Hudson Hills is a community of 43 homes in northern Hudson, Ohio, within walking distance to the historic downtown.
This subdivision is located 0.1 miles west of N Main St, off the north side of W Prospect St, and encompasses the streets of Blackberry Dr and Blackberry Ln, as well as two homes on the south end of Morning Song Ln.


Homes were built between 1991-2001 by builders including David Moore.
These two-story homes range from 2,500-5,900 square feet with 3-6 bedrooms and 3.5-5 bathrooms.
Front elevations are styled with Colonial Revival, Federal and Neo-Colonial/transitional architecture.
Homes are appointed with desirable amenities including first-floor laundry rooms with utility tubs and cabinets, two-story foyers with open staircases, hardwood flooring, formal dining rooms, formal living rooms or private dens, sunrooms or screened porches, and fireplaced great rooms with large windows and vaulted or two-story ceilings that are open to kitchens featuring granite or quartz countertops, a center island, breakfast bar, tile backsplash, walk-in pantry, and dinette area. Full finished lower levels (some are coveted walkouts!) feature theater or media rooms, kitchenettes, bars, exercise rooms, and storage areas. Side-entry garages accommodate 2-3.5 cars.
Residences are serviced by public water and public sewer.

Homesites are sized from 0.3 to 0.82 acres. There is also one lot measuring 2.4 acres.

Six homes along the northwest corner of the subdivision surround a large stocked and fountained pond for fishing or paddleboating, reserved for the exclusive use of abutting homes.
Brandywine Creek crosses the western end of the development, where there may be riparian setbacks and/or wetlands.

The entrance to Morning Song Ln is elegantly decorated by a long divided median with a landscaped island. Flanking each side of the street are multi-tiered brick landscape beds with absolutely gorgeous landscaping.
This lovely community has acorn-shaped streetlights, street trees, curbs, and sidewalks on one side of the street.
Blackberry Dr and Blackberry Ln both have cul-de-sacs.
Hudson Hills is also accessible through the adjoining subdivision to the northwest, Winston Manor, from N Main St or W Prospect St, and through Morning Song Farm to the northeast, from N Main St.
Homeowner’s Association (HOA) fees at Hudson Hills are approximately $150 annually.

Hudson Hills subdivision is located in northern Hudson, Ohio (Summit County), off the north side of W Prospect St, 0.1 miles west of N Main St.
Residences are served by the nationally acclaimed Hudson City School District.
A number of nearby private schools also serve the community, including Western Reserve Academy (right around the corner!—grades 9-12), Seton Catholic School (K-8), and Hudson Montessori School (preschool-8th grade) — each located in Hudson; Old Trail School (preschool-8th grade) in Fairlawn; and Cuyahoga Valley Christian Academy (grades 7-12) in Cuyahoga Falls.
Highways are accessible in 10 min to I-480, and 12 min to I-271 and I-80/Turnpike.
It’s just a 4 min drive to First & Main in downtown Hudson, an upscale retail district with national chain stores along with locally-owned shops and restaurants. First & Main is also home to more than a dozen annual events in the park-like square.
Nine min away is LifeCenter Plus, Hudson’s full-service four-season health and fitness facility with strength-training and cardio equipment, five pools including a warm water therapy pool plus an outdoor aquatic center, an indoor track, rock climbing wall, racquetball and pickleball courts, as well as cycling, pilates, yoga and Tai Chi studios.
The 33,000-acre Cuyahoga Valley National Park is only 9 min away, which includes the Cuyahoga River and numerous waterfalls, the 87-mile Ohio & Erie Canal Towpath Trail, and the Cuyahoga Valley Scenic Railroad.
Golfers are only 9 in from the city-owned golf club, Ellsworth Meadows. If you’re looking for social membership and golf, you’re 5 min to Hudson Country Club and 7 min to Lake Forest Country Club.
Boston Mills and Brandywine Ski Resorts are a 14 min drive for skiing and tubing during the winter months.
A concert at Blossom Music Center is 22 min away.
