Pine Hill is a upscale community of custom-built luxury homes with adjacent parkland in North Royalton Ohio, located 0.4 miles north of Wiltshire Rd, off the east side of State Rd.

Homes were custom-built by Dutch Valley Homes, Edgewood Homes, Keystate Homes, Petros Homes, and Republic Construction. They were constructed beginning in 2007, with lots still available for new builds as of late 2023. Upon completion of Phase II, there will be roughly 72 homes.
Facades include contemporary cottage or modern farmhouse designs with brick/stone accents and traditional styles with full or partial brick/stone.
Many homes have matching brick or stone mailboxes, adding to their curb appeal.
Colonial and cape cod homes mainly range from 3,000-5,800+ square feet, 4-5 bedrooms and 3-5.5 bathrooms. Ranch homes range from 2,200 to 3,200 square feet, with 3-4 bedrooms and 2.5-4 bathrooms.
Inside, homes are appointed with hardwood flooring, dramatic two-story foyers with open staircases, formal dining rooms with tray ceilings, private dens, first-floor guest/in-law suites, first or second-floor laundry rooms with utility tub, and fireplaced great rooms with floor-to-ceiling windows that open to kitchens featuring granite or quartz countertops, oversized islands with breakfast bar, walk-in pantries, and dinettes. First or second-floor owner’s suites have walk-in closets, and glamour baths with tiled walk-in showers, soaking tubs, dual sinks/vanities, and enclosed commode. Second-floor lofts/bonus rooms. Finished lower levels (some are coveted walk-outs) include media rooms, kitchens/kitchenettes, bars, and exercise rooms. Side-entry garages accommodate 2-4 cars.
Outdoor living is enhanced by custom patios and/or decks, verandas, firepits, and professional landscaping.
The square-shaped lots of Phase 1 (4620-5460 Brookhaven Dr) generally measure 140′ wide and 142′ deep, ranging from 0.46 to 0.59 acres.
At the east end of the development, Phase 2 lots (4214-4581 Brookhaven Dr) measure approximately 100′ wide and ≥150′ deep, ranging from 0.46 to 0.73 acres.
Some homesites offer treed backyards.
Most of Brookhaven Dr is neighbored by wooded residential parcels, offering lush backdrops.
Common area parcels owned by the HOA (yellow parcels on map above) extend open space or wooded views of abutting homes.
The southeast corner of Brookhaven Dr and its cul-de-sac is bordered by 86 acres of densely forested parkland owned by the Metroparks (green section on above map), providing endless nature views.

The entrance on Brookhaven Dr is flanked on both sides by landscaping and terracotta-colored brick signage walls and pillars.
In addition to Brookhaven Dr, the subdivision also encompasses Glenbrook Cir. Both streets have sidewalks, curbs, and a cul-de-sac.
Pine Hill is not currently connected to any other community, so traffic is limited to residents and their guests. However, there are two stub streets off Brookhaven Dr (Ashford Ln and Woodmont Ln), which may be extended with future development opportunities.
The neighborhood is serviced by the highly-rated North Royalton City Schools.
Homeowners Association (HOA) fees at Pine Hill are approximately $130 annually.

The development of Pine Hill is in southeast North Royalton, along the Broadview Heights border, off the east side of State Rd between W Edgerton and Wiltshire roads.
This subdivision is ideal for commuting! You are roughly 25 minutes to downtown Cleveland, Medina and Fairlawn. Access to I-77 and I-71 are both only 11 min away.
You are conveniently located just 8 min from downtown Broadview Heights for quick access to local dining and retail. SouthPark Mall and Strongsville’s bustling retail sector is only 14 min west.
Heavenly Hills Farm and Market is north of the community for fresh produce and family fun come autumn.
The North Royalton YMCA is 7 minutes north, featuring a gymnasium with premium free-weights and exercise equipment, cycling studio, yoga studio, an elevated 1/12 mile walking/running track, two-court basketball gymnasium, aquatics center, and a playground.
As for parks, Brecksville Reservation is only 10 min away. It is the largest of the 18 Cleveland Metroparks reservations, offering excellent trails with scenic gorges and waterfalls. The Metroparks Mill Stream Run Reservation is 11 min away with trails, rope courses and zip lines, as well as The Chalet, which has two toboggan chutes that are open in the winter. Cuyahoga Valley National Park is 16 min away, offering 33,000-acres with hiking trails, bike paths, a scenic railroad, and a vast array of flora & fauna.
