The Reserve at River Oaks is a Pulte Homes community of roughly 195 single-family homes surrounded by hundreds of acres of nature preserve in northwest Hudson, Ohio.
This subdivision is located roughly 0.7 miles east of OH-8, off the south side of Boston Mills Rd. It comprises the streets of Forest Edge Dr, Highwood Ct, Kingswood Dr, Majestic Oaks Dr, Regal Woods Dr, Ridgeline Dr, Rosewood Trl, Timberline Trl, Walnut Ct, Wildwood Ct and Woodview Ct.


This development was built exclusively by Pulte Homes from 2015-2022.
The harmonious streetscape features transitional architecture with Colonial Revival and Federal influences, styled with horizontal or shingle-style siding (some with brick or stone accents), white muntins and window trim, white rake board and fascia trim, and covered front entryways (some with extended front porches).
These two-story homes range from 2,800-7,100 square feet with 4-6 bedrooms and 2.5-5.5 bathrooms.
Pulte offered seven home designs appointed with desirable amenities including open floorplans, luxury vinyl flooring, garage entry mud halls or mudrooms, formal dining rooms with tray ceilings, private dens or flex rooms, and oversized great rooms with fireplaces and large windows that are open to kitchens featuring granite or quartz countertops, a large center island with breakfast bar, tiled backsplash, walk-in pantry, dinette area, and adjacent planning center for electronics and schoolwork. Some floorplans have first-floor guest/in-law suites! Laundry rooms may be first or second floor. Second floor owner’s retreats include sitting areas, walk-in closets, and spa-like en-suite bathrooms with tiled walk-in showers, soaking tubs, dual sinks/vanities, and enclosed lavatories. Second floors feature lofts/game rooms and guest bedrooms with walk-in closets. Full finished lower levels (some are coveted walk-outs!) may include theater or media rooms, kitchenettes, bars, exercise rooms, and storage areas. Attached side-entry garages accommodate 2-4 cars (most are 3-car).
Backyards may feature custom patios and/or composite decks, gazebos, covered living areas, and fireplaces or fire pits.
Lots measure approximately 100′ wide and range from 0.32 to 0.55 acres.
Lots are cleared of old-growth trees. Additional privacy is achieved with plantings.
With cleared lots and houses in clear view from the street, the community has an open feel to it.
The topography of the site is primarily flat with some sloping backyards.
This subdivision is situated on over 353 acres with more than 220 acres of dedicated nature preserve owned by the HOA (yellow sections within the red border on above-illustrated map), offering wooded backdrops, meadow-views or pond-views. Yellow parcels outside the red border are common area of neighboring communities.

Th entrance streets of Timberline Trl and Majestic Oaks Dr are flanked by lush landscape beds with curved stacked stone walls. In the center of the entrance is a landscaped divided median with stacked stone signage.
There are a total of twelve cul-de-sac along Forest Edge Dr, Highwood Ct, Kingswood Ct, Majestic Oaks Dr, Regal Woods Dr, Ridgeline Dr, Timberline Trl, Walnut Ct, Wildwood Ct and Woodview Ct.
Streets are enhanced with street trees, curbs, sidewalks on both sides of the street, and acorn-shaped streetlights that provide illumination at night.
Post is delivered to community mailbox units along Timberline Trl and Majestic Oaks Dr.
With no connection to another development, traffic is limited to residents and their guests.
Homeowner’s Association (HOA) fees at The Reserve at River Oaks are approximately $650 annually.

Highways are accessible in 7 min to I-80/Turnpike, 8 min to I-271, and 14 min to I-77.
This neighborhood is serviced by the nationally acclaimed Hudson City School District.
A number of private schools also serve the community, including Western Reserve Academy (grades 9-12), Seton Catholic School (K-8), and Hudson Montessori School (preschool-8th grade) — each located in Hudson; Old Trail School (preschool-8th grade) in Fairlawn; and Cuyahoga Valley Christian Academy (grades 7-12) in Cuyahoga Falls.
Located just 9 min away in downtown Hudson, First & Main is an upscale retail district with national chain stores along with locally-owned shops and restaurants. First & Main is also home to more than a dozen annual events in the park-like square.
