Chadds Ford (also called Chadds Ford Settlement) is a family-friendly swim and tennis community of 200+ homes in northern Hudson Ohio.

Residents enjoy amenities including tennis courts with lessons by a tennis professional, a playset and sandbox, badminton court, wading pool, and neighborhood pool that offers swim lessons and a swim team that competes with other neighborhood swim teams in the area.  social clubs and more. Neighborhood amenities are located at the north side of the community off Bergen Ct.

Chadds Ford also provides a number of social activities for all ages such as a Women’s Club, Book Club, bunco, children’s playgroup, family happy hour at the pool, snow tubing, ice skating, adult holiday party, children’s holiday parties, progressive dinner, ice cream social, and much more. 

Homes in Chadds Ford were built from 1994-2002 by builders including Dan Detweiler, David Moore Builders, Ken Payne Builders, MMMC, and Prestige Homes. Most homes have since been updated.

Homes include colonial, cape cod, and contemporary styles and range from 3,300-9,200 square feet with 4-7 bedrooms and 4-7.5 bathrooms.

Homes are appointed with desirable amenities including two-story foyers with open staircases, hardwood flooring, multiple fireplaces, custom built-ins, formal dining rooms, formal living rooms and/or private dens, sunrooms and/or screened porches, mudrooms, and laundry rooms with utility tubs and cabinets. Vaulted or two-story great rooms with fireplaces and large windows are open to granite or quartz kitchens featuring a center island, breakfast bar seating, tile backsplash, walk-in pantry, and dinette area. Vaulted owner’s suites include sitting areas, walk-in closets, and en-suite bathrooms with tiled walk-in showers, soaking tubs, dual sinks/vanities, and enclosed lavatories. Full finished lower levels (some of which are coveted walkouts!) are complete with theater or media rooms, kitchenettes, bars, exercise rooms, and storage areas. Homes offer attached 3-4.5 car side-entry garages.

Backyards feature professionally designed gardens, patios and/or composite decks, covered living areas, fireplaces or fire pits, water features, and even in-ground pools.

Homesites range from .66 to 2.1 acres. There is also one home on 4.1 acres. Premium lots include wooded yards, pond-view, and those around any of the 15 cul-de-sacs.

There are three entrances to this development: one off Darrow Rd via E Haymarket Way, and two off Middleton Rd via Haymarket Way and Andover Way. It is also accessible through the neighboring subdivision to the southeast, Marblehead Estates, from Middleton Rd via N Marblehead Rd.

The entrances are flanked by beautifully landscaped beds with brick pillars, signage, and white picket and three rail ranch-style fencing.

In addition to its entrance streets, the development also encompasses Allerton Ct, Bergen Ct, Berks Way, Elderkin Ct, Forest Oaks Dr, Hempfield Ln, Mannheim Ct, S Mannheim Ct, Regan Ct, Royal Oaks Cir, N Vinemont Ct, S Vinemont Ct, Warren Point Ln, Wetherburn Ct, Wetherburn Way, Whitemarsh Way, and Yennicook Way.

This community does not have sidewalks or curbs.

Residences have public sewer and public water.

Homeowner’s Association (HOA) fees at Chadds Ford are approximately $850 annually.

This neighborhood is serviced by the nationally acclaimed Hudson City School District.

To the north are the homes of Bradford Woods and Bradford Oaks. To the west is The Meadows, a private drive of homes.

Convenient Location

Chadds Ford subdivision is located along the northern edge of Hudson Ohio (Summit County) near the border of Macedonia. Entrances are available from Middleton Rd and Darrow Rd.

Highways are accessible in 7 min to I-480, and 12 min to I-271 and I-80/Turnpike.

It’s an 8 min drive to First & Main in downtown Hudson, an upscale retail district with national chain stores along with locally-owned shops and restaurants. First & Main is also home to more than a dozen annual events in the park-like square.

Twelve min away is LifeCenter Plus, Hudson’s full-service four-season health and fitness facility with strength-training and cardio equipment, five pools including a warm water therapy pool plus an outdoor aquatic center, an indoor track, rock climbing wall, racquetball and pickleball courts, as well as cycling, pilates, yoga and Tai Chi studios.

The 33,000-acre Cuyahoga Valley National Park is only 10 min away, which includes the Cuyahoga River and numerous waterfalls, the 87-mile Ohio & Erie Canal Towpath Trail, and the Cuyahoga Valley Scenic Railroad.

Golfers are only 12 in from the city-owned golf club, Ellsworth Meadows. If you’re looking for social membership and golf, you’re 4 min to Hudson Country Club and 10 min to Lake Forest Country Club.

Boston Mills and Brandywine Ski Resorts are a 16 min drive for skiing and tubing during the winter months.
