About Cambridge Park in North Royalton
Cambridge Park (aka North Boston Subdivision) is a community of 86 semi-custom luxury homes in southwest North Royalton, Ohio.
This subdivision is located near the northeast corner of Lytle Rd and Boston Rd, with entrances off each. It comprises the residential streets of Beckenham Rd, Queensbridge Ln, and Whitestone Ct, and one home at 19657 Lytle Rd.
Homes were constructed in two phases from 1994-2001 by builders including Candlelight Homes, LDA Custom Homes, Panorama Homes, and Partridge Housing.
The streetscape showcases complementary Colonial Revival, Neo-Colonial, Ranch and Transitional architecture, with most facades featuring full brick or brick accents.
Homes include 1-story (ranch), 1.5-story, and 2-story floorplans ranging from 2,200-3,300 above-grade square feet with 4-5 bedrooms and 3-4.5 bathrooms. Including finished basements, these homes can total 4,400 square feet.
First-floor amenities and principal rooms include hardwood or LVP flooring, front-entry foyers (many are two-story with open staircases), formal dining rooms with tray ceilings, formal living rooms and/or private dens, sunrooms/4-season rooms (some homes), and fireplaced great rooms (some are two-story/vaulted) that open to kitchens with granite or quartz countertops, a center island with breakfast bar, a pantry, and dinette area.
Owner’s suites (located on the first-floor of 1.5-story homes; on the second floor of 2-story homes) include vaulted ceilings, walk-in closets, and ensuite bathrooms featuring walk-in showers, soaking/jetted tubs, dual sinks/vanities, and enclosed commodes.
Second-floor lofts are included in 1.5-story homes.
Finished lower levels (a few homes have coveted walkouts!) may have rec rooms, bars, media rooms and/or exercise rooms.
Attached front-entry or side-entry garages accommodate 2-3 cars.
Outdoor living is enhanced by custom patios and/or decks, professional landscaping, and firepits.
Homesites feature varied tree cover, with backyards that may be cleared, lightly treed or wooded.
Lots measure approximately 100′ wide and primarily range from 0.39 to 0.59 acres. There are also a few larger lots up to 0.76 acres.
HOA-owned common area parcels are designated in yellow on the above-illustrated map.
A small tributary stream of the East Branch Rocky River meanders across the southeast corner of the development, offering rolling topography to adjacent properties. This waterway does not impose any additional flood hazards.
The entrances to Beckenham Rd and Queensbridge Ln are ornamented by a landscaped bed with masonry signage.
All streets are lined by curbs, sidewalks and street trees.
Beckenham Rd and Whitestone Ct have permanent cul-de-sacs.
Homeowner’s Association (HOA) fees at Cambridge Park are approximately $250 annually.
Residences are served by the highly-rated North Royalton City School District.
This subdivision adjoins Devonshire Woods to the north via Spindlewood Ct.
To the east is Timberlane Estates.
