Prince Charles Estates (also called Royalview Estates or Royal-State Subdivision) is a community of 112 single-family homes in North Royalton, Ohio.

This development is located 0.4 miles east of State Rd, off the north side of Royalton Rd. It comprises the residential streets of Monica Dr, Prince Charles Dr, Sir John Ave, Sir Richard Ave, and Sir Robert Ave.

Homes were built in three phases from 1977-1999 by builders including Callas Homes, Evergreen Builders, Hilltop Homes, and Zepkin Builders.

Facades include Colonial Revival, Cape Cod, Contemporary and Mid-Century Split-Level, Neo-Colonial, Ranch, Transitional, and Tudor architecture.

Floorplans include 1-story (ranch), 1.5-story, split-level, and 2-story styles ranging from 2,000-3,900 above-grade square feet with 3-5 bedrooms and 2.5-4.5 bathrooms. Including finished basement space, these homes can total 5,000 square feet.

First-floor amenities and principal rooms include hardwood or LVP flooring, laundry rooms, front-entry foyers (some are two-story), formal dining rooms, private dens and/or formal living rooms, and fireplaced great rooms (some are vaulted) that open to kitchens featuring granite countertops, a pantry, and dinette area with slider access to a sunroom or deck/patio.

Owner’s suites (primarily located on the second floor of split-level and 2-story homes) have walk-in closets and ensuite bathrooms with dual-sink vanities, walk-in showers, and jetted tubs.

Finished lower levels may include rec rooms, bars, media rooms and exercise rooms.

Attached front or side-entry garages accommodate 2-4 cars.

Lots measure approximately 100′ wide and sized from 0.39 to 0.93 acres.

Most backyards have flat topography–ideal for lawn games, gardens, playsets, sheds, and swimming pools–and a canopy of mature deciduous trees, providing shade, privacy, and the soothing sounds of birdsong.

With only one entrance and no connection to another subdivision, traffic is limited to residents and their guests.

Streets are lined by lantern-style streetlights, mature street trees, curbs, and sidewalks.

Currently, Prince Charles Dr has a dead end, which may be extended with future development opportunities.

Residences are served by North Royalton City Schools, all within a 5 min drive.

This development has no Homeowner’s Association (HOA) fees.

Bordering the community to the east is Hunters Creek, and to the north are Eagle Chase and Eagles West.

Brecksville Reservation, 12 min away, is the largest of the 18 Cleveland Metroparks reservations, offering excellent trails with scenic gorges and waterfalls. Hinckley Reservation is also a 12-min drive with 2,803 acres including twenty miles of all-purpose trails, bridle trails, a 90-acre lake (Hinckley Lake) with a boathouse for water sport rentals, a beach, swimming pool, two smaller fishing ponds also used for ice fishing and skating come winter, stone carvings at Worden’s Ledges, and its most notable feature–the porous sandstone outcroppings of Whipp’s Ledges. Mill Stream Run Reservation in Strongsville is 13 min away with trails, rope courses and zip lines, and toboggan chutes.

The North Royalton YMCA is 6 min north, featuring a gymnasium with premium free weights and exercise equipment, cycling studio, yoga studio, an elevated 1/12 mile walking/running track, a two-court basketball gymnasium, aquatics center, and an outdoor playground.

Golfers are 13 min or less from numerous courses: Briarwood, Hinckley Hills, Seneca, Ironwood, Valleaire, Sleepy Hollow, and Pine Hills.
