Woodland Estates in Hudson
The quaint new construction community of Woodland Estates is located in northern Hudson Ohio (Summit County) off Middleton Rd, 0.6 miles west of Stow Rd. It comprises the main/entrance street of Woodland Ave and of Westwood Cir, both of which end in cul-de-sacs.
Construction of homes in Woodland Estates began in 2006, with homes yet to be built as of late 2023. Ppon completion, will include 17 homes. o9mBuilders include Alair Homes, Brownstone Construction, Drees, Glenmoore Builders, and Gold Key Builders.
Facades are styled as classic colonial and modern farmhouse with full vinyl, offering architectural continuity.
These colonial homes mainly range from 3,000-5,300 square feet with 4-6 bedrooms and 3.5-4.5 bathrooms.
Homes are appointed with desirable amenities including foyers with turned staircases, hardwood flooring, formal dining rooms, private dens with built-ins, mud halls with built-ins, and first or second-floor laundry rooms with utility tubs and cabinets. Great rooms (some vaulted or two-story) with fireplaces and large windows are open to kitchens with granite or quartz countertops, breakfast bar seating, tile backsplash, walk-in pantry, and dinette area. Vaulted owner’s suites (some are first floor) include walk-in closets and en-suite bathrooms with tiled walk-in showers, soaking tubs, dual sinks, and enclosed commodes. Full finished lower levels are complete with theater or media rooms, kitchenettes, bars, exercise rooms, and storage areas. Homes offer attached 2-3 car front or side-entry garages.
Backyards feature custom patios and/or composite decks, covered living areas, and fireplaces or fire pits.
Homesites range from 0.15 to 0.28 acres.
Although the lots themselves are small, the entire community is surrounded by 7+ acres of conservation area (designated in yellow on map below), of which homes share equal ownership. The common space has a wooded border along the east end, sporadic tree groupings along the south and west sides, and a pond at the northwest corner.
NOTE: There is a working oil and gas tank battery near the southwest corner of the property for those with health-related or property value concerns.
White split rail fencing runs along the front of the community on Middleton Rd. The entrance on Woodland Ave has mature trees and planted pines, providing privacy from the main road.
Both streets of Woodland Ave and Westwood Cir are lined with acorn-shaped street lights and street trees. This community also has curbs and sidewalks on both sides of the street―a rarity in Hudson!
Residences have public sewer and well water.
This neighborhood is served by the nationally acclaimed Hudson City School District. Ellsworth Hill Elementary is conveniently a 12 min walk!
Homeowner’s Association (HOA) fees at Woodland Estates are approximately $240 annually.
This community is bordered by Cambridge Woods to the east, Hudson Park Estates to the south, and Leeway Acres to the west.

Woodland Estates is located in northern Hudson Ohio (Summit County) off Middleton Rd, 0.6 miles west of Stow Rd.
Highways are accessible in 6 min to I-480, 8 min to I-80/Turnpike, and 13 min to I-271.
Ellsworth Hill Elementary is a 12 min walk. Hudson High School and Middle School are a 4 min and 7 min drive respectively, so transporting the kids to school will be a breeze.
A number of private schools serve the community, including Western Reserve Academy (grades 9-12), Seton Catholic School (K-8), and Hudson Montessori School (preschool-8th grade) — each located in Hudson; Old Trail School (preschool-8th grade) in Fairlawn; and Cuyahoga Valley Christian Academy (grades 7-12) in Cuyahoga Falls.
It’s a 7 min drive to First & Main in downtown Hudson, an upscale retail district with national chain stores along with locally-owned shops and restaurants. First & Main is also home to more than a dozen annual events in the park-like square.
LifeCenter Plus is 11 min away, Hudson’s full-service four-season health and fitness facility with strength-training and cardio equipment, five pools including a warm water therapy pool plus an outdoor aquatic center, an indoor track, rock climbing wall, racquetball and pickleball courts, as well as cycling, pilates, yoga and Tai Chi studios.
The 60-acre Darrow Road Park is a 3 min drive where nature and fitness enthusiasts will appreciate its 1.25-mile walking trail. An entrance to the trail is also located off Lascala Dr across from its intersection with Leeway Dr (a 17 min walk).
About 6 min away is Hudson Springs Park with 260 acres, a 50-acre stocked lake for fishing or boating, 2.2 miles of shaded trails encircling the water, picnic pavilions, a disk golf course, horseshoe courts, volleyball courts, bocce ball court, and a playground.
You are 12 min from Summit Bike and Hike Trail (both the Barlow & Terex Trailhead and also Silver Springs Lot Trailhead), which offers 34 miles past the Cuyahoga Valley National Forest and through Summit, Cuyahoga and Portage counties.
The 33,000-acre Cuyahoga Valley National Park is just 10 min away, which includes the Cuyahoga River and numerous waterfalls, the 87-mile Ohio & Erie Canal Towpath Trail, and the Cuyahoga Valley Scenic Railroad.
Golfers are only 10 min from the city-owned golf club, Ellsworth Meadows. If you’re looking for social membership and golf, you’re just 3 min to Hudson Country Club and 9 min to Lake Forest Country Club.
Boston Mills and Brandywine Ski Resorts are a 17 min drive for skiing and tubing during the winter months.
