About Wyndgate Farms in Hudson
Wyndgate Farms (also called Ivy Hill Estates) in northeastern Hudson, Ohio, is a community of 47 homes adjacent to forested parkland. This subdivision is located 0.5 miles east of Stow Rd, off the south side of Hudson Aurora Rd. It comprises the streets of E Firelands Dr, W Firelands Dr, and Mayapple Dr, as well as two homes on Hudson Aurora Rd (house numbers 2960 & 3022).


Homes were constructed from 1984-1991 by Prestige Homes and Wyndgate Homes.
These Neocolonial-style homes range in size from 1,900-3,400 square feet with 3-5 bedrooms and 2.5-3.5 bathrooms.
Wyndgate Farms homes are appointed with hardwood flooring, foyers with coat closets, formal dining rooms, formal living rooms, first-floor laundry rooms with cabinets, and fireplaced great rooms that are open to kitchens featuring granite or quartz countertops, a breakfast bar, tiled backsplash, dinette area, and even a sunroom or screened porch. Second-floor owner’s suites include walk-in closets and en-suite bathrooms with walk-in showers, soaking tubs, dual sinks, and enclosed lavatories. Full finished lower levels are complete with media rooms, bars, and storage areas. Attached side-entry garages accommodate 2-3 cars.
Residences have public sewer and well water.
Backyards feature lush landscape beds, paver patios and/or composite decks, and fireplaces or fire pits.
Most lots, particularly those around the perimeter of the development, have heavily treed backyards, offering the ultimate in privacy, lush natural beauty, shade, and soothing birdsong.
Wyndgate Farms has generously-sized homesites ranging from 0.68 to 2.1 acres.
The southeastern section of this subdivision borders a 98-acre forested parcel owned by Summit County Metro Parks (designated in green on above map) for endless views of nature.
⚠️Tinkers Creek (Cuyahoga River’s largest tributary) and Hudson Springs flow near the south and east ends of the development, presenting rolling topography and opportunities for fishing and wildlife viewing. Another stream (not pictured on above map) meanders southward through the center of the community, where there are riparian setbacks and/or wetlands.
NOTE: The northeast end of E Firelands Dr abuts a Summit County Sanitary Sewer Pump Station.

The entrances to E Firelands Dr and W Firelands Dr are designated by a landscaped bed with burgundy brick signage wall.
Mayapple Dr has a permanent cul-de-sac.
Streets have curbs but no sidewalks, as is common with Hudson developments.
There are no Homeowner’s Association (HOA) fees at Wyndgate Farms/Ivy Hill Estates.
White Horse Acres is to the southwest, but separated by forested common area (designated in yellow on above map) or parkland.

The subdivision of Wyndgate Farms (aka Ivy Hill Estates) is located in northeastern Hudson, Ohio (Summit County), off the south side of Hudson Aurora Rd, 0.5 miles east of Stow Rd, just north of I-80/Turnpike.
Highways are accessible in 3 min to I-480, 5 min to I-80/Turnpike, and 15 min to I-271.
This neighborhood is served by the nationally acclaimed Hudson City School District. The High School is a 3 min drive; the main school campus (Early Learning, Elementary, Intermediate, and Middle School) is a 6 min drive.
A number of nearby private schools also serve the community, including Western Reserve Academy (grades 9-12), Seton Catholic School (K-8), and Hudson Montessori School (preschool-8th grade) — each located in Hudson; Old Trail School (preschool-8th grade) in Fairlawn; and Cuyahoga Valley Christian Academy (grades 7-12) in Cuyahoga Falls.
It’s a 5 min drive to owntown Hudson’s First & Main, an upscale retail district with national chain stores along with locally-owned shops and restaurants. First & Main is also home to more than a dozen annual events in the park-like square.
