About Victoria Estates in Westlake
Victoria Estates is a community of 44 custom-built masonry-front luxury homes in Westlake, Ohio, only minutes from I-90 and the best shopping on the west side of Cleveland!
This subdivision is located off the west side of Columbia Rd, equidistant between Detroit Rd and Hilliard Blvd. It comprises the residential streets of Adelaide Ct, Adelaide St, Fitzroy St (excluding house numbers 26000 & 26012), and Sherbrooke Ave.


The homes of Victoria Estates were constructed from 1997-2015 by custom builders including Dibenedetto Fine Homes, Golden Design Group, Skliros, and Turnbury Homes.
These two-story homes range from 3,800-12,000+ square feet (including finished basements) with 4-8 bedrooms and 3.5-7.5+ bathrooms.
Most front elevations feature Colonial Revival or Transitional architecture constructed with stately full-brick or full-stone; some also boast full brick surrounds.
Inside, homes are feature premium finishes and amenities including hardwood and marble flooring, multiple fireplaces, laundry rooms with utility tubs and cabinets, two-story foyers with open staircases, private dens with french doors and built-ins, formal living rooms, formal dining rooms with tray ceilings, fireplaced two-story great rooms, and kitchens with granite or quartz countertops, a center island, and dinette area and/or morning rooms.
First or second-floor owner’s suites (most are second-floor) feature tray or vaulted ceilings, sitting areas, large walk-in closets, and en-suite bathrooms with dual sinks/vanities, tiled walk-in showers, soaking/jetted tubs, and enclosed commodes.
Some homes also have an in-law/au pair suite.
Finished lower levels (some are coveted walkouts!) are complete with bars, second kitchens or kitchenettes, theater rooms, workout rooms, and basement-to-garage stairs.
Side-entry garages accommodate 2-4 cars. Numerous homes have circular driveways for guest parking and unobstructed garage access.
Victoria Estates lots are generously sized from 0.35 to 0.67 acres.
Homesites may be cleared or have treed backyards.
Backyards include custom paver patios, composite decks and verandas. Some homes even have their own private pool.
To the north of the Adelaide St cul-de-sac is a 0.67-acre city-owned parcel with a detention basin (yellow area on above-illustrated map).
The entrance to Sherbrook Ave is elegantly flanked by curved burgundy brick signage walls surrounded by lush landscaping. In the center of the street is a median landscaped with ornamental trees and hedging.

Streets are enhanced with lantern-style streetlights, street trees, curbs, and sidewalks on both sides of the street.
Adelaide Ct and Adelaide St have cul-de-sacs.
To the west, Fitzroy St adjoins the neighboring community of Cobblestone Chase, which has an entrance off Detroit Rd.
Victoria Estates is bordered to the south by Sts. Peter & George Coptic Orthodox Church, and to the southeast by the development of Queens Court.
Other nearby communities include Balmoral Way.
Homeowner’s Association (HOA) fees in Victoria Estates are approximately $450 annually.

Victoria Estates is less than 10 min from Crocker Park—the best shopping on the west side of Cleveland—a 75-acre, open-air collection of restaurants, retail, entertainment & leisure. Additional retail and dining is available at Avon Commons, Westwood Shopping Plaza, Westgate Shopping Center, and Great Northern, all roughly a 10 min drive.
Clague Park (6 min), which hosts the city’s 4th of July fireworks display, has ball fields/courts, picnic pavilions, walking trails, a duck pond, and Westlake Aquatic Center, offering five bodies of water for all ages: slide plunge pool, lazy river, activity pool, splash pad, and the main pool with diving board, climbing wall and lap area.
The Metroparks’ Rocky River Reservation is just 12 minutes away, offering 2,520 acres with picnic areas, play areas, sledding hills, ball fields, nature trails, paved trails, nature center, stables and bridle trails, marina, fishing areas, boat rentals, waterfalls and lagoons, and three golf courses.
Should you desire a day on the shores of Lake Erie, Huntington Beach is 11 min away!
There are several clubs nearby: 8 min to Westwood Country Club, 11 min to Avon Oaks Country Club, and 13 min to Lakewood Country Club.
Boaters will feel right at home at The Cleveland Yachting Club (CYC) – one of the oldest and most prestigious yachting clubs in the nation. Home to more than 300 sail and powerboats, CYC is known for its beautiful setting, first-class facilities and family-friendly atmosphere. CYC is located on its own island at the mouth of Rocky River, nine miles west of downtown Cleveland.
