The subdivision of Balmoral in Westlake Ohio is only one mile from I-90 and less than 10 minutes from the best shopping on the west side of Cleveland! 

Balmoral Way is a single-street cul-de-sac community of 15 homes built by Shore West from 1988 to 1995. Balmoral colonial homes range in size from 3,500 to 5,800+ square feet, with 4–6 bedrooms and 2.5–6.5+ bathrooms.

Elevations in Balmoral are mostly stately full-brick, but there are a few Tudor and brick homes. Several homes have rare full-brick surrounds.

Balmoral homes offer dramatic two-story foyers with open staircases, crown moulding, formal dining rooms with tray ceiling, formal living rooms, hardwood flooring, granite kitchens, great rooms with fireplaces, vaulted owner’s suites with dual closets, central vac, in-law suites, spacious bedrooms, first-floor laundry rooms, zoned temperature control, and finished basements.

Homesites are generously sized, ranging from .36 to .91 acres, allowing each home an enviable 3-car side-entry garage. Some homes also have circular drives.

Custom decks and patios offer outdoor living, where homes have lightly to moderately wooded backyards.

At the end of the street, the cul-de-sac has a landscaped island. This community has curbs and sidewalks on both sides of the street.

Bordering the community to the east is Sts. Peter & George Coptic Orthodox Church, and to the north is Cobblestone Chase development. Other surrounding developments include Victoria Estates and Queens Court.

The community entrance to Balmoral is flanked on the right side by a burgundy brick archway. Balmoral Way is off Hilliard Blvd, between Columbia and Canterbury roads. Hilliard Blvd is a picturesque 4-lane street with a divided center median that houses saplings and more than 220 flower boxes, which are sponsored and planted by residents of Westlake.

Balmoral in Westlake Ohio is located off off Hilliard, between Columbia Rd and Canterbury Rd. It’s just a 3 minute drive to I-90, making commuting a breeze.

Balmoral is also less than 10 minutes from Crocker Park—the best shopping on the west side of Cleveland—a 75-acre, open-air collection of restaurants, retail, entertainment & leisure. Additional retail and dining is available at Avon Commons. Additional retail is conveniently only 9 minutes away at Westwood Shopping Plaza and Westgate Shopping Center, and Great Northern.

As for nearby parks, there are several. Tri-City Park (8 min) has ball fields/courses, picnic pavilion, playground, and restroom facilities. Clague Park (5 min), which hosts the city’s 4th of July fireworks display, has ball fields/courts, picnic pavilions, walking trails, and a duck pond. The new Westlake Aquatic Center is also located in Clague Park. It offers five bodies of water for all ages: slide plunge pool, lazy river, activity pool, splash pad, and the main pool with diving board, climbing wall and lap area.

The Metroparks Rocky River Reservation is just 12 minutes away, offering 2,520 acres with picnic areas, play areas, sledding hills, ball fields, nature trails, paved trails, nature center, stables and bridle trails, marina, fishing areas, boat rentals, waterfalls and lagoons, and three golf courses.  

Should you desire a day at the beach, Huntington Beach on Lake Erie is 10 mins away!

There are several clubs nearby: 8 min to Westwood Country Club, 12 min to Avon Oaks Country Club and Lakewood Country Club.

Boaters will feel right at home at The Cleveland Yachting Club (CYC) – one of the oldest and most prestigious yachting clubs in the nation. Home to more than 300 sail and powerboats, CYC is known for its beautiful setting, first-class facilities and family-friendly atmosphere. CYC is located on its own island at the mouth of Rocky River, nine miles west of downtown Cleveland.
