Pine Hill is an upscale community of 71 custom-built and semi-custom luxury homes with adjacent parkland in North Royalton, Ohio.
This subdivision is located 0.4 miles north of Wiltshire Rd, off the east side of State Rd, and encompasses the residential streets of Brookhaven Dr and Glenbrook Cir.

Pine Hill homes were built between 2007-2026. Most Phase 1 homes were completed by 2017. Phase 2 (31 homes along the eastern end of the development) was constructed from 2022-2026.
These homes were constructed by numerous builders including Banyan Designer Homes, Drees Homes, Dutch Valley Homes, Edgewood Homes, Keystate Homes, Petros Homes, Republic Construction, and Ridgeline Homes.
Facades include Colonial Revival, contemporary cottage, French Country, modern farmhouse, and transitional designs with full brick/stone or brick/stone accents.
Homes include ranch and two-story floorplans ranging from 2,500-4,500 above-grade square feet 3-5 bedrooms and 3-5.5 bathrooms. With finished basements, these homes can total 6,300 square feet.
First floor amenities and principal rooms include hardwood or LVP flooring, a front-entry foyer (some are two-story), formal dining room with tray ceiling, private den, and a fireplaced great rooms (many are two-story) with floor-to-ceiling windows that open to kitchens featuring granite or quartz countertops, an oversized island with breakfast bar, walk-in pantry, and dinette area.
First or second-floor owner’s suites have a walk-in closet and an ensuite bathroom with dual sinks/vanities, a soaking tub and/or tiled walk-in shower, and enclosed commode.
Some homes have a first-floor guest/in-law suite.
Laundry rooms are located on the first or second floor.
Second levels may have lofts/bonus rooms.
Finished lower levels (some are coveted walkouts!) can include media rooms, kitchens/kitchenettes, bars, and exercise rooms.
Side-entry garages accommodate 2-4 cars.
Outdoor living is enhanced by custom patios and/or decks, verandas, firepits, and professional landscaping.
The square-shaped lots of Phase 1 (4620-5460 Brookhaven Dr) generally measure 140′ wide and 142′ deep, ranging from 0.46 to 0.59 acres.
At the east end of the development, Phase 2 lots (Glenbrook Cir & 4214-4581 Brookhaven Dr) measure approximately 100′ wide and ≥150′ deep, ranging from 0.46 to 0.73 acres.
Some homesites offer treed backyards.
Most of Brookhaven Dr is neighbored by wooded residential parcels, offering lush backdrops.
Common area/greenspace parcels owned by the HOA (yellow areas on above-illustrated map) extend views of meadows or forests to abutting homes.
The east and southeast end of Brookhaven Dr and its cul-de-sac is bordered by 86 acres of densely forested parkland owned by the Metroparks (green section on above map), offering privacy and endless woodlands.
This community is intersected by several small creeks and the East Branch Rocky River. The latter meanders near the northeast corner of Brookhaven Dr, where there is a flood hazard. However, these homes are not within the flood hazard. View FEMA Flood Map.
Stream-adjacent lots may offer scenic rolling topography.

The entrance to Brookhaven Dr is flanked on both sides by landscaping and terracotta-colored brick signage walls.
Brookhaven Dr and Glenbrook Cir have sidewalks, curbs, and permanent cul-de-sacs.
Many homes in Phase 1 have matching brick or stone mailboxes, adding to their curb appeal. Post for Phase is delivered to a mailbox kiosk.
Pine Hill is not currently connected to any other community, limiting traffic to residents and their guests. However, there are two stub streets off Brookhaven Dr (Ashford Ln and Woodmont Ln), which may be extended with future development opportunities.
The neighborhood is served by the highly-rated North Royalton City Schools, all of which are conveniently within a 4-6 min drive.

The Pine Hill subdivision is located along the Broadview Heights border in southeast North Royalton, off the east side of State Rd, between W Edgerton and Wiltshire Roads.
This subdivision is ideal for commuting! You are roughly 25 minutes to downtown Cleveland, Medina and Fairlawn. Access to I-77 and I-71 are both only 11 min away.
You are conveniently located just 8 min from downtown Broadview Heights for quick access to local dining and retail. SouthPark Mall and Strongsville’s bustling retail sector is only 14 min west.
Heavenly Hills Farm and Market is north of the community for fresh produce and family fun come autumn.
