About Montville Farms
Montville Farms is a community of approximately 225 single-family homes abutting forested parkland in Medina, Ohio (Medina City Township), located 0.8 miles north of Sharon Copley Rd off the east side of Wadsworth Rd.
This subdivision comprises Brandywine Dr, Willow Bend Dr, the cul-de-sac streets of Greenwood Ct and Pennyroyal Cir, the north end of Gold Crest Dr (up to house number 1280), the south end of Ty Dr (house numbers 1111 and higher), and 1121 Sunhaven Dr.

Montville Farms homes were built between 1991-2013. Builders include Dave Toth Homes, Horizon Construction, Landmark Homes, and Sturgess Construction.
Homes include two-story and ranch styles that range from 2,300-5,200 square feet with 3-5 bedrooms and 2.5-4 bathrooms.
Inside, homes feature hardwood flooring, laundry rooms with utility tubs and cabinets, two-story foyers, formal dining rooms with tray ceilings, formal living rooms and/or private dens, and fireplaced great rooms (many are vaulted or two-story) that are open to kitchens featuring granite or quartz countertops, breakfast bars, tile backsplash, walk-in pantry, and dinette area. Owner’s suites (some first-floor) include vaulted ceilings, walk-in closets, and bathrooms with walk-in showers, soaking/jetted tubs, dual vanities, and enclosed lavatories. Second levels may have lofts or bonus rooms. Finished lower levels (many are coveted walkouts!) are complete with media rooms, billiard areas, bars, and exercise rooms.
Homes are serviced by public water and sewer.
Attached front or side-entry garages accommodate 2-3 cars.
Outdoor living is enjoyed on custom patios and/or composite decks, covered living areas, and fireplaces or fire pits. Backyards may also include fences, storage sheds, and above-ground and in-ground pools.
Cleared, lightly treed or wooded backyard homesites range from 0.36 to 1.72 acres.
A stream runs across the northern end of the development, offering rolling terrain. View flood information.
Homes along the north and eastern end of the development back to 39 acres of forested parkland (green sections on above map), offering enhanced privacy and endless wooded views. Jaycee Park has an open meadow area (accessible between the residences of 1200 and 1208 Gold Crest Dr). The pavilion, play structure, and walking trail (located at 1198 Sturbridge Dr) are accessible through the adjoining subdivision to the north.
Some homes along the south end of the community abut common area owned by the neighboring development’s HOA (designated in yellow on above map).
To the northeast are train tracks.

The entrance to Brandywine Dr is ornamented by masonry signage with landscaping and a landscaped divided median.
Unlike many neighborhood streets in Medina, there are curbs and sidewalks on both sides of the street.
The streetscape is enhanced by tree lawn saplings and lantern-style streetlights.
⚡POWER LINES: While the utility lines for this community are all underground, there are wooden pole distribution lines that run behind homes on the west side of Willow Bend Dr and across the west end of Brandywine Dr, for those concerned about visual encumbrance.
🔊TRAIN TRACKS: The Wheeling & Lake Erie Railroad runs just beyond the northeast end of this development, for those concerned about noise.
This neighborhood is served by the highly-rated Medina City School District.
There is no Homeowner’s Association (HOA) or associated fees at Montville Farms.
Montville Farms is connected to the subdivision of Oakbrooke East to the north and Fairfax Meadows to the south, which both have their own entrance off Wadsworth Rd.
