About Huntington Park in North Royalton

The Huntington Park subdivision in North Royalton Ohio is a community of 44 semi-custom and custom luxury homes located off the north side of Royalwood Rd, a half-mile east of State Rd.

Phase 4 of Huntington Park, which includes seven lots along the cul-de-sac of Angelina Dr, is currently underway. As of late 2023, Phase 4 lots were yet available for sale. Upon completion, the community will have 51 homes.

The 44 homes of Phases 1-3 were built from 2008-2020 by Drees Homes (a production builder that offered eight semi-customizable floorplans), and Zillich Homes, a custom builder.

Facades include stately full brick/stone, traditional partial brick/stone, and homes styled as contemporary cottage or modern farmhouse with brick/stone and board and batten/shake/vinyl. Many homes have matching brick or stone mailboxes, adding to their curb appeal.

Homes mainly range in size from 2,700 to 5,500+ square feet, with 4–5 bedrooms and 2.5–4.5 bathrooms.

Amenities include hardwood flooring, dramatic two-story foyers with open staircases, first-floor guest/in-law suites, formal dining rooms, formal living rooms and/or private dens, and fireplaced great rooms (some are two-story) with floor-to-ceiling windows that open to kitchens with granite or quartz countertops, oversized islands with breakfast bar seating, walk-in pantries, and dinette areas. First or second-floor owner’s suites have walk-in closets, and glamour baths with tiled walk-in showers, soaking tubs, dual sinks/vanities, and enclosed lavatories. Second-floors include lofts/bonus rooms. Finished lower levels include media rooms, kitchens/kitchenettes, bars, and exercise rooms. Attached side-entry garages accommodate 2-4 cars.

Generously sized, cleared homesites range from 0.39 to 0.55 acres.

Two wooded common area parcels (yellow sections on above map) at the south end of the subdivision offer privacy and treed views for adjacent homes. The northern greenspace parcel is occupied by an elongated pond.

The entrance on Angelina Dr is flanked on the left by a landscaped bed with masonry signage encased by brick pillars topped with spherical capping stones.

Mature trees and a row of spruces continue along each side of the street until the first home, about 450 feet from the entrance, so no homes border the main road.

In addition to Angelina Dr, the subdivision also encompasses the streets of Bridget Dr, Marcella Dr, and Nicole Pl.

The community has street trees, curbs, and sidewalks along both sides of the street.

Huntington Park is not connected to any other community and has no outlet, so traffic is limited to residents and their guests.

However, several plots of land to the east are owned by developers. Bridget Dr and Nicole Pl have undeveloped cul-de-sacs, which could be extended with future development opportunities.

NOTE: There are some natural gas and oil wells (orange dots on above map) on properties in or near this subdivision. Due to visual encumbrance or concerns of health and safety, proximity to gas and oil wells can negatively impact home sales/values. On the flip side, residents can often yield reduced property tax values through the board of revisions.

Directly north of the community is vacant land owned by the North Royalton BOE, which was previously the site of the elementary school.

Bordering Huntington Park to the west is the community of Villa Grande. Across the street are Eagle Chase and Eagles West.

This neighborhood is served by the highly-rated North Royalton City School District.

Homeowner’s Association (HOA) fees at Huntington Park are approximately $300 annually.

Convenient Location

Huntington Park is a development in eastern North Royalton Ohio, along the border of Broadview Heights. It is located on the north side of Royalwood Rd, a half-mile east of State road.

You are roughly 25 minutes to downtown Cleveland, Medina and Fairlawn. Access to I-77 is 9 min away and I-71 is 14 min.

This subdivision is conveniently located just 5 min from downtown Broadview Heights for quick access to local dining and retail. SouthPark Mall and Strongsville’s bustling retail sector is only 16 min west.

The North Royalton YMCA is 4 minutes north, featuring a gymnasium with premium free-weights and exercise equipment, cycling studio, yoga studio, an elevated 1/12 mile walking/running track, two-court basketball gymnasium, aquatics center, and a playground.

As for parks, Brecksville Reservation is only 11 min away. It is the largest of the 18 Cleveland Metroparks reservations, offering excellent trails with scenic gorges and waterfalls. The Metroparks Mill Stream Run Reservation is 12 min away with trails, rope courses and zip lines, as well as The Chalet, which has two toboggan chutes that are open in the winter. West Creek Reservation in Parma is a 14 min drive for mountain bike trails, hiking and paved trails, and picnic pavilions.

If you’re a golfer, you are only 8 min to Briarwood and Seneca, 9 min to Hinckley Hills, 10 min to Valleaire, 11 min to Sleepy Hollow, and 13 min to Pine Hills.
