This subdivision is located 0.2 miles south of Albion Rd, off the west side of Ridge Rd. Southampton Woods Single-Family Luxury Homes

Southampton Woods contains roughly 200 custom-built single-family luxury homes along the streets of Andover Ln, Berkeley Ln, Bristol Ct, Chelsea Ct, Essex Cir, Falmouth Cir, Hampshire Ct, Hempstead Ln, Lexington Ct, Malvern Dr, Southampton Dr, Washington Ave, Wilton Ln, Woodbury Ln, and four homes on the east end of Chesterton Ln.

These single-family homes were built in multiple phases from 1990-2002 by custom builders including Dream Builders, River Valley Home Builders, Sandvick, Star-Lite, and William Bailey Construction Co.

Architectural styles include Colonial Revival, Contemporary, Neo-Colonial, Transitional and Tudor, primarily constructed with facades of full brick or brick/stone accents.

This mix of builders and architectural designs offers an interesting and unique streetscape – far from your typical production-built “cookie-cutter” development.

Single-family homes include 1-story (ranch), 1.5-story, and 2-story floorplans ranging from 2,500-3,600 above-grade square feet with 3–5 bedrooms and 2.5–5.5 bathrooms. Including finished basements, these homes can total 5,500 square feet.

First-floor amenities and principal rooms include hardwood or LVP flooring, laundry rooms, front-entry foyers (many are two-story with turned staircases), formal dining rooms, formal living rooms and/or private dens, and fireplaced great rooms (some are two-story or vaulted) that open to large kitchens featuring granite or quartz countertops, a center island, breakfast bar, walk-in pantry, and dinette area.

Owner’s suites (primarily located on the second level of 2-story homes) include vaulted ceilings, walk-in closets, and ensuite bathrooms with dual sinks/vanities, walk-in showers, soaking tubs, and enclosed commodes.

Finished lower levels (many are coveted walkouts!) may have rec rooms with kitchenettes and/or bars, media/theater rooms, and exercise rooms.

Attached front or side-entry garages accommodate 2-4 cars.

Outdoor living is enhanced by custom patios and/or decks, firepits, and pergolas.

Backyard fences, sheds, playsets, and in-ground swimming pools are permitted.

Most backyards are treed or partly wooded.

Generously sized single-family lots measure approximately 100′ wide and ≥170′ deep. Most lots are sized from 0.36 to 0.71 acres. A few homes have larger/double lots totaling 0.94 to 2.08 acres.

Common area parcels are designated in yellow on the above-illustrated map.

Several small creeks intersect this development. However, they do not impose any additional flood zones/hazards.

The creek flowing between Andover Ln and Wilton Ln offers scenic sloping topography.

There is one direct entrance to the community from Ridge Rd via Southampton Dr. It is flanked by burgundy brick pillars and a brick signage wall.

This subdivision is also accessible from York Rd via Washington Ave through Bunting Tree condo community (to the west).

Streets with single-family homes are lined by mature street trees, curbs, and sidewalks along both sides of the street.

To the west, Chesterton Ln adjoins Hampton Reserve.

Bordering Southampton Woods to the south are the homes of Maple Ridge Dr and Ivy Ridge.

Southampton Woods Cluster Homes

Southampton Woods has 118 freestanding limited-maintenance cluster homes along Claridge Ct, Montridge Ct, Sedgewick Ct, and Washington Ave, as well as four units along the south end of Woodbury Ln.

Southampton Woods cluster homes were constructed in three phases from 1997-2006.

Cluster homes are available as 1-story (ranch) or 1.5-story designs ranging from 1,500-2,700 above-grade square feet with 2-3 bedrooms and 2-3.5 bathrooms. Most homes have basements. Including finished basements, these homes can total 3,900 square feet.

First-floor amenities and principal rooms include laundry rooms, private offices and/or 4-season rooms, open-concept formal dining areas and fireplaced great rooms (most have cathedral/vaulted ceilings), and kitchens featuring granite or quartz countertops, a breakfast bar, walk-in pantry, and dinette area.

First-floor owner’s suites include vaulted ceilings, walk-in closets, and en-suite bathrooms with walk-in showers, soaking tubs, and dual-sink vanity.

1.5-story floorplans typically have a loft and a guest/teen suite on the second floor.

Full finished lower levels (some are coveted walkouts!) may have rec room with bars, media rooms, and exercise rooms.

Each home has its own driveway and an attached front-entry garage that accommodates 2 cars.

Outdoor living is enhanced by custom patios and/or decks, and firepits.

Backyard fences and sheds are not permitted.

Cluster home lots measure approximately 52′ wide and are sized from 0.9 to 0.13 acres.

Most cluster homes abut a section of HOA-owned common area (yellow areas on the above-illustrated map), much of it wooded.

Some homes abut fountained ponds, offering serene water views and the soothing sound of splashing.

A creek flows just behind homes along the southern end of Montridge Ct, providing scenic, deeply sloping terrain. However, this waterway does not impose any additional flood hazards/zones.

The entrance to Southampton Woods cluster homes is through the adjoining Bunting Tree condo community (to the west) via Washington Ave, off the east side York Rd. Brick-pillared signage designates the community entrance.

Claridge Ct, Montridge Ct, and Sedgewick Ct have permanent cul-de-sacs.

Cluster home streets have sidewalks along one side of the street and curbs.

Mail for cluster homes along Claridge Ct, Sedgewick Ct, Washington Ave, and Woodbury Ln is delivered to individual mailboxes at the end of each driveway. Cluster homes along Montridge Ct utilize cluster box units.

To the north, Woodbury Ln adjoins Hampton Reserve.
