Nottingham Woods is an upscale development of 73 single-family luxury homes with half-acre+ lots and treed or wooded backyards in North Royalton, Ohio.
This subdivision is located off the east side of Bennett Rd, a half mile south of Drake Rd. It comprises the residential streets of Buckingham Shire, Friar Post, Nottingham Pkwy, and eight homes along the north end of Rye Gate Dr.

These homes were constructed in two phases from 1995-2001 by semi-custom and custom builders including Cosmopolitan Homes, Golden Design Group, and Odyssey Homes.
The streetscape showcases Cape Cod, Colonial Revival, Neo-Colonial, Ranch, Transitional and Victorian-inspired architecture, with most facades constructed of full brick or brick/stone accents.
Homes include 1-story (ranch), 1.5-story, and 2-story styles ranging from 2,300-3,500 above-grade square feet with 3-5 bedrooms and 3-4.5 bathrooms. Including finished basements, these homes can total 5,300 square feet.
First-floor amenities and principal rooms include hardwood or LVP flooring, laundry rooms with utility tubs, front-entry foyers (many are two-story with open staircases), formal dining rooms with tray ceilings, formal living rooms and/or private dens, and fireplaced great rooms (some are two-story or vaulted) that open to large kitchens with granite or quartz countertops, a t breakfast bar, walk-in pantry, dinette area and/or morning/hearth room, and a sunroom/4-season room (some homes).
Owner’s suites (located on either the first or second floor of two-story homes) include walk-in closets and ensuite bathrooms with dual sinks/vanities, walk-in showers, soaking tubs, and enclosed commodes.
Finished lower levels (some are coveted walkouts!) may have rec rooms, bars, media rooms, and exercise rooms.

Spacious lots measure approximately 100′ wide and are sized from 0.46 to 2.2 acres.

Nearly every backyard is treed or partially to heavily wooded, attracting songbirds and offering privacy, shade and significantly cooler outdoor enjoyment on hot summer days.
Numerous lots have scenic rolling topography.
Some homes abut common area (designated in yellow on above-illustrated map) owned by Nottingham Woods (within the red border) or the neighboring HOA, providing added space and seclusion from surrounding homes.
Seven homes abut a 3.21-acre parcel of HOA-owned greenspace with a large pond, providing serene water views and on-site opportunities for non-motorized boating or stand-up paddleboarding.
A tributary stream of the East Branch of the Rocky River (dashed blue line on illustrated map above) crosses the west end of the community. However, this waterway does not impose any additional flood hazards/zones.
The entrance to Nottingham Pkwy is designated by a landscaped bed with signage.
Streets are lined with curbs, sidewalks and street trees.
Buckingham Shire and Friar Post end in permanent cul-de-sacs.
To the south, Rye Gate Dr adjoins Devonshire Woods.
Nottingham Woods is bordered by the gated 55+ active adult community Greenbriar at River Valley to the east, and Timberlane Estates to the southeast.
To the southwest is a vacant 23-acre forested parcel owned by the Board of Education.
This neighborhood is served by the highly-rated North Royalton City School District.

Nottingham Woods is located in southwest North Royalton, off the east side of Bennett Rd, a half mile south of Drake Rd.
Highways are accessible in 9 min to I-71, 15 min to I-80/Turnpike, and 17 min to I-77.
SouthPark Mall and Strongsville’s bustling retail sector are only a 10-min drive.
