About Primrose Estates in Westlake
Primrose Estates in Westlake, Ohio is a custom-built community of roughly 130 homes along the North Olmsted border, tucked away from retail and interstate congestion with nearby parks and golf courses. This subdivision is located just south of Rose Rd, between Canterbury and Dover Center Roads, encompassing the streets of Blackberry Lane, Courtland Meadows, Greenbriar Circle, Grove Court, Primrose Ln, Morgan Run, Windsong Court, and three houses on Dover Center Rd (house numbers 3595, 3611 & 3643).
The colored community map below shows the phases of development. Phase 1 red, Phase 2 is green, Phase 3 is blue, and the final phase is yellow. NOTE: Courtland Meadows, Grove Ct, and Windsong Ct are sometimes referred to as the subdivision of Courtland Meadows.


Primrose Estates homes were built from 1995-2005 by builders including Ross A. Greco Homes, Kanareff Homes, and C J Tom Builders. Many homes have since been updated.
Most homes are two-story, but there are a few ranch styles. Homes range from 2,600-6,900+ square feet with 3–4 bedrooms and 2.5–4.5 bathrooms.
Elevations are tastefully and traditionally styled as full-brick or cedar, stucco, or a mixture of vinyl and stone/brick.
Inside, the homes of Primrose Estates offer grand two-story foyers with open staircases, formal dining & living rooms, private offices, fireplaced great rooms with vaulted or two-story ceilings, sunrooms, and kitchens with center islands. Owner’s suites feature vaulted or tray ceilings, walk-in closets, and en-suite bathrooms with dual sinks/vanities, tiled walk-in showers, and soaking tubs. Accommodations may also include bonus rooms and/or in-law/au pair suites. Finished lower levels are complete with bars, media/theater rooms, and exercise rooms. Attached garages, either front or side-entry, accommodate 2-3 cars.
Homesites are generously sized, measuring approximately 90-100′ wide, primarily ranging from 0.34 to 0.64 acres, many with treed backyards. There are also a few larger lots ranging from 0.90 to 1.52 acres. Premium homesites include five cul-de-sacs and homes with views of any of the six detention ponds in the community.
Primrose Estates has three entrances: via Courtland Meadows from Dover Center Rd, and via Primrose Ln from either Canterbury Rd or Dover Center Rd. The main entrance from Canterbury Rd is decorated by an elongated median with landscaping and a miniature brick gazebo.


All streets, excluding entrance streets, have cul-de-sacs, which are enhanced by landscaped islands (except for Greenbriar Cir).
Streets are lined by tree lawn saplings, lantern-style streetlights, and sidewalks.
Homeowner’s Association (HOA) fees for Primrose Estates are approximately $325 annually.

The development of Primrose Estates in Westlake, Ohio is located along the border of North Olmsted, just south of Rose Rd, between Canterbury Rd and Dover Center Rd. This is a quiet residential section of the city, away from interstates and retail/commercial areas.
You are equidistant to I-480 and I-90 – both a 10 min drive.
Outdoor recreation is just 9 minutes away at either Bradley Woods or Clague Park. Bradley Woods Reservation has 828 acres of dense forests, 2+ miles of hiking trails, a fishing lake with surrounding walking path, picnic pavilion, greenspace, and monarch butterfly waystation. Clague Park, which hosts the city’s 4th of July fireworks display, has ball fields/courts, picnic pavilions, walking trails, and a duck pond, and the new Westlake Aquatic Center, with five bodies of water for all ages: slide plunge pool, lazy river, activity pool, splash pad, and the main pool with diving board, climbing wall and lap area.
The city of Westlake has a very clean and modern Recreation Center. The 86-acre outdoor complex includes 2 baseball/softball fields, soccer fields, tennis courts, fishing pond with dock, playground, gazebo, picnic area, paved outdoor trail, and plenty of green space for your enjoyment. Inside the facility, there’s a 13,500 square foot fitness room, 2 group exercise rooms, 2 high school-sized regulation basketball courts, cycling studio, elevated rubber running track, locker rooms with saunas, childcare, and community rooms. The indoor aquatics center houses 5 pools including a lap pool, a diving well, a children’s play pool, a lazy river, and slides.
Golfers are less than 15 minutes from an array of courses/facilities: 7 min to Springvale and North Olmsted Golf Club; 8 min to Meadowood Golf Course; 10 min to Hilliard Lakes and North Ridge Indoor Golf; 11 min to Red Tail; 13 minutes to Mastick Woods and Big Met; and 15 min to Little Met and Bob-O-Link.
There are several private clubs nearby: 12 min to Lakewood Country Club, 13 min to Westwood Country Club, and 14 min to Avon Oaks Country Club.
If you desire a day at the lake, it’s just 13 min to Huntington Beach!
As for retail, this community is close to both Crocker Park and Great Northern. Great Northern Mall & Plaza (5 min) features a wide selection of retail and dining. The sprawling, open-air collection of restaurants, retail and entertainment at Crocker Park (8 min) includes the best shopping on the west side of Cleveland!
Westlake’s top-rated public schools are all nearby: 5 min to Elementary, Dover Intermediate, and Lee Burneson Middle School; 7 min to High School.
Local private schooling is available at esteemed institutions like Westshore Montessori (7 min); Magnificat High School, a Catholic all-girls college-preparatory high school located in Rocky River (12 min); Lake Ridge Academy, an esteemed K-12 co-educational college preparatory school in the neighboring suburb of North Ridgeville (20 min); St. Edward High School, a private Roman Catholic high school in Lakewood (16 min); St. Ignatius High School, a private Roman Catholic, Jesuit high school in Ohio City (24 min).
