About Villa Grande in North Royalton

Villa Grande is an established community of 81 single-family homes with treed or wooded backyards in North Royalton, Ohio. This subdivision is located a half-mile east of State Rd off the south side of Wallings Rd and comprises Villa Grande Dr, Poplar Ln, White Bark Cir, and 16 homes on Lisa Ln (house numbers 4545-4590 & 11470-11501).

These homes were built from 1980-1992 by Highland Construction and Zillich Homes.

Homes include ranch, split-level, cape cod, and colonial floorplans that mainly range from 1,500-3,500 square feet with 3-4 bedrooms and 2.5-4.5 bathrooms.

Inside, many homes have been updated/renovated. Amenities include hardwood and ceramic flooring, first-floor laundry rooms, formal dining rooms, formal living rooms and/or private dens, fireplaced great rooms, and kitchens with pantries and dinette areas. Owner’s suites have en suite bathrooms. Finished lower levels include media rooms, kitchens/kitchenettes, bars, and exercise rooms.

Attached garages, most are front-entry, accommodate 2-3 cars.

Homesites measure approximately 114′ wide and mostly sized around 0.39 acres. There are also some larger lots up to 2.08 acres.

Most lots boast wooded backyards and even side yards offering privacy, shade and significantly cooler al fresco entertaining on hot summer days.

Chippewa Creek flows across the center of this community (dashed blue line on above map).

Two cleared common area parcels owned by the HOA (yellow plots within the red boundary) extend open space views of abutting homes.

🛢️NOTE: There is a natural gas and oil well near the northwest end of the development (orange dot on map above). Due to health and safety concerns, proximity to gas and oil wells can negatively impact home values. On the flip side, surrounding residents can often yield reduced property tax values through the board of revisions.

Poplar Ln and White Bark Cir have cul-de-sacs.

All streets have curbs and sidewalks on both sides of the street.

Much of this development is surrounded by other residential communities. The northeast side of Villa Grande Dr will soon be bordered by the new construction community, Valley Vista cluster homes. White Bark Cir abuts Maple Lane subdivision. To the southeast is Huntington Park.

To the west, Lisa Ln adjoins State Woods subdivision, which has an entrance off State Rd, offering another accessway.

Homeowner’s Association (HOA) fees at Villa Grande are approximately $100 annually.

Residences are served by the highly-rated  North Royalton City School District.

Location & Nearby Amenities

The subdivision of Villa Grande is located in the northeast quadrant of North Royalton, Ohio, off the south side of Wallings Rd, a half-mile east of State Rd.

Highways are accessible in 8 min to I-77, 13 min to I-71, and 16 min to I-80/Turnpike.

Conveniently located a half-mile west at the intersection of Wallings and State Roads is a Drug Mart, Hop Hing Chinese takeout, Blue Monkey Brewing Company, Cleats sports bar, Joe D’s Beverage, Marco’s Pizza, and Sunoco gas station.

The North Royalton YMCA is 3 min drive, featuring a gymnasium with premium free-weights and exercise equipment, cycling studio, yoga studio, an elevated 1/12 mile walking/running track, two-court basketball gymnasium, aquatics center, and an outdoor playground.

As for parks, Memorial Park is a 5 min drive and includes a a splash pad, skate park, ball fields and courts; pavions, and an all-purpose trail. The Metroparks’ Mill Stream Run Reservation is 11 min away with trails, rope courses and zip lines, as well as The Chalet, which has two toboggan chutes that are open in the winter. West Creek Reservation in Parma is a 12 min drive for mountain bike trails, hiking and paved trails, and picnic pavilions. Brecksville Reservation, the largest of the Cleveland Metroparks reservations, offering excellent trails with scenic gorges and waterfalls, is 13 min east.

Golfers have an array of courses within 9-15 min: Seneca, Briarwood, Hinckley Hills, Ironwood, Valleaire, Sleepy Hollow, and Pine Hills.
