Southampton Woods is a community of single-family luxury homes and detached limited-maintenance cluster homes in North Royalton, Ohio, located 0.2 miles south of Albion Rd off the west side of Ridge Rd.

Southampton Woods Single-Family Luxury Homes

Southampton Woods encompasses roughly 200 single-family luxury homes along the streets of Southampton Dr, Andover Ln, Berkeley Ln, Bristol Ct, Chelsea Ct, Essex Cir, Falmouth Cir, Hampshire Ct, Hempstead Ln, Lexington Ct, Malvern Dr, Washington Ave, Wilton Ln, Woodbury Ln, and four homes on Chesterton Ln.

These single-family homes were built from 1990-2002 by various builders including Dream Builders, River Valley Home Builders, Sandvick, Star-Lite, and William Bailey Construction Co. Many homes have since been updated.

This mix of builders and architectural designs offers an interesting and unique streetscape far from your typical mass-produced “cookie cutter” development. 

Single-family homes include ranch, cape cod, and colonial styles that mainly range from 2,400-5,600 square feet with 3–5 bedrooms and 2.5–4.5 bathrooms.

Inside, homes are appointed with dramatic two-story foyers with turned staircases, hardwood flooring, formal dining rooms, formal living rooms and/or private dens, and fireplaced great rooms (some are two-story or vaulted) that open to large kitchens featuring granite or quartz countertops, tile backsplash, a center island, breakfast bar seating, walk-in pantry, and dinette area. First or second-floor owner’s suites include vaulted ceilings, walk-in closets, and en-suite baths with walk-in showers, soaking tubs, dual sinks/vanities, and enclosed lavatories. Finished lower levels (many are coveted walk-outs) have media rooms, kitchenettes, bars, and exercise rooms.

Attached front or side-entry garages accommodate 2-4 cars.

Outdoor living is enhanced by custom patios and/or decks, firepits, and pergolas. Sheds, playsets, and in-ground swimming pools are permitted.

A number of homes have private wooded backyards.

Generously sized homesites measure approximately 100′ wide and ≥170′ deep. Most lots are sized from 0.36 to 0.71 acres, but there are also a few larger/double lots measuring 0.94 to 2.08 acres.

Common area parcels are designated in yellow on the above map.

Several small creeks intersect this development. The creek flowing between Andover Ln and Wilton Ln offers scenic sloping topography.

There is one direct entrance to the community from Ridge Rd via Southampton Dr. It is flanked by burgundy brick pillars and signage.

This subdivision is also accessible from York Rd via Washington Ave through Bunting Tree condo community (to the west).

All streets have curbs, mature street trees, and sidewalks on both sides of the street.

The northwest corner of single-family homes adjoins a section of Hampton Reserve (Chesterton Ln and Woodbury Ln).

Bordering this development to the south are the homes of Maple Ridge Dr and Ivy Ridge.

Southampton Woods Cluster Homes

Southampton Woods has 118 freestanding limited-maintenance cluster homes, which occupy the streets of Claridge Ct, Montridge Ct, Sedgewick Ct, and Washington Ave, as well as four units on Woodbury Ln.

These cluster homes were constructed from 1997-2006, many of which have since been updated.

They are available as ranch or cape cod designs ranging from 1,700-3,700 square feet with 2-4 bedrooms and 2-3 bathrooms.

Cluster homes feature open-concept formal dining area and fireplaced great rooms (most are cathedral/vaulted), and kitchens with granite or quartz countertops, tile backsplash, breakfast bar seating, walk-in pantry, and dinette area. First floor owner’s suites include vaulted ceilings, walk-in closets, and en-suite baths with walk-in showers, soaking tubs, and dual sink vanity. Many two-story designs have lofts and an additional owner’s/teen suite on the second floor. Full finished lower levels (some are coveted walk-outs!) have media rooms, bars, and exercise rooms.

Each home has its own driveway and an attached front-entry garage that accommodates 2 cars.

Outdoor living is enhanced by custom patios and/or decks, and firepits.

Lots are sized from 0.9 to 0.25 acres.

Most cluster homes abut a section of HOA-owned common area (yellow area on the above map), much of it wooded.

A creek flows just behind homes along the southern end of Montridge Ct, providing scenic deeply sloping terrain.

The nearest entrance to Southampton Woods cluster homes is through the adjoining Bunting Tree condo community (to the west) via Washington Ave off York Rd.

Claridge Ct, Montridge Ct, and Sedgewick Ct end in cul-de-sacs.

Mail for cluster homes along Claridge Ct, Sedgewick Ct, Washington Ave, and Woodbury Ln is delivered to individual mailboxes at the end of each driveway. Mail for homes along Montridge Ct is delivered to cluster box units.

The northwest section of cluster homes abuts Hampton Reserve.

The development of Southampton Woods is located in north-central North Royalton, Ohio, off the west side of Ridge Rd, 0.2 miles south of Albion Rd.

Highways are accessible in 11 min to I-71, 14 min to I-77, and 15 min to I-80/Turnpike.

Located 5 min away at the intersection of Wallings and State roads is a Drug Mart, Hop Hing Chinese takeout, Blue Monkey Brewing Company, Cleats sports bar, Joe D’s Beverage, Marco’s Pizza, and Sunoco gas station.

The North Royalton YMCA is a 6 min drive, featuring a gymnasium with premium free-weights and exercise equipment, cycling studio, yoga studio, an elevated 1/12 mile walking/running track, two-court basketball gymnasium, aquatics center, and an outdoor playground.

As for major parks, The Metroparks Mill Stream Run Reservation is 9 min away with trails, rope courses and zip lines, as well as The Chalet, which has two toboggan chutes that are open in the winter. Brecksville Reservation, the largest of the 18 Cleveland Metroparks reservations, offering excellent trails with scenic gorges and waterfalls, is 16 min east. Cuyahoga Valley National Park is a 22 min drive, offering 33,000-acres with hiking trails, bike paths, a scenic railroad, and a vast array of flora & fauna.
