About Mallard Cove in Westlake

Mallard Cove is a community of 51 homes in Westlake, Ohio.

This subdivision is located off the east side of Bradley Rd, roughly 0.2 miles north of Center Ridge Rd. It comprises the residential streets of Mallard Cv, Mallard Cir and Teal Ct, two homes on the west end of Greenview Pkwy, and three homes on the east end of Carlton Ave.

Phases 1 & 2 (Mallard Cir, Teal Ct, and the west half of Mallard Cv) were constructed between 1990-1991 by Shore West Construction. Most of these homes feature Colonial Revival architecture constructed with full facades or brick accents.

Development of phases 3 and 4 (east end of Mallard Cv and the east end of Carlton Ave) began in 2016 and includes homes built by Garland New Homes and EFG Custom Homes. Facades include Modern Farmhouse and Transitional designs.

Mallard Cove’s ranch and two-story homes range from 3,400-5,800 square feet (including finished basements) with 3-5 bedrooms and 2.5-4 bathrooms.

Common first-floor features include hardwood or LVP flooring, two-story foyers, laundry rooms with utility tubs and cabinets, formal dining rooms, formal living rooms and/or private dens, and fireplaced great rooms with vaulted or two-story ceilings that open to kitchens featuring granite or quartz countertops, a breakfast bar, pantry, and dinette area.

Spacious owner’s suites (newer homes are first-floor) include vaulted or tray ceilings, sitting areas, walk-in closets and bathrooms with walk-in showers, soaking/jetted tubs, dual sinks/vanities, and enclosed commodes.

Finished lower levels are complete with rec rooms, bars, workshops, and exercise rooms.

Attached garages, most are front-entry, accommodate 2-3 cars.

Phase 1 & 2 lots are treed and range from 0.34 to 0.48 acres. Phase 3 & 4 lots are cleared and sized from 0.42 to 0.73 acres.

This neighborhood has curbs, sidewalks, and lantern-style streetlights.

Mallard Cv, Mallard Cir and Teal Ct have cul-de-sacs.

To the northeast is Meadowood Golf Course (designated in green on above-illustrated map).

A city-owned parcel with a retention basin borders the west side of Mallard Cir.

A wooded, undeveloped city-owned parcel is to the northwest.

📶CELL TOWER: A dirt access drive (Leroy Rd) off the north side of Carlton Ave leads to a cell tower roughly 930′ to the north.

To the east, Greenview Pkwy becomes Hedgewood Estates, which has its own entrance off Center Ridge Rd. To the west, Carlton Ave becomes the subdivision of Carlton Estates.

To the south, along Center Ridge Rd, are several businesses, a Goddard School, and the Reserve Townhomes. To the southeast of Mallard Cv cul-de-sac are Fairway Villas Condos.

There are no Homeowner’s Association (HOA) fees at Mallard Cove.
