Hilliard Woods Estates is a community of 33 homes with private wooded backyards in western Westlake, Ohio, located 0.4 miles west of Bradley Rd, off the northwest side of Hilliard Blvd.


Homes were constructed by builders including Fairland Builders from 1988-1991.
Facades include stately full brick, partial brick/stone, full vinyl styles, and Tudor and Victorian-inspired designs.
The two-story homes of Hilliard Woods Estates range from 3,200-6,000 square feet with 3-5 bedrooms and 2.5-4 bathrooms.
Features include hardwood and ceramic tile flooring, dramatic two-story foyers with open staircases, large laundry rooms with utility tubs and cabinets, formal dining rooms, formal living rooms and/or private dens, great rooms (many are vaulted) with fireplaces, and kitchens with granite or quartz countertops, center islands with seating, tile backsplash, food pantries, dinette area, and even sunrooms. Spacious owner’s suites (some first-floor) feature vaulted ceilings, walk-in closets and en suite bathrooms with dual sinks/vanities, tiled walk-in showers, soaking/jetted tubs, and enclosed commodes. Finished lower levels are complete with bars, media/theater rooms, and exercise rooms. Attached front or side-entry garages accommodate 2 to 3 cars.
Backyards offer custom patios and/or composite decks, built-in grills, bars, fireplaces or fire pits, and even in-ground pools.
Homesites are generously sized from 0.41 to 1.02 acres, most with private wooded backyards.
Seven homes along the west end of the development abut a heavily wooded 9.15-acre parcel owned by the Board of Park Commissioners (designated in green on above map) offering extended privacy and nature views.
Homes along the north end of the Parsons Pond Cir cul-de-sac back to common area parcels (yellow sections on map above) with stormwater management ponds.
A distributary of French Creek, the largest tributary of the Black River, runs along the northwest corner of the community. Living along French Creek provides a serene, natural setting and presents opportunities for fishing and wildlife-viewing of pheasants, wild turkeys, owls, herons, deer, foxes, and beavers.

The entrance to Hilliard Woods Estates via Bishops Gate Cir is off Hilliard Blvd. The entrance is flanked by landscape beds with curved brick signage walls.
In addition to Bishops Gate Cir, this development also encompasses Parsons Pond Cir, both of which have landscaped cul-de-sac islands, and three homes on Hilliard Blvd (house numbers 31206, 31218 & 31230).
Streets are enhanced with lantern-style street lights, street trees, curbs, and sidewalks on both sides of the street.
There are no Homeowner’s Association (HOA) fees at Hilliard Woods Estates.
It is connected to the neighboring development of Windsor Park via E Churchill Ln.
To the north is the subdivision of Arbor Woods (aka Hilliard Woods Estates No 2).

Hilliard Woods Estates is located off the sought-after western end Westlake, Ohio, 0.4 miles west of Bradley Rd, off the northwest side of Hilliard Blvd. This section of Westlake that borders Avon is a quiet, residential area of high-end single-family home subdivisions nestled amongst parks, pastures and golf courses.
