaped divided median.
Its winding streets are lined by blooming street trees, lantern-style streetlamps, curbs, and sidewalks—a rarity in Medina neighborhoods!
Alexandria Ln and Brynmar Ln have elongated cul-de-sacs with landscaped islands.
All mailboxes are of the same color and design, bringing uniformity to the streetscape.
TRANSMISSION LINES: While the utility lines for this community are all underground, there are wooden pole transmission lines that cross Sugar House Ln and Brynmar Ln, for those with sensitivities or concerns about visual encumbrance.
This neighborhood is served by the highly-rated Medina City School District.
Homeowner’s Association (HOA) fees for Fairfax Meadows are approximately $200 annually.
Other nearby developments include Lexington Ridge (across the street on the opposite side of Wadsworth Rd).

It’s 11 min to Carolyn Ludwig Mugrage Park with green space, two miles of trails, a large playground, fishing pond, and a spacious fenced dog run. Lake Medina is 12 min away for hiking, fishing, canoeing, and cross-country skiing.
