About Viewpoint in North Royalton
Viewpoint is a new construction community of 15 custom-built luxury homes along cul-de-sac streets surrounded by 16 acres of forested conservation land in North Royalton, Ohio.
Viewpoint is located off the southern side of Harley Hills Dr (through Harley Hills Estates), which is accessible from the east side of York Rd or via Julia Dr (off the west side of Ridge Rd).
This subdivision comprises 15 lots on two unconnected streets: 13 homesites along the cul-de-sac street of Margaret Dr, and two lots on Cartwright Pkwy cul-de-sac.
Plans were approved by The North Royalton Planning Commission in late 2021. Tree clearing began in October 2021 and streets were completed in late 2022. Sidewalks will be added as homes are completed.
Minimum square footage (not including basements) is 3,000 for ranches and 3,500 for 2-story homes.
The subdivision encompasses 39 acres with two forested conservation easements (green parcels on plat map above) where construction is prohibited — “Block A” along the north end is roughly 5 acres; the southern parcel “Block B” is nearly 12 acres.
Spacious lots measure between 0.62 and 3.92 acres with scenic sloping topography with potential for walkout basements.
The elevation of Viewpoint’s homesites could reach 1110 feet, offering spectacular views stretching west past Strongsville Mall and south over Hinckley treetops. We can personally attest to the incredible views; we’ve lived in the adjacent Harley Hills Estates since 2009!
This neighborhood is served by the highly-rated North Royalton City School District.
Homeowner’s Association (HOA) fees at Viewpoint are approximately $300 annually.

Highways are accessible in 10 min to I-71, 12 min to I-80/OH-Turnpike, and 13 min to I-77.
You are just 12 min from SouthPark Mall and Strongsville’s bustling retail sector for access to local dining and retail.
The North Royalton YMCA is 7 min away, featuring a gymnasium with premium free-weights and exercise equipment, cycling studio, yoga studio, an elevated 1/12 mile walking/running track, a two-court basketball gymnasium, aquatics center, and an outdoor playground.
The Metroparks’ Mill Stream Run Reservation is 8 min away with trails, rope courses and zip lines, and toboggan chutes.
