Phase 1 of Hilliard Woods Estates is a community of 33 homes with private wooded backyards in western Westlake, Ohio.
NOTE: This page describes Phase 1 only. Click the following link for Phase 2, aka Arbor Woods, which is directly north of this development.
This subdivision is located 0.4 miles west of Bradley Rd, off the west side of Hilliard Blvd. It comprises the residential streets of Bishops Gate Cir and Parsons Pond Cir, and three homes on Hilliard Blvd (house numbers 31206, 31218 & 31230).


Homes were constructed by builders including Fairland Builders from 1988-1991.
Facades showcase Colonial Revival, Contemporary, Transitional, Tudor and Victorian-inspired designs constructed with stately full brick, partial brick/stone, or full vinyl.
The two-story homes of Hilliard Woods Estates range from 3,200-4,500 (including finished basements) square feet with 3-5 bedrooms and 2.5-4 bathrooms.
First floors include hardwood or LVP flooring, large laundry rooms with utility tubs and cabinets, dramatic two-story foyers with open staircases, formal dining rooms, formal living rooms and/or private dens, great rooms (many are vaulted) with fireplaces, and kitchens featuring granite or quartz countertops, a center island with breakfast bar, pantry, dinette area, and even a sunroom.
Spacious owner’s suites (some first-floor) feature vaulted ceilings, walk-in closets and en suite bathrooms with dual sinks/vanities, tiled walk-in showers, soaking/jetted tubs, and enclosed commodes.
Finished lower levels are complete with bars, media/theater rooms, and exercise rooms.
Attached front or side-entry garages accommodate 2 to 3 cars.
Backyards offer custom patios and/or composite decks, built-in grills, bars, fireplaces or fire pits, and even in-ground pools.
Lots measure approximately 100′ wide and are generously sized, ranging from 0.41 to 1.02 acres.
Nearly every backyard is treed or partially wooded.
Seven homes along the west end of the development abut a heavily wooded 9.15-acre parcel owned by the Board of Park Commissioners (designated in green on above-illustrated map), offering extended privacy and nature views.
Homes along the north end of the Parsons Pond Cir cul-de-sac back to common area parcels (yellow area on map above) with stormwater management ponds.

Streets are lined with lantern-style street lights, street trees, curbs, and sidewalks.
Bishops Gate Cir and Parsons Pond Cir have cul-de-sacs enhanced with landscaped islands.
The intersecting street of E Churchill Ln adjoins Windsor Park.
There are no Homeowner’s Association (HOA) fees at Hilliard Woods Estates.

Hilliard Woods Estates is located off the sought-after western end Westlake, Ohio, 0.4 miles west of Bradley Rd, off the west side of Hilliard Blvd.
This section of Westlake that borders Avon is a quiet, residential area of high-end single-family home subdivisions nestled amongst parks, pastures and golf courses.
This community is ideally situated two miles south of I-90 – far enough away to evade interstate congestion and traffic noise, but still accessible in less than 10 minutes.

The 86-acre outdoor complex includes 2 baseball/softball fields, soccer fields, tennis courts, fishing pond with dock, playground, gazebo, picnic area, paved outdoor trail, and plenty of green space for your enjoyment. Inside the facility, there’s a 13,500 square foot fitness room, 2 group exercise rooms, 2 high school-sized regulation basketball courts, cycling studio, elevated rubber running track, and locker rooms with saunas. The indoor aquatics center houses 5 pools including a lap pool, a diving well, a children’s play pool, a lazy river, and slides.
For outdoor swimming during the warmer months, check out the Westlake Aquatic Center located in Clague Park. It offers five bodies of water for all ages: slide plunge pool, lazy river, activity pool, splash pad, and the main pool with diving board, climbing wall and lap area.
Or if you desire a day at the beach, Huntington Beach on Lake Erie is only 14 mins away!
Golfers are less than 15 minutes from an array of courses: 3 min to Hilliard Lakes, 6 min to Meadowood, 8 min to Red Tail, 11 min to Bob-O-Link Golf Course, 13 min to Springvale and North Olmsted Golf Club, 15 min to Sweetbriar.
There are several private clubs nearby: Lakewood Country Club is just to the east on Bradley Rd, Avon Oaks Country Club is 6 min north, and Westwood Country Club is 16 min east.
Boaters will feel right at home at The Cleveland Yachting Club (CYC) – one of the oldest and most prestigious yachting clubs in the nation. Home to more than 300 sail and powerboats, CYC is known for its beautiful setting, first-class facilities and family-friendly atmosphere. CYC is located on its own island at the mouth of Rocky River, nine miles west of downtown Cleveland.
