About Bretton Woods in Westlake
Bretton Woods is a community of 105 single-family homes with direct access to Metroparks.
This subdivision is located off the south side of Center Ridge Rd, between Bailus Rd and Crocker Rd. It comprises the residential streets of Magnolia Pkwy, Persimmon Dr, Pinyon Ln, Sequoia Trl, Sycamore Ovl, Tamarack Trl (excluding the east end and cul-de-sac), and three homes along Bailus Rd (house numbers 4475, 4479 & 4483).


Phases 1 and 2 were built between 1982-1994, with the final homes completed by 2004. Phase 3 (the cul-de-sac of Sequoia Trl) homes were constructed from 2009-2012.
These ranch and two-story homes range from 3,100–6,800 square feet (including finished basements) with 3-5 bedrooms and 2.5-4.5 bathrooms.
Facades include Colonial Revival, Contemporary, Greek Revival, and Tudor architecture.
Inside, Bretton Woods homes include hardwood/LVP flooring, first-floor laundry rooms with utility tubs, spacious entry foyers (many are two-story!) with turned or curved staircases, private dens and/or formal living rooms, formal dining rooms, and fireplaced family rooms (some are vaulted) that open to kitchens with granite or quartz countertops and a dinette area. First or second-floor owner’s suites feature a walk-in closet and a large en-suite bathroom with skylights, dual sinks/vanities, a soaking tub, and tiled walk-in shower. Finished lower levels may have bars, billiards areas, and media/theater rooms.
Front or side-entry garages accommodate 2-3 cars.
Outdoor living is enjoyed on patios and/or decks.
Backyard fences, sheds, playsets, and both in-ground and above-ground pools are permitted.
Most lots have treed backyards.
Lots measure 80′-92′ wide and range from 0.34 to 0.48 acres.
Homes along the south end of Persimmon Dr abut the dense forest of the Metroparks Bradley Woods Reservation (green area on above-illustrated map). The park is walkable/bikable via the trail at the end of Bailus Rd.

The main entrance to Magnolia Pkwy is flanked by lush landscape beds with stacked stone community signage. In the center of the street is a landscaped median.
This subdivision is also accessible from Bailus Rd.
Sequoia Trl and Sycamore Ovl have cul-de-sacs with landscaped islands.
Voluntary (optional) Homeowner’s Association (HOA) fees at Bretton Woods are $74 annually.
Crocker Woods adjoins the east end of this community (the cul-de-sac of Tamarack Trl the east end of Persimmon Dr). A gate along Persimmon Dr prevents cut-through traffic, allowing emergency vehicles only. However, continuous sidewalks allow pedestrian access between the two subdivisions. The yellow section on the illustrated map above is Crocker Woods’ greenspace.
The northwest end of the development is bordered by condos. The north end abuts Brentwood.
To the west, on the opposite side of Bailus Rd, is the Enclave at Casa Lago.

The adjacent Bradley Woods Reservation (a 4-5 min drive to the parking lot or 2 min bike ride to the trail off Bailus Dr) encompasses 828 acres of dense forests with 2+ miles of hiking trails, a walking path surrounding a fishing lake, picnic pavilion, greenspace, and monarch butterfly waystation.
Swings-N-Things Family Fun Center is just 10 minutes away – offering 13 acres of indoor and outdoor fun including two go-kart tracks, two 18-hole miniature golf courses, bumper boats, batting cages, indoor playground, a two-story game room, paintball, and homemade ice cream.

The 86-acre outdoor park complex includes ball fields, tennis courts, a fishing pond, playground, gazebo, picnic area, 1.2-mile paved outdoor trail, and plenty of greenspace for your enjoyment. Inside the facility, there’s a 13,500 square foot fitness room, exercise rooms, high school-sized regulation basketball courts, a cycling studio, elevated rubber running track, and locker rooms with saunas. The indoor aquatics center houses five pools including a lap pool, a diving well, a children’s play pool, a lazy river, and slides.
As for retail, this community is 8 minutes away from both Crocker Park and Great Northern. The sprawling, open-air collection of restaurants, retail and entertainment at Crocker Park —the best shopping on the west side of Cleveland— includes Apple, Nordstrom Rack, Trader Joe’s, World Market, Bed Bath & Beyond, Athleta, Chico’s, GAP, J. Crew, and tons of dining options. Great Northern Mall and its surrounding retail plazas feature a wide selection of retail and dining options.
