Westwood Farms is a family-friendly, master-planned recreational community of single-family and free-standing cluster homes in Strongsville, Ohio. This subdivision is located at the northwest corner of Prospect Rd and Westwood Dr.
Homes were built exclusively by Parkview Custom Homes between 1995-2019.

Neighborhood Amenities:





Westwood Farms recreation amenities are exclusive to its residents and their guests. Homeowners enjoy a rentable clubhouse that can accommodate up to 70 people with a full kitchen and gas fireplace, a large outdoor swimming pool, playground, twin lighted tennis courts, a half basketball court (east end of parking lot), picnic area, and a stocked fishing pond. These amenities are located at 21832 Country Way.
The community also offers swim lessons and has a youth swim team.
Many homes abut HOA-owned common area (yellow parcels within the red border on above-illustrated map) distributed throughout the neighborhood, extending meadow or wooded views. Yellow areas outside the border are those of neighboring HOAs.
Two large fountained ponds (west of the pool and north of Countryside Dr) offer serene views to surrounding homes.
Westwood Farms Cluster Homes:
The 170 detached limited-maintenance cluster homes (bordered in green on above-illustrated map) comprise the sub-associations and streets of Bristol Pointe (streets of Bristol Ln and the south side of Greenfield Pl), Bristol Pointe North (Woodview Cir), Greystone Pointe (streets of Greystone Pointe and the north section of Coopers Run), Weston Pointe, and Woodberry (streets of Harvest Oval, Mulberry Cir, Woodberry Ln, and the southeast end of Woodfield Trl).
Cluster homes were built between 1995-2005.
They include ranch or 1.5-story styles ranging from 1,500-4,100 square feet with 2-3 bedrooms and 2-3.5 bathrooms.






Homes are appointed with hardwood or LVP flooring, first-floor laundry rooms with utility tubs and cabinets, formal dining rooms and/or private dens, and fireplaced great rooms with two-story or vaulted ceilings and floor-to-ceiling windows that open to kitchens featuring granite/quartz countertops, a breakfast bar, dinette area, and even a sunroom. First-floor owner’s suites have walk-in closets and en-suite bathrooms with dual sinks/vanities, walk-in showers, soaking tubs, and enclosed commodes.
Clusters homes either have full basements (some are coveted walk-outs!) or slab foundations.
Front-entry garages accommodate 2 cars.
Cluster lots range from 0.12 to 0.39 acres.
Backyards may be treed or cleared.
Outdoor living is enjoyed on patios or decks.
Mail for cluster homes is delivered to grouped mailboxes positioned near every third driveway.
Cluster home residents pay a monthly or quarterly (depending on the sub-association) maintenance fee for landscaping and snow removal, plus $700 annually to the master Homeowner’s Association (HOA).
Westwood Farms Single-Family Homes:
The 426 single-family homes of Westwood Farms comprise the streets of Brookfield Pl, Calumet Cir, N Churchill Way and S Churchill Way, Country Way, Countryside Dr, Derby Ct, Fairfield Pl, Fieldstone Pt, Horseshoe Ln, Paddock Cir, Saddle Horn Cir, Saddlebrook Ln, Scenic Pointe, Spruce Pt, Steeplechase Ln, most of Coopers Run (excluding the north end and cul-de-sac), the north side of Greenfield Pl, the southern half of Fox Grove and its cul-de-sac, the southern half of Shagbark Trl, most of Woodfield Trl, and six homes on the west end of Yarrow Trl.
Single-family homes were constructed between 1995-2018.
These homes are two-story designs with from 3,100-7,500 square feet of finished space, 4-5 bedrooms, and 2.5-4.5+ bathrooms.








Homes are appointed with desirable amenities including hardwood/LVP flooring, first-floor laundry rooms with utility tubs and cabinets, dramatic two-story foyers with open staircases, private dens, formal dining rooms with tray ceilings, formal living rooms/flex rooms, and fireplaced great rooms two-story or vaulted ceilings and floor-to-ceiling windows that open to kitchens featuring granite/quartz countertops, a center island, breakfast bar, walk-in pantry, dinette or morning room, and even a sunroom. Some homes have first-floor in-law suites. First or second-floor owner’s suites have walk-in closets and glamour baths with separate walk-in showers and soaking tubs, dual sinks/vanities, and enclosed lavatories. Second floors may include lofts/bonus rooms. Finished lower levels (some are coveted walk-outs!) may have bars, kitchens/kitchenettes, media/theater rooms, and exercise rooms.
Attached garages, some of which are side-entry, accommodate 2-3 cars.
Backyards include custom patios and/or decks, pergolas, and even fire pits.
Single-family lots range from 0.27 to 0.58 acres. Premium homesites include treed backyards, cul-de-sac locations, and/or abutting greenspace.

Mail is delivered to individual mailboxes at the end of each driveway.
Homeowner’s Association (HOA) fees for single-family homes are approximately $700 annually.

There are three direct entrances to the development: from Prospect Rd via Greenfield Pl, and from Westwood Dr via Country Way and S Churchill Way. The entrances to Country Way and Greenfield Pl are adorned with stacked-stone signage with white two-rail fencing and a landscaped divided median.
Westwood Farms is also accessible from Albion Rd through the adjoining communities of Still Meadow via Fox Grove Pl, and Meadowood via Shagbark Trl.
All streets have curbs and sidewalks.

The community hosts several events including ice cream socials, block parties, Easter egg hunts, visits with Santa, and a 4th of July pool party and bike parade.
Residences are served by Strongsville City School District.
The west end of the subdivision is bordered by Love Farm and Columbia Reserve (Columbia Station).

Westwood Farms is located near the border of Columbia Station in northwest Strongsville, off Prospect Rd and Westwood Dr.
Fun fact: The land where Westwood Farms is currently located was once Strongsville Airpark, a small airport, which operated from the 1950s through 1987.
Highways are accessible in 12 min to both I-80/Turnpike and I-71.
SouthPark Mall and Strongsville’s bustling retail sector is also just a 12-min drive.
The Strongsville Recreation and Senior Center is 8 min away, offering residents a pool, sauna, steam room and whirlpool, massage therapy, ball courts, indoor elevated track, weight and exercise room, and game area with pool tables, ping pong, video games, air hockey and more.
As for parks, Strongsville has nine city parks with ball courts/fields, playgrounds, picnic areas, pavilions, and trails.
The Cleveland Metroparks’ Mill Stream Run Reservation is 8 min away, where visitors can engage in hiking, horseback riding, archery, ziplining, axe throwing, and tobogganing.
