About Fallingwater in North Royalton
Fallingwater (also written as Falling Water) is a community of roughly 245 homes in North Royalton, Ohio with streams, ravined topography and walkout lower levels. This subdivision is located near the northeast corner of W 130th St and Bennett Rd.
Homes were built from 1984-1991, many which have since been updated.
Homes include colonial and split-level styles that range from 2,600-4,500 square feet with 3-5 bedrooms and 2-3.5 bathrooms.
Inside, homes are appointed with hardwood and ceramic flooring, formal dining rooms, formal living rooms and/or private dens, fireplaced great rooms (many with beamed ceilings), sunrooms, and kitchens with dinette areas. Owner’s suites have en suite bathrooms. Finished lower levels (many are coveted walkouts!) include media rooms, kitchenettes, bars, and exercise rooms.
Attached front-entry garages accommodate 2-2.5 cars.
Homesites are sized from 0.31 to 0.67 acres. Some lots have treed or wooded backyards, attracting songbirds and offering privacy, shade and significantly cooler al fresco entertaining on hot summer days.
Several streams in the Rocky River East Branch watershed cut through the community (dashed blue lines on the map above), enhancing the natural setting, offering scenic ravined topography, and increasing wildlife sightings.
The two common area parcels designated in yellow on the above map, extend views to abutting homes.
The entrance streets to the main section of the community, Bridgewater Dr and Morning Star Dr, are on the northwest side of Bennett Rd.
In addition to the entrances of Bridgewater Dr and Morning Star Dr, the main community also encompasses the streets of Cottonwood Ln, Ebb Tide Cir, Falls Cir, Mariner Dr, Tanglewood Dr, Waterford Dr, part of Kingston Way (house numbers 12853-13010), and numerous homes along W 130th St (odd house numbers 17721-17911) and Bennett Dr (even house numbers 19000-19370).
The main section is connected to the developments of Spyglass Hill to the northwest and Kingston Way to the northeast.
Located opposite the main community is Phase 9, which comprises a detached subdivision of six homes along Bennett Rd (odd house numbers 19005-19059), the cul-de-sac street of Firefly Dr, and seven homes along the northwest end of Lytle Rd (even house numbers 19478-19540).
All streets have curbs, street trees, and sidewalks on both sides of the street.
This neighborhood is served by the highly-rated North Royalton City School District.
There are no Homeowner’s Association (HOA) fees.

The Fallingwater subdivision is located east of W 130th St off Bennett Rd, in the southwest corner of North Royalton near the border of Hinckley, Brunswick and Strongsville.
Highways are accessible in 8 min to I-71, 11 min to I-80/Turnpike, and 18 min to I-77.
SouthPark Mall and Strongsville’s bustling retail sector is only a 9 min drive.
The North Royalton YMCA is 12 minutes away, featuring a gymnasium with premium free-weights and exercise equipment, cycling studio, yoga studio, an elevated 1/12 mile walking/running track, two-court basketball gymnasium, aquatics center, and an outdoor playground.
As for parks, The Metroparks Mill Stream Run Reservation is 5 min away with trails, rope courses and zip lines, as well as The Chalet, which has two toboggan chutes that are open in the winter. It’s just 12 min to Hinckley Reservation with a 90-acre lake, watersport rentals, hiking trails, and rock climbing.
If you’re a golfer, an array of courses are within 4-12 min: Pine Hills, Valleaire, Briarwood, Hinckley Hills, Ironwood, and Seneca.
