Chadds Ford (also called Chadds Ford Settlement) is a prestigious yet family-friendly swim and tennis community of 200+ luxury homes in northern Hudson, Ohio.
This subdivision extends between the northwest corner of Middleton Rd and Darrow Rd. It comprises the streets of Andover Way, Allerton Ct, Bergen Ct, Berks Way, Elderkin Ct, Forest Oaks Dr, Haymarket Way, Hempfield Ln, Mannheim Ct, S Mannheim Ct, Regan Ct, Royal Oaks Cir, N Vinemont Ct, S Vinemont Ct, Warren Point Ln, Wetherburn Ct, Wetherburn Way, Whitemarsh Way, and Yennicook Way.


Homes in Chadds Ford were built from 1994-2002 by builders including Dan Detweiler, David Moore Builders, Ken Payne Builders, MMMC, and Prestige Homes. Many homes have since been remodeled.
Architectural styles include Cape Cod, Colonial Revival, Federal, Country Estate, Georgian Revival, Greek Revival, Transitional Neo-Colonial and Tudor Revival. Facades may be constucted with full vinyl, vinyl with brick/stone accents, stucco or full brick.
These two-story homes range from 3,300-9,200 square feet with 4-7 bedrooms and 4-7.5 bathrooms.
Chadds Ford homes are appointed with desirable amenities including first-floor laundry rooms with utility tubs and cabinets, mudrooms, two-story foyers with open staircases, hardwood flooring, multiple fireplaces, custom built-ins, formal dining rooms, formal living rooms and/or private dens, sunrooms and/or screened porches, and fireplaced great rooms with large windows and vaulted or two-story ceiling that are open to kitchens featuring granite or quartz countertops, a center island, breakfast bar, tile backsplash, walk-in pantry, and dinette area. Vaulted owner’s suites include sitting areas, walk-in closets, and en-suite bathrooms with tiled walk-in showers, soaking tubs, dual sinks/vanities, and enclosed lavatories. Full finished lower levels (some are coveted walkouts!) are complete with theater or media rooms, kitchenettes, bars, exercise rooms, and storage areas. Side-entry garages accommodate 3-4.5 cars.
Residences have public sewer and public water.
Professionally designed backyards may feature custom stamped patios and/or composite decks, covered living areas, fireplaces or fire pits, water features, and even in-ground pools.
Lots measure approximately 150′ wide and are sized from 0.66 to 2.1 acres. There is also one home on 4.1 acres.
Lots have varied tree cover, ranging from sparse to moderate, or partially to heavily wooded.
The site features mostly flat terrain, with some gently rolling sections.
There are a total of twelve shared ponds dispersed throughout the development, offering serene water views to surrounding homes.

There are three entrances to Chadds Ford: E Haymarket Way off the west side of Darrow Rd, and Haymarket Way and Andover Way off the north side of Middleton Rd. Each entrance is flanked by beautifully landscaped beds with brick pillars, signage, and white picket and three-rail ranch-style fencing.
Haymarket Way and E Haymarket Way are boulevard-style streets with a landscaped, divided median extending along their entirety, adding to the already elegant streetscape.
There are a total of thirteen full cul-de-sacs in this development, located along Allerton Ct, Berks Way, Elderkin Ct, Hempfield Ln, Mannheim Ct, N Vinemont Ct and S Vinemont Ct, Royal Oaks Cir, Wetherburn Way and Whitemarsh Way. Most complete cul-de-sacs are enhanced by landscaped islands.
Typical of Hudson neighborhoods, this community does not have curbs or sidewalks.
Homeowner’s Association (HOA) fees at Chadds Ford are approximately $900 annually.
Berks Way adjoins Marblehead Estates, which has its own entrance off Middleton Rd.
Bordering Chadds Ford to the north are Bradford Woods and Bradford Oaks, to the northeast is Lake Christine, and to the west is The Meadows.
Other nearby luxury home developments include Waterford Farms, Valley View, and Connecticut Woods.

Chadds Ford is located along the northern end of Hudson, Ohio (Summit County) near the border of Twinsburg. The development extends between the northwest corner of Middleton Rd and Darrow Rd.
Highways are accessible in 7 min to I-480, and 12 min to I-271 and I-80/Turnpike.
This neighborhood is served by the nationally acclaimed Hudson City School District. The High School is a 7 min drive or less; the main school campus (Early Learning, Intermediate, Elementary, and Middle School) is within an 8 min drive.
A number of nearby private schools also serve the community, including Western Reserve Academy (grades 9-12), Seton Catholic School (K-8), and Hudson Montessori School (preschool-8th grade) — each located in Hudson; Old Trail School (preschool-8th grade) in Fairlawn; and Cuyahoga Valley Christian Academy (grades 7-12) in Cuyahoga Falls.
