Ashley Woods is a community of roughly 94 homes near Memorial Park and downtown North Royalton Ohio. This subdivision is located 0.3 miles east of State Rd, off the south side of Royalton Rd, and encompasses Ashley Ln, Catherine Ct, Florence Ln, Heather Ln, Jessica Ln, and Kimrose Ln.
Homes were built from 1990-2004.
Traditionally styled facades include Tudor, Victorian-inspired, stately full-brick, full-vinyl, and partial brick/stone.
The ranch, cape cod, and colonial homes of Ashley Woods range from 2,500-4,400 square feet, with 3–5 bedrooms and 2.5–4.5 bathrooms.
Inside, homes are appointed with hardwood flooring, formal dining rooms, private dens and/or formal living rooms, first-floor laundry rooms, and fireplaced great rooms (some are vaulted) that open to kitchens featuring center islands and dinettes with slider access to decks/patios. First or second-floor owner’s suites have walk-in closets, and en-suite bathrooms with walk-in showers, jetted tubs, and dual sink vanities. Finished lower levels (some are coveted walk-outs!) include media rooms, bars, exercise rooms, and storage areas.
Attached front or side-entry garages accommodate 2-3 cars.
Outdoor living is enhanced by custom patios and/or decks and even built-in fire pits.
Backyard fences, above-ground and in-ground swimming pools, playsets, and gardens are permitted.
Homesites are approximately 80′ wide and mainly sized from 0.34 to 0.48 acres. There are some larger lots up to 0.71 acres and one home on 2.83 acres.
Lots may be cleared or have treed or wooded backyards.
There are two HOA-owned common area parcels (yellow parcels on map above), one with a pond, measuring 1.66 and 2.14 acres.
Bordering the community to the west are Swan Lake cluster homes. A common area parcel (orange parcels on above map), most of it treed, measuring approximately 28.4′ wide, offers a buffer to abutting homes.

All streets have mature street trees, curbs, and sidewalks on both sides of the street.
Kimrose Ln is currently a dead-end street, which may be extended with future development opportunities.
Homeowner’s Association (HOA) fees at Ashley Woods are approximately $250 annually.
This development is served by North Royalton City Schools, all within a 5 min drive.

Ashley Woods is in southeast North Royalton along the Broadview Heights border, on the south side of Royalton Rd, 0.3 miles east of State Rd.
Highways are accessible in 11 min to I-77, 14 min to I-71, and 16 min to I-80/Turnpike.
You are conveniently located just 2 min from downtown North Royalton with grocery, gas station, post office, fast food, and banking.
SouthPark Mall and Strongsville’s bustling retail sector is 17 min west.
Memorial Park, a 4 min drive, includes a skate park; baseball fields; tennis, pickleball, basketball and volleyball courts; shelters and picnic areas; a splash pad; and an all-purpose trail.
Additional outdoor recreation opportunities are plentiful! The Metroparks’ Brecksville Reservation, 12 min away, is the largest of the 18 Cleveland Metroparks reservations, offering excellent trails with scenic gorges and waterfalls. Hinckley Reservation is also a 12 min drive with 2,803 acres including twenty miles of all-purpose trails, bridle trails, a 90-acre lake (Hinckley Lake) with a boathouse for water sport rentals, a beach, swimming pool, two smaller fishing ponds also used for ice fishing and skating come winter, stone carvings at Worden’s Ledges, and its most notable feature–the porous sandstone outcroppings of Whipp’s Ledges. Hinckley Reservation is also home to the annual festival known as Buzzard’s Day, which celebrates the return of the turkey vulture to the area around mid-March. Mill Stream Run Reservation in Strongsville is 13 min away with trails, rope courses and zip lines, as well as The Chalet, which has two toboggan chutes that are open in the winter.
The North Royalton YMCA is 6 min north, featuring a gymnasium with premium free-weights and exercise equipment, cycling studio, yoga studio, an elevated 1/12 mile walking/running track, two-court basketball gymnasium, aquatics center, and an outdoor playground.
Golfers will appreciate being 8 min to Briarwood, 9 min to Hinckley Hills and Seneca, 10 min Ironwood and Valleaire, 12 min to 11 min to Sleepy Hollow, and 13 min to Pine Hills.
